  • Flood damage repair can be very expensive. We had a flood from above and it cost our insurance over 50k. Admittedly the damage was extensive. Flat seemed fine until we realised floors were damp, plaster destroyed and extractor fan rendered unsafe to use. Our home insurance provider paid the costs and claimed it back from the neighbours plumbers insurance (plumber caused the damage). I would highly recommend contacting a drying specialist company at the very minimum. Damp remediation is hard going all the best. by within_reach2 (Sat 15th May 2021 5:52pm)
  • I totally agree 2 failed attempts at buying in South Side with offers over 10%. Still remaining optimistic though. I do agree though there is something weird going on. I'm noticing some flats are even coming down in price? While others are going in just over a week.   • Totally echoing the note of interest thing it's utterly pointless. It has no benefit to you as the buyer. It all it does is get the race of blind bidding going. Can't set a closing date if people don't note interest. We have started asking what number seller is looking for and asking if they would consider an offer that day.   • We got ours for valuation a few weeks ago. We bid under and had a few offers back and forth before settling on valuation. Quite a few homes not moving for weeks where as a few months ago everything was going to closing. Personally I wouldn't bid over, lots of houses coming to market every day and quite a few being reduced in price. There's a great plugin for chrome that will show you price changes on Rightmove.   • Hey I totally support the better than zero campaign and totally agree hospitality gets the worst deal of everyone. You're right to be pissed about the conditions. I agree scotrail workers are far from the worst done by However, how far do you take worst done by? Do we consider having a job as a get go, do we then consider guaranteed hours, or moving up yo a job that that pays enough to afford to live and so forth. There's always gunna be someone doing better. However, is there merit in fighting between other people being taken advtage of to a lesser degree? I don't work in hospitality or rail. But I'd support either industry if their workers chose to strike for better conditions.   • Similar theme to us, we got our flat for valuation but only after we decided not to bother offering because we thought sellers would want too much for it. Estate agent called us back a week later and here we are. Though just saw flat next door with 1 bed less and main door sold for just shy of 50k more 1 month later.   • Some pension providers buy commercial property and let is sit and 'accrue value', then you have the small companies doing the same with this idea property only goes up in value. We now have this pseudo ponsi scheme where people make enough 'money' (aka theoretical returns at a given time point) that letting the buildings sit empty is more convenient that it actually being used. It will all backfire after gov has moved heaven and earth to avoid it and its still not enough, when this happens is anyone's guess... Saying that, though, with intrest rate rises looking to be fairly set for next few years. Holding on to property will become a lot less appealing as borrowing costs increase and less people can afford the higher intrest rates on the debt.   • We bought last year and we stopped putting in notes of interest for this reason. It can only go to closing if 2 or more note interest. We also started straight up asking seller what they were after and said we will offer x amount today and it will be valid for 24 hours. We eventually got our flat for valuation after viewing thinking owners would want too much so we didn't bother continuing with it. Deffo do bid early worst they can say is no.   • I don't like the status of the property market either however you can do what we did and just bid what you think it's worth and no more. We told buyers we wouldn't bid at closing and asked what they wanted for flats. If it was too high or they insisted on closing we didn't bid. We got our flat for valuation so it can work. Honestly don't see properties going higher with interest rate rises and Ukraine so I think you'll be grand in a few months time. Houses around me are already slowing in sales.   • Wanted to say thank you after reading this we contacted Edinburgh sash and case who were really prompt in getting back to us with a quote. They're definitely more expensive but only company we spoke to who got back to us on time and waiting list is only a few months opposed to 10 months /year by within_reach2 (Tue 5th Apr 2022 3:18pm)

  • Sadly we all agreed on this contractor however there's been a fair amount of dodgy goings on. I'm now trying to get works properly carried out by dodgy contractor.   • That sounds incredibly frustrating. How much is bill I think our electric bill works out around £3 per quarter per flat. Though now you mention it that seems higher than it should be.   • We also had lead pipes removed recently. We had Scottish water come out and do a test but levels were below the 10ppm. We decided to have the lead removed. Oddly flat below and above us had copper. Just our section was lead. Think it cost around £120 to replace. We replaced with copper pipes so that section can be sealed for life without as much risk of leaking.   • I am honestly not sure why there is two. My partner and I often wonder what that's about. I would be surprised if they're connected. We onky changed out the lead in kitchen and not in bathroom as we will not drink the bathroom water. What may be the connection may just be the feed to the shower? Happy to answer any questions or recommend plumber who changed our pipes. When Scottish water come be sure to ask your neighbours not to flush the toilet so you can get a correct reading.   • My personal take is so many are converting to short term let's there's much less availability for long term. Another major factor is people buying second homes. We sold our flat last year to a elderly couple as a second home. Couple that just moved into our close bought flat as second home.
