  • Yeah I’m seeing properties fly off the shelf on Rightmove. The nice flats are gone within a week! by E33Blanco (Fri 3rd Jul 2020 5:47pm)
  • I can’t wait for gigs to be back. I miss live music so much - good luck with the band, love a bit of early 2000’s so cal punk. by E33Blanco (Fri 24th Jul 2020 5:39pm)
  • I was in a similar position last year, i ended up moving to Glasgow without anywhere to live for a month. I stayed in a student halls for a while which I found on an air bnb style booking site which was about £20 per night and quite nice. Only downside was the kitchen had no equipment so couldn’t really cook anything. If I was less fussy about where I wanted to live I could have found a flat much quicker. Good luck with your search! by E33Blanco (Thu 6th Aug 2020 11:05pm)
  • It’s more annoying that the home report value is not actually the value of the home. They need to factor in the market demand for the home 😤 by E33Blanco (Sat 15th Aug 2020 5:48pm)
  • I’ve heard from solicitors that it’s averaging out at around 33% over HRV for west end at the moment. by E33Blanco (Sat 15th Aug 2020 7:02pm)
  • It’s market demand. If people are willing to pay it, that’s what it goes for. The HRV should be closer to that than what it is now. by E33Blanco (Sun 16th Aug 2020 11:42pm)
  • I guess the problem is the size of the +%. If the HVR was more in line with what people are willing to pay (bear in mind people have been paying +20% in some areas for years!) then the offers over would be less drastic - maybe +1-2%. And people would have more realistic expectations of the cost of housing and what they can afford from the outset. The problem the OP raises is that people spend years saving for a deposit, only to realise at the point of searching and bidding that they need significantly more than what they expected. Not just a few k - but like double what they had already saved. The problem being that the market appears so much cheaper than what it actually is (in some areas). People will always pay over, but there is a limit. For example a 2 bed standard tenement went up in Govenhill for around £135 a few weeks back. The HRV was £140. Based on what people are saying here It probably went for £165k. If the home report was £160k then there would definitely be a cap at what people would pay but it would give a more realistic expectation for buyers. There’s no way it would have gone for £190 (if it did then the buyer would be looking at a long wait before a return on the investment). by E33Blanco (Mon 17th Aug 2020 9:05am)
  • It’s also one of the ugliest buildings in Glasgow. by E33Blanco (Fri 4th Sep 2020 9:41pm)
  • It’s awesome that you are offering this. Allotments have ridiculous waiting lists and there’s so many neglected gardens that could go to better use. I would take you up on the offer if I was in walking distance by E33Blanco (Sat 26th Sep 2020 8:31pm)
  • Would second this. There are very cheap rooms to be found in Glasgow, and the winter can be brutal. With private rentals your not tied in for 6-12 months like the rest of the uk. You can move out anytime with a months notice. So I’d grab a room, suss out the areas that work for you and ditch the flat I’m the spring if you find a good spot to set up in your van. by E33Blanco (Sun 27th Sep 2020 6:19pm)

  • Jokes aside - it’s infuriating when people ask for freebies from film makers, photographers, illustrators, actors or pretty much any arts professional because ‘it would be good for your portfolio’ 4-6 hours of filming over 2 days will result in several hours of editing. The equipment will include editing software that probably requires a license and the student is likely to be paying 9k a year tuition alongside living costs. by E33Blanco (Wed 30th Sep 2020 7:15pm)
  • Not sure about removals - but they will die out with the cold so you won’t be bothered by them for much longer. We had a nest above us last year and they died out around November time. by E33Blanco (Sun 4th Oct 2020 5:08pm)
  • No mortgage lenders providing 10% deposits + end of first home fund + a time of year when buying/selling generally slows down a bit + calm after the end of lockdown pent up demand storm. I would also guess that a lot of sellers were pushing their luck with the listing price due to the craziness of the market. Now reducing to a more realistic price. by E33Blanco (Thu 12th Nov 2020 9:44pm)
  • I am looking for a new job, and wanting something that offers in-person working. WFH is good for the saved time commuting, and great for those who have a slack job which they can get done in less time than they are payed. Great for getting house work done, and stuff delivered to your house, and great for saved childcare costs. It’s also great for that extra hour in bed. But the thing I miss the most is human interaction, and the change of scene. I miss seeing people on the way to work, having a coffee and vent sesh with co-workers, meeting people in other parts of the company you don’t directly work with. I miss catching up with pals at lunch, or spontaneous after work for drinks as everyone is in town already. And most of all I miss leaving my laptop, and all evidence of work life behind, and looking forward to heading home to detach, relax and enjoy my evening/weekend. I feel like my mental health has taken a dive after nearly 2 years of working and living within the same four walls, and I dread that first zoom call on a Monday morning. I find it almost depressing seeing the same backgrounds behind all my co-workers sat in bedrooms, living rooms, kitchens, or if they are lucky a designated home office. I am looking for a hybrid working job. 3 days in is enough to get the best of both worlds. Failing that I’m going to be asking future employers to find access to a co-working space. I resent providing my employer with rent free office space. by E33Blanco (Sun 21st Nov 2021 11:52pm)
  • I think the negative response is because you failed to acknowledge the deaths at the recent Travis Scott concert in the US due to overcrowding and crowd surges. Crowd sizes are regulated for safety. by E33Blanco (Thu 3rd Mar 2022 6:40pm)
  • I stay not too far from there and it’s fine. Really convenient for the train station. Would be convenient for the high street is there was anything half decent on it. After a year or so I’ve not seen anything bad, or had any trouble - I walk that street almost on a daily basis (I’m a white guy). You can get a lot for your money in comparison to other parts of Glasgow - I’m seeing more and more young professionals move to the area having been priced out of the west end / southside. by E33Blanco (Mon 11th Jul 2022 4:20pm)
  • You should have a blue bin for cardboard/paper and a grey bin for glass/plastic/tin. Maybe get in touch with the council to see if you can get them. Closest recycling is probably the one on the way to Cambuslang. Welcome to Rutherglen! by E33Blanco (Wed 3rd Aug 2022 7:19pm)
  • I had a good experience with Spiers Gumley. However, limiting yourself to a small pool of recommended estate agents is only going to make the challenge of finding a flat more difficult in (what sounds like) a very difficult market. Good luck! by E33Blanco (Wed 3rd Aug 2022 7:25pm)
  • You don’t need a formal qualification, but you will need to have a good grasp of the basic fundamentals of visual design. Typography, layout, grids etc. You do not need to know how to code to be a UI designer. I have worked with loads of them, maybe one or two had a basic grasp of html/css but most do not have coding experience by E33Blanco (Fri 5th Aug 2022 5:02pm)

  • What type of music are you into? Cathouse has queer nights of into alternative heavier stuff. Polo and Axm are your standard gay clubs, good for mainstream pop music. Mono, 13th note, stereo and flying duck are all queer friendly places. Good for live music and a little bit more alternative and experimental music. There are club nights like Shoot Your Shot which are worth following if you like more of a warehouse type vibe. There are more, but helpful to know what type of thing you’re looking for :) by E33Blanco (Tue 6th Sep 2022 9:44am)
  • I’ve lived here for nearly 10 years openly Gay, with my partner and never had any experience of homophobia (other than maybe the odd street preacher - but sometimes a helpful bagpiper will drown them out) I’ve heard of some homophobic attacks - no more different to other big cities. You will unfortunately get homo/trans/bi phobia wherever you go in the world. There’s a lively LGBTQ+ scene here. Quite a few designated sports clubs, shops, clubs and bars. Loads of queer friendly bars too. We also have 2 pride events! The (predominately corporate sponsor driven) Glasgow pride, and a community driven MardiGla. The city is generally left leaning and liberal, I would describe it as LGBTQ+ friendly. by E33Blanco (Mon 3rd Oct 2022 11:58am)
  • Been here over a year and tbh I experienced more crime living in the west end. High street is a best avoided on a drinking night. But other than that, and a few young teams who tend to linger on the toryglen side, theres no bother. It’s a pretty quiet and friendly place. by E33Blanco (Tue 4th Oct 2022 3:29pm)

  • I didn’t have such a great experience with this place. Got 2 float mounted artworks (around £50 each) done last year, both ended up falling out of place within the frame within a few months. I also felt a bit rushed with the decision making on the frame. Have been using merchant gate gallery in Trongate since. They are a little more expensive, but great quality and good advice on frame and mount style. by E33Blanco (Wed 4th Jan 2023 6:28pm)
  • Personally, I hate to see buildings demolished. It feels wasteful, and every effort should be made to avoid this. But I rarely hear anything positive about these tower blocks in this sub. by E33Blanco (Fri 13th Jan 2023 12:37pm)
  • Most ‘affordable’ new builds are tiny. The single bedrooms are the size of a tenement cupboard, and the developments are completely soulless. I’m sure they will look nicer in 10 years or so, once there are some trees and the gardens have matured. by E33Blanco (Sat 28th Jan 2023 12:44pm)
  • This can be down to luck. I thought I had great sound insulation in a top floor rented tenement, then one day I heard my downstairs neighbour sneeze, and it was literally like they were in the same room as me. by E33Blanco (Sun 29th Jan 2023 8:10am)
  • The LGBTQ+ community reclaimed the word and some choose to use it as they may identify with more than one part of the community (eg bisexual trans person), or they may not like saying “LGBTQ+” as it’s not easy to say, and not matter how many letters there are, some part of the community is always excluded. It’s fine to use if you identify as queer. I think non-queer folk generally don’t like using it, and probably shouldn’t if they don’t feel confident that they aren’t offending anyone. Some people in the LGBTQ+ community still don’t like the term. by E33Blanco (Thu 2nd Feb 2023 7:23pm)

  • Search tenement curtains in this sub. No cheap way unfortunately. Unless you can sew. And even if you can, or know someone else that will do it for free, the amount of fabric you need will still cost you hundreds. No idea about the curtain poles. by E33Blanco (Fri 17th Feb 2023 11:13pm)
  • Renting is a nightmare at the moment. But buying has also been a nightmare for a lot of people over the past couple of years. The market may have slowed a bit recently, but will still be very competitive in desirable areas like the west end (anywhere near the uni), and the southside (anywhere near a hipster bakery). You will more than likely need to offer over the home report value in these areas. Anywhere else, the likelihood is you’ll need to pay around home report value - which is always higher than the ‘offers over’ price on rightmove etc. You’ll need a solicitor to put in offers, and most popular properties will go into a closing date where blind offers are submitted. But like I said, the market has slowed a bit. This sub loves a good ‘how much do I offer over?’ conversation so if you have a quick search you’ll get some idea of recent activity in the market. Good luck! by E33Blanco (Tue 21st Feb 2023 9:43pm)
  • Probably not what you want to hear, but the two options to consider are: - looking further out (if you haven’t done so already) anywhere near a good train route into the city. - consider a flat share, and extend your search onto Spareroom. I imagine 1 bed flats are going to be one of the most sought after types of property. You may find a person, or family looking to rent out a spare room given the cost of living crisis and that. Good luck by E33Blanco (Thu 23rd Feb 2023 4:53pm)
  • To add to this - I’m response to 3 (what else to consider) - homes don’t usually sell for what they are advertised for on rightmove/zoopla. You need to obtain a copy of the home report to see what the home report value (HRV) is. If it’s a not-so-desirable area, you might be able to pay HRV, or a bit less for a doer upper. If it’s in a desirable area, you may need to offer over HRV, and the bank won’t lend you this additional money so it will need to be in cash alongside your deposit. You will also need a solicitor to make offers on properties. Determining what is and isn’t a popular location, and how much to offer on a property is a fun game. Getting yourself a good mortgage advisor will really help as they know the market well, and the more you pay for one the more helpful they are likely to be. by E33Blanco (Sun 26th Mar 2023 5:02pm)
  • Surprisingly not a huge amount cheaper though - if you were use the bus on a daily basis. The cheapest car on cinch (you could get cheaper) is around £80 per month on hire purchase. If you add on £20pw for fuel, and say £5pw for insurance, total pw would be £45. Taking the bus 5 days a week would be £25. I’d probably take the car for an extra £20, and enjoy the additional freedoms it provides. Caveat is the deposit needed for the car. And maybe my very generous fuel and insurance estimations :p by E33Blanco (Thu 13th Apr 2023 8:38am)
  • There is a bus stop on my doorstep. Train stain is 15min walk. Don’t have a car. I have taken the bus once in my time living here. So many reasons it is hellish for me. The main one is trying to figure out which bus is the one you need. Trying to figure out how much it will cost. Trying to figure out when it might actually come. Then once your on it, it stops everywhere and feels like you could be getting to the destination quicker by walking. Train in comparison is on a fixed line. You know where it’s going and it stops at all the stations along the way. It does have its faults, sometimes is late, sometimes is rowdy. But still a much better experience. If bike infrastructure was better, and cycling felt safer, I would consider that as a second option after the train. For now, it’s a taxi. by E33Blanco (Thu 13th Apr 2023 8:48am)

  • Might be worth looking at cottage style flats too. They are often in blocks of 4 so less potential for noisy neighbours - and many have private entrances and gardens too. Look around Kings park, Rutherglen, Burnside. All quiet areas too by E33Blanco (Wed 24th May 2023 10:26am)
  • Every building will differ, I was suggesting this as others have commented that the type of flat mentioned by OP is not necessarily sound proofed - and if they are looking for a flat over a house, then reducing the number of neighbours is one way to limit sound. And many cottage flats have 4 in a block, so you only have one neighbour above or below. and one to the side - where’s bigger blocks may sandwich you in with neighbours. by E33Blanco (Wed 24th May 2023 2:56pm)
  • Check out rutherglen too. Very close to motorway, trains every 10mins to city centre and westend. There’s cunigar loop, Overton park, and cathkin braes (5min drive) for dog walking. Dalmarnock would probably tick those boxes too, and has a nice riverside walk into Glasgow green/merchant city. Just be wary of the water treatment works which can be a tad smelly on a hot day! by E33Blanco (Fri 2nd Jun 2023 6:40pm)
  • The problems with this approach won’t surface until it’s bad news. One example. Dual carriage. Pedestrian waiting to cross. Driver in lane one stops to let pedestrian cross, driver in lane two approaching is unaware of the pedestrian and does not stop. Boom. by E33Blanco (Mon 12th Jun 2023 1:35pm)
  • Please note Mardigla and Pride are two different events on two different dates. Pride was the original ‘pride’ in Glasgow but fucked up over a number of years and large portions of the lgbtq+ community now avoid it. It’s very much the commercial driven event where you’ll see Barclays logos with rainbows on. Mardigla was a community initiative set up because of the failings of the pride organisation. It happens a bit later in the year and is much more community focused. I believe the March is better attended, and the event in Strathclyde union is pretty good as it’s split over a few floors. I would recommend Mardigla over pride! 🏳️‍🌈🏳️‍⚧️ by E33Blanco (Tue 13th Jun 2023 5:52pm)

Totally agree, i feel like I can’t keep on top of all the bands playing, and different outdoor events. I love hearing music in the distance! by E33Blanco (Mon 26th Jun 2023 10:07am)
  • There could be so many things contributing to this. Another theory could be that general attention spans have diminished. People are wanting faster and faster kicks - and can get impatient during the foo fighters doing a 20 min rendition of ‘Best of You’ when they could be playing soooo many better songs. There is also the folk who don’t have many pals into the same type as music as them, and will get a pal to come who doesn’t know the band. It is probably likely that people don’t listen to albums as much anymore. There’s not so much of a connection with them due to streaming platforms offering up the ‘best of’ or ‘most listened to songs’ by any artist first and foremost. Could simply be that the hydro lacks atmosphere. by E33Blanco (Mon 26th Jun 2023 2:44pm)

  • I doubt you’d get a rental through an online viewing. I’m guessing it’s a function that may have been useful during covid, or when the market was less competitive. But right now you’ll have a line of people attending a viewing in person and it will either be first come first serve - or the landlord sifting through applications trying to find the best fit - and they would most likely prefer someone who has seen the flat in person than over a video call. by E33Blanco (Wed 5th Jul 2023 5:21pm)

  • Most people who move here - who have some outdated image of Glasgow being rough and unsafe - will move to the West End. You will struggle to find a rental there - student central - and if you want to buy, prepare to pay significantly over the asking price. You may struggle to find anywhere to rent in any of the places that people mention on here as being ‘safe’ as, well, lots of other people also want to live in these places. I live in an area that someone else here has labelled unsafe, but have never experienced any evidence of this. • If you get a good mortgage advisor (will probably require a paid service) they will give you good up to date information of how much properties are going over home report for. They constantly have eyes on the market and deal with offers regularly so have a better understanding of the market. I had my mortgage advisor on WhatsApp and would send them property links from right move regularly. There’s no exact number for how much to offer over. It’s dependent on the area, the street in the area, the state of the property, how much work needs done, how well communal areas are kept, the factor, schools etc. Another thing is how much the current owner likes you. I’ve had sellers tell me they would never sell to a landlord, they want their property to go to someone who will live in it and love it. • Based on responses it seems that sometimes it happens by chance - the property just has some sort of appeal that makes a clickable post (eg, it’s stunning, it’s in a great location, it’s really cheap) Other times estate agents have a role in arranging the articles. It would make sense as to why some of the articles do actually feature interesting properties, and other are just… meh One thing for sure is that is easy money for GL regardless. The articles take little effort and likely generate good ad revenue. by E33Blanco (Wed 20th Sep 2023 3:45pm)

  • They will almost always offer some sort of tailoring - mainly because if it’s tailored, you can’t return it. Sneaky move. But good to know. The reason to be aware of this is that sometimes the suit may fit fine when you try it on - and they’ll offer to take the cuffs in, or the legs up a bit. I’ve had it before where they’ve done this - I’ve trusted their advice - and then after getting it home and trying it on it felt too short. When I went to return it I couldn’t because it had been altered. Raging. They did offer another alter, but it’s more difficult to make things longer again so it never felt like it did prior to the initial altering. by E33Blanco (Fri 22nd Sep 2023 12:36pm)
  • I’ve been a few times for free. I turned down the free tickets last year. I realise it’s not aimed at people like me. It’s for kids, and elder millennials who still think they are Instagram influencers. You spend the whole time either queuing, or being ushered along to get people moving through quicker. Everything is just meh. Probably fun for a kid. You can walk through for free before 5 (I think) they won’t have the full light show, but you can see the various exhibits. by E33Blanco (Tue 24th Oct 2023 12:19pm)
