  • I own a property in the south side and got an email from the factor one day complaining that my tenant used abusive language and regularly pee in the garden. Told the factor that I'm not his parent and if he uses bad languages and pees where he shouldn't, I'm not going to be the one to teach him manners. Anyway, my point is that people do report this sort of thing to the factors. There isn't much they can do though. by Better_Landlord (Tue 8th Jan 2019 3:35pm)
  • If he didn't piss on the street then Alison street would lose its ambience imho by Better_Landlord (Tue 8th Jan 2019 4:24pm)
  • Fair enough. I'm sure you independently verified what happened before evicting someone from their home? Just to be clear the family in my home has been there 5 years and I've had this one complaint about them. So yeh I'm not going to just believe some random complaint over my paying tenant, because I resepct him and his family. by Better_Landlord (Wed 9th Jan 2019 10:02am)

  • I've got a flat in Govanhill and the close is a total shit hole. It is factored but hacking and cunterson refuse to do anything because one flat (out of 6) has substantial debt with them. I pay a company to clean the clean fortnightly because it was that bad. The company said they can't come anymore because of number of needles their cleaning staff found in the close. Can't blame them Need to sell this place and put the money in an ISA. So much less stress. by Better_Landlord (Thu 21st Mar 2019 5:54pm)
  • Yep. Absolutely awful. by Better_Landlord (Thu 21st Mar 2019 5:55pm)
  • No mate. They keep charging. If you don't pay they attach a notice of potential liability to your title deed that makes it next to impossible to sell without going to auction. The NOPL is on the title deed so is owed by the current owner of the property not the previous owner who ran up the debt. I paid 6k to clear one when I bought it so they would start factoring again. Only for them to stop because of someone else's debt. by Better_Landlord (Thu 21st Mar 2019 7:16pm)
  • I don't doubt there are good factors also with reasonable prices. Just not found any by Better_Landlord (Thu 21st Mar 2019 7:41pm)
  • To factor the property? I'd have to get the other landlords on board and I own two properties for side income and they already take up more time than they should. Don't get me wrong the insides of the flats are a very high standard. Just the common areas are awful. If Govanhill housing association wanted to give me fair market value I'd vote their hand off. by Better_Landlord (Thu 21st Mar 2019 9:00pm)
  • Loads of places are halal in Glasgow. What kind of food are you after? * Akbar - love the giant naans here * Buchara is great. Expensive though * Shish Mahal - claim to have invented chicken tikka masala * Gourmet burger kitchen has halal panko fried chicken * Handmade burger company has halal items on its menu * Cafe Parma has halal chicken * Steak and cherry have halal items on the menu * Cook and Indies world buffet (but it's not great unless you like buffets) * Couple of halal KFCs in Glasgow as well if you're into that sort of thing. * Las iguanas is halal and supposed to be great. I've not been but family have and rate it highly. Can't think of anymore just now by Better_Landlord (Sat 30th Mar 2019 10:32pm)

  • I fucking hate NL council. Every year they want evidence of the Wife's student status even though the letter the uni gives covers the full 4 years. I didn't get the letter asking for it this year so they cancelled the 25% discount and won't listen. Total cunts by Better_Landlord (Sun 31st Mar 2019 11:32am)

  • I had a tenant negotiate his rent down £25 per month. I accepted on the promise that they pay their rent on time every month. They still don't pay it on time but usually by the end of the month. Could be worse. by Better_Landlord (Thu 25th Apr 2019 10:40am)
  • Things aren't always that simple. He could stop paying his rent and would take me the best part of a year to get him out. Could take him to court but can't enforce a money order when someone has no money or has gone back to their home country. by Better_Landlord (Fri 26th Apr 2019 1:15pm)
  • Yep that's what happened. If I said no he would have either moved out and I'd have to go through the time and expense of finding a new tenant who may have been worse. Better the devil you know...he pays his rent eventually. Or he would have stopped paying rent and I'd get him out a year or so later. I generally rent out in shitty areas so don't have the best tenants. I like to rent out to people who have little to no credit history due to just coming into the country. If you think I'm a mug for reducing this family's rent by £25 a month then so be it. by Better_Landlord (Fri 26th Apr 2019 3:20pm)
  • If it's the flats I'm thinking of then run by Better_Landlord (Wed 1st May 2019 7:04pm)
  • I didn't recommend she does this just because landlords (I am one) are scumbags ( I try not to be) And the whole setting up and paying utilities and then cancelling them when they leave etc. is such a hassle and I'd probably end up doing most of it. Her dad's pretty well off so not sure the cost is an issue. by Better_Landlord (Thu 2nd May 2019 5:45pm)
  • Well all bills are included in £179 per week and she has her own kitchen so it's a studio apartment. I didn't think that was too bad. They have cheaper options. by Better_Landlord (Thu 2nd May 2019 6:08pm)
  • I reckoned that between TV license, contents insurance, heating and electric, internet, and then having to deal with a sleazy landlord or letting agent it might be better to go for dedicated student flats. She's not keen on a flat share. This place is a studio apartment with an individual kitchen and en suite and all the above included. The cost isn't really an issue. It's within her (dad's) budget. I just wanted to make sure there were no horror stories about the place by Better_Landlord (Thu 2nd May 2019 7:11pm)
  • Thanks that's helpful. I did suggest the official UofG halls but they weren't swanky enough for her by Better_Landlord (Thu 2nd May 2019 7:22pm)
  • Fair enough. Anyone I know who was in a shared apartment in 1st UG had a horrid time as there was always someone who they didn't get along with or was a messy fuck. Was much better in second year when they made friends in their course and shared with them. Also her Dad is spending an obscene amount of money on fees for her so he's probably keen that she does as well as she can. She will always have her cool aunt and uncle to hang out with though if she gets lonely... by Better_Landlord (Thu 2nd May 2019 10:01pm)
  • I actually did point this out to her Dad. His thinking behind it being further away was that if it was close then regardless of weather she would walk because there wouldn't be a bus for a really short walk so she might walk in awful weather. But if she's a bit further away then she will always take the bus and be protected. Was some impressive logic that hah. Also if anyone else is reading this, it isn't my decision this. I'm just helping to make sure what they've chosen isn't a total disaster. by Better_Landlord (Thu 2nd May 2019 11:08pm)

  • I feel in general masters degrees will have a high percentage of overseas students. It's an easy way to have a degree that will be more recognised in the UK for job hunting. I know when I did my master's it was almost all Indian students. Some were incredibly clever and have gone on to do PhDs at very prestigious universities. • When I was a young ruffian and had a Renault Clio. I was driving on the M8 in traffic. Maybe 30mph and my bonnet flew open. It's actually a fair common thing to happen in that generation of Renault Clio; but Renault never seemed to take responsibility for it. I was in the third lane at the time and I stopped. I was a fairly new driver so in a bit of shock. I called the police to explain what happened and they said they will send someone out and to not get out of the car or attempt to move the car. The abuse and horns I got from fellow drivers was insane. What did they want me to do? My windscreen was smashed up and my bonnet stuck in the open position bent backwards. As I was a young driver it was a £600 excess to fix it since Renault said I must have left the bonnet open. by Better_Landlord (Thu 18th Jul 2019 1:45pm)
  • It was a 2004 but it's long gone now and this was over 10 years ago. At the time there wasn't any recall. We had a guy from Renault come to inspect it and he said there is no way it could just open by itself and it must have been left open by accident. A person would have to very delicately place the bonnet down for it to not catch on the secondary latch. The secondary latch was rated up to 150 mph. None of it added up. I think watchdog did a thing about it at the time but VOSA declared the latches safe, so I didn't have a leg to stand on. As you can tell it makes me mad to this day. by Better_Landlord (Thu 18th Jul 2019 2:31pm)
  • When the police came for me they both struggled with the bonnet to put it down. My whole windscreen was shattered but not broken (if that makes sense). I was terrified that the bonnet would fly open again and visibility was pretty bad due to the shattering. They told me I'm fine to get on my way. I very slowly went off at the next junction and called my brother to rescue me :( by Better_Landlord (Thu 18th Jul 2019 5:30pm)

  • She was served notice then but promised to keep on top of things. If there is a problem she just needs to call and I can be reasonable. by Better_Landlord (Thu 18th Jul 2019 9:33pm)
  • If she's having trouble I'd be happy for her to just leave. She doesn't seem the type to wait for the sheriffs to get her out. But she didn't seem like the one to not pay her rent too by Better_Landlord (Thu 18th Jul 2019 9:32pm)
  • It's all lower end of the market stuff so yields are good but the actual rent is low. So missing out on two months isn't great. It's equates to under £800 total by Better_Landlord (Thu 18th Jul 2019 10:37pm)
  • She was given correct notice and reasonable entry was made (we have a key) We have details of her references but we cant reasonably call them and say your daughter has not paid her rent. They aren't guarantors. Under GDPR we can't contact them. I'm confident she's fine from checking social media and maybe spent her rent at TRSMT instead :/ As for my soul, I generally try to rent to non traditional tenants who otherwise might find it difficult to rent. My other tenants were new to the country with no credit history and just started working. They seemed good people so I took a punt on them and reduced their rent after the first year when they said they can't afford the previous rent. Equally the tenants before the non payer was a foreign student over with his wife. Best tenants I've had but they went back home :( by Better_Landlord (Thu 18th Jul 2019 10:36pm)

  • I think the fact that we stopped the eviction last time and she got away with her behaviour means she thought it's ok to miss a few months again. But on the other hand she might have a drug addiction and spending all her money on meth. I'd feel pretty bad kicking her out if that were the case. by Better_Landlord (Fri 19th Jul 2019 1:43pm)
  • I mean slater's have a range of suits from very cheap to very expensive and 100% wool. If you want a cheap suit then it's going to have some polyester. As a fat fuck, I bought a skopes suit from house of fraser just before General Ashley took over. They sent grey trousers and a charcoal jacket. By the time I went back to change it he had taken over so they refused my exchange. The trouser were worn once and went all bobbly on the inside of my thighs. I think I will stick to expensive suits. • That's a pretty awful situation. Why did you leave the other kids with her if she's so unstable? My Brother has been through this all fairly recently. The first port of call is to usually negotiate visitation yourselves. If it goes beyond that and child welfare hearings are required, then what is best for the child is what is taken into account first and foremost. If she's a danger to the kids (through being alcoholic and a regular drug taker) then that's something you need to be able to prove. You also need to think what's best for the kids. Are they at school going age? Would it be a good idea for them to spend half the week with you and half with her or would weekends with you and weekdays with her be less disruptive? There's a lot that goes into it. I'd go to a lawyer and discuss your situation. They usually have a free or low cost first consultation. You may be eligible for legal aid and if not some lawyers do accept payment plans. Good luck and again remember it's about what's best for the kids. Also a post on /r/legaladviceuk would be a good idea. by Better_Landlord (Tue 7th Jan 2020 3:12pm)

  • It may be the case that they are council tickets but the person I was replying to was talking about private tickets. Private tickets are enforceable in Scotland but the law remains that it's the driver that is liable for the ticket not the keeper of the vehicle. The land owner has to prove beyond reasonable doubt who the driver of the vehicle is. The driver was established in the Dundee case hence why she was liable in court for the tickets. by Better_Landlord (Sun 2nd Feb 2020 10:32pm)

  • I probably have the worst username for commenting on something like this, but I promise, I'm not a landlord anymore! I'm all sold up. I think it's important for renters to realise that this doesn't mean they don't have to pay their rent. They will get into arrears and it will snowball. I've worked with tenants of my own that have gotten 3+ months into arrears and when it snowballs it's so hard to get caught up again. If you're in a difficult position please talk to your landlord. They aren't all ogres (some definitely are). And pay as much as you can. Because it's still due even if you can't be evicted. by Better_Landlord (Wed 25th Mar 2020 5:18pm)

  • It's with BT and they will install it coming into the house and give a WiFi router. But I want to make sure I get as much of the full 1 gig connection as I can, otherwise what's the point in paying for the speed? by Better_Landlord (Tue 23rd Jun 2020 1:52pm)
  • Thanks, that's very useful. I probably just want a few sockets near the TV (TV, Sky Box, Playstation, then a spare) and then a couple upstairs in the home office as I work from home. by Better_Landlord (Tue 23rd Jun 2020 1:51pm)
  • That definitely makes more sense. Thanks by Better_Landlord (Tue 23rd Jun 2020 2:03pm)
  • I was reading up on cat5 vs cat6 and that cat5 is easier to install as the cable is more flexible so you don't need to worry about bending and damaging it as much. I always thought when I got 1meg broadband years ago, why would I ever need more. Now I'm here with 1gig. So thought the cat6 would future proof things for me. by Better_Landlord (Tue 23rd Jun 2020 2:05pm)
  • I did do some research on powerline adaptors and the high end ones that support the faster speeds aren't cheap themselves and even then a lot of the time you don't get the true speed. But again I'm not sure how much it costs to get cat6 installed. If it's £50 per socket then I'd definitely do it. I'd maybe even stretch to £100. Again I don't know if these is wildly underestimating things or not. I imagine for someone that does this regularly it would be quite quick to do. I live in a bog standard new build with cavity walls so can't be THAT hard? by Better_Landlord (Tue 23rd Jun 2020 2:29pm)
  • I'm rounding up but it's a max speed of 910Mbps and 110Mbps upload. I think it's relatively new. They upgraded some of the places around here before lockdown. My next door neighbour was able to get it even. Then I saw them working away last week again and checked and it was available! https://www.bt.com/broadband/full-fibre If I can't find a good solution to this I may downgrade to the Fibre 300 as I suspect that's the max speed I'd be getting via WiFi or homeplugs anyway. by Better_Landlord (Tue 23rd Jun 2020 2:59pm)
  • Powerline adaptors are definitely something that I would explore if getting cat installed doesn't work out. In fact I use them just now with my measly 20Mbps connection and it works perfectly. At the moment if I'm getting 900+Mbps then I'd like to be able to use as much of that as I can without bottlenecks. by Better_Landlord (Tue 23rd Jun 2020 3:24pm)
  • The base price is £59.99 per month. I tried to buy that online and it wouldn't let me buy it without Halo 1/2 which took it up to £79.99 for Halo 2. I called them and said I don't want any Halo and she gave me Halo 2 for £57.99 per month and said there is no option to remove Halo. So I saved £2 a month there. by Better_Landlord (Tue 23rd Jun 2020 3:25pm)
  • > but that's just the reality of using a cheaper option Indeed. Which is why I'm exploring hard wiring with cat6 by Better_Landlord (Tue 23rd Jun 2020 4:19pm)
  • Yeh I mean for sure. This is all a bit of a luxury. I definitely don't need internet at near 1 Gbps but if I'm paying the extra for that speed then I reckon I should make sure that it can be utilised too. May well be the case that I drop my speed down to 300 Mbps and use homeplugs if the cat 6 doesn't work out or is too much hassle. by Better_Landlord (Tue 23rd Jun 2020 4:37pm)

  • Not bad that. I've been with BT less than a year and it was £59.99 online for basic no halo. It wouldn't let me order it without halo 2 which was £79.99 so I called them and they did it with halo 2 for £57.99 and didn't charge the £9.99 P+P so worked out well in the end. I get 550Mbps on my phone for WiFi which was more than I expected for WiFi. The smart hub doesn't support WiFi 6 unfortunately :( by Better_Landlord (Sat 4th Jul 2020 7:41pm)
  • I feel like it should be better. That if you're ordering full fibre 900 then they should send hardware that supports WiFi 6 at least. It's fine though. It's just the router. You will have a new modem attached to the wall permanently. Also you may not get the fibre on the day if the duct holding your copper wire under the road is blocked. They need to send a contractor out to 'dig up the road (Peppa pig reference)'. Mine was blocked by the guy kept trying and got through. Left him a belter of a review after. by Better_Landlord (Sat 4th Jul 2020 11:20pm)
  • Ah yeh that's probably easier to wire up then. I do wonder what the max speed is though. It must be capped at 1gig and the fibre infrastructure could manage faster. Got my gigbit switches from amazon so I'm happy as larry in my office now. All super fast except the upstairs wifi limited to about 100. Will sort that soon enough. by Better_Landlord (Sat 4th Jul 2020 11:38pm)
