  • Your factors should know the regs for your building. They won't because they are feckless jobbies, but there might be two brain cells there somewhere.   • To add to this: radiators should be installed under windows, if the rads are in the center of the flat (generally just inside the doors of a tenement) it's the sign of a cheap/lazy replacement job. Check the shower pressure when you're viewing the flat. Also check the ventilation of any internal bathroom or wc. Look at the window sills. If the paint there is fucked up then the windows condensate and water runs down them all the time. Check if the old sash and case windows rattle. If the heating is way too high when viewing then it's an indication the property is cold. Look around the sink to see how much care people have taken of the flat. That area is difficult to clean, and the doors and flooring below will often show up. Same with the shower, black mold will stain the grouting. If the flat is top floor, check the top coving for irregularities, these are much more difficult to hide than damp spots. If the flat is ground floor check the windows and doors for locking mechanisms, security is most important. Finally look at the outside of the building for water marks, missing bits of stone etc. They will focus where you want to look when you get inside. I could go on, but better stop this essay now. My two cents is that if your property is newly built, or in this case converted, and the builders have redone the roof, they should have a guarantee on the system. If you can get a copy of that, or at least what manufacturer did the felt. You'll get an easier time of it. Felt roofs aren't common on resi.   • Make sure it's not your factors or cleaners. Officially your close is a fire protected zone, and loose items are not permitted (plants) as you could fall over them in case of a fire and break a leg (or similar). Similarly you can't have things that would add to a fire (so no storing your propane on the landing Hank). Don't know if air fresheners would count, but they could.   • If you're renting, take photos of everything in the flat, you'll need this to fight the estate agents (who act blind when you move in but eagle eyed when you leave). Check where the water and gas shut offs are and be sure you can switch them off now before it becomes an emergency. Check your boiler works before it gets cold. Check all fire alarms and co2 detectors work. If you're renting check that the electric eicr and gas safety checks are up to date. If you've bought (or are renting on the top floor) do a reccy of the roof, fix or report any broken or slipped slates. Check and clean the gutters (or report of the gutters are full of plants).   • I'm not sure this entirely justifies your point of view. I'm not a lawyer, so yada yada yada, however: It's an English decision, so might not carry weight in a Scottish court. Furthermore ring doorbells and CCTV are legal to install and use, however their use is controlled by gdpr if they are pointing in a location which picks up passers by as you said. Here the op only has to prove that the cameras are installed in a way that is for a legitimate purpose. Your case actually mentions that, but in that case it was considered to be installed for forget uses. Securing your home is a legitimate interest. Finally though those situation was of a rear carpark, not a flat stairwell with a secure door. As such the legalities of filming may be quite different from OPs situation. I don't disagree with you necessarily, and thank you for providing a source, but I'm not convinced by that alone.   • There's a few issues there unfortunately. First, renting low devalues the area, landlords can generally bet on a few years vacancy to getting good rents again. By dropping rents you'll be stuck in a 5 year lease earning you nothing. Also you don't always want the shops that pay low rents. You want big chains with property managers and robust finances. Crappy fast food joints that think it's ok to dump barrels of oil into the drains, then go bust with 6 months of rent arrears (then open up down the street, new name, same owner, same Bentley) are going to cost you more than the rent.   • The value in the home report should be the best estimate of the value, and will be based on recent sales, condition etc. There's a lot of gray area though, and home reports are generally rushed and only skin deep. Scotland have it right that a report is required to sell, but the seller has an incentive to pick the cheapest and lowest quality report, as they don't want anything to be found. England pushes the survey price on the buyer, which sucks as you have to invest in every property you are interested in, but it's a better survey for the buyer.   • Talk to your factor first. They are likely to be hopeless, but they might have some information. Then talk to your neighbors, or their landlords. See if it's just your flat, or the whole block that's affected. That will affect what the issue is. Anyone who's lived there for ages will be able to tell you if it's an old issue better than any arsehole in a suit with a fancy degree. Finally, if it's a big issue, get one of those suited arseholes in and have a look. A building surveyor will look more widely than an engineer, but won't be able to comment on structure as much. A rot specialist will pretty much diagnose it as joists rotting at the ends (which in fairness they might be) and hardly look at anything else.   • Condensation is caused by humidity and the temperature in/of the air. Too low a temperature and too high a humidity. It'll form on the coldest surface. There's not much you can do with single glazing, the temperature differential is going to be too high. Also if the building is listed or in a conservation zone there's not always a lot the landlord can do. You can request for secondary glazing to be installed. This introduces a poor version of double glazing. It'll reduce the condensation, but not remove it. The was a plan where you could request these under an energy efficiency regulation, but covid fucked them. It's worth requesting. Who's your agent btw? I might have dealings with those that are factors. The other thing is does your building have many owner/occupiers? If you are making a like with like replacement you'll need listed building consent, but that's a free planning application that's easy enough to do, and I do that crap every other week so I'll give you a hand. If you are trying to change the design or materials though I'd give up now, if it's listed they won't let you do that. Also personally I'd advise to keep the windows and repair them if they are original. The materials these days, and some workmanship just isn't as good.   • Concrete has a lifespan ultimately. I know this more from a building perspective, but it's the same. Water slowly seeps into the concrete, bringing carbon dioxide from the air. This very slowly turns the concrete, which is a strong base material (aka high pH level), acidic. This affects the steel within the concrete, causing it to corrode and expand. Now the concrete is under stress from itself, and because the steel is failing it cannot deal with tensile stresses as well (concrete is amazing at compressive force resistance, but shit under tension, hence the inclusion of steel reinforcement). This will cause cracking, which leads to more water ingress, which accelerates things. I suspect the bridge either wasn't checked that often, or well enough, so wasn't in their radar, then didn't a car hit or crash on the ramp, likely exposing how bad the structure was, or someone finally noticed it and went ..oh shit... by CaptainCaitwaffling (Wed 5th Apr 2023 9:21am)
