  • We went on Sunday night. Japanese food in Glasgow is generally a letdown and this was sadly no exception. Firstly the kushiyaki - the lynchpin of izakaya dining - was off because they're 'a chef down'. What? Tonkatsu ramen was exactly the same tasteless, oily excuse for Kyushu's finest I was served when it was Ramen Dayo. The karaage was not karaage. Just enormous pieces of greasy KFC style fried chicken served with mayo and gochujang sauce for some reason. Fine if that's what you're after. Gyoza were ok but also greasy and probably from See-Woo or similar. The staff were pleasant enough but disinterested. Premises shabby, untidy and a bit sticky.   • I accept that this may be unpopular advice but: 1. You say you are 'VERY scared of driving'. If this is the case then seek the appropriate help to get over this before doing anything else. You must be relaxed at the wheel. Driving while scared and/or overly anxious makes you a danger to yourself and others. Lessons will be a waste of time and money, and no responsible instructor will progress you to a driving test. 2. Do your lessons and test in the area you're going to be driving in. Going further afield just to game the test will not serve you well when you come back and have to drive in a more challenging environment. With the right tuition, enough practice, and a composed mindset, passing at Shieldhall is not the ordeal some would make it seem. Best of luck to you.   • We're going through something similar so my advice/observation based on experience and my own research is this: - It's not clear from your post whether the sum is just an estimate or a formal quote. Normally the company who does the inspection will produce a building report. This report will then be used as the basis for formal quotes from at least 3 competing bidders i.e. a tendering process. This should be arranged by your factor. - Now that you are aware of the state of the building, and that it has been professionally assessed as needing major work, you must inform any potential buyer if selling. This has been law since 2017. Failure to do so is fraud and the buyer can sue you. Doesn't mean you can't sell, but the price/bids will be affected. - If the building is in a very poor state and nothing is done, it will eventually become unsellable. - We are in a listed building and have been quoted approx £250k for a full building renovation including new roof. Nothing structural though. - I have been advised that the council grant scheme requires unanimous approval from all owners. Some of the other replies suggest this is not required.   • 1. An estimate is just that, an estimate. The surveyor will tell you what needs doing, but the builder's quote is what tells you the cost. The factor (if they're doing their job) should be gaining approval from the owners to carry out a tendering exercise. This is where they ask at least 3 competing firms to provide formal quotes based on the surveyor's report. That's when you'll know how much it will actually cost. Sometimes they will provide a choice of quotes depending on whether they just do the essential works, or some of the 'nice to have' stuff also. 2. Yes. Unfortunately many tenements in the city have been neglected by owners who have been selling up and running from repairs and until recently there was nothing in the law to stop them. Now the likes of you and I are left holding the baby.   • Depending on how things are being handled, it may only be a majority required. Even if a council grant is in the picture, I know there have been situations where if enough owners have been in favour the council have relaxed their rules on unanimity, as it is in the council's interest for buildings to be repaired now rather than having them deteriorate further and paying more later. We are in the fortunate position of having enough equity to remortgage as we don't have the cash lying around. I would reach out to the factor directly and ask them to explore what payment options (possibly administered through the council's missing sares scheme, I'm not sure) might be available should things progress, as I'm positive you won't be the only owner in your position. by hunnersaginger (Wed 26th Aug 2020 4:19pm)

  • Hi redrioja. We adopted from GAL. They're lovely people and the process was straightforward. Just contact them to express an interest and they will guide you. We went to one of their monthly walks where you can meet some of the available dogs, but don't get too attached as ultimately GAL will recommend the best match - perfect in our case. They also did a home visit and brought a dog with them. I guess so you can get used to one being in your house ( we were first-timers). There was a short informal interview. They wanted to check we wouldn't be leaving it alone all day. Being in a tenement wasn't an issue as we have plenty of parks around.   • This definitely needs to happen. It's the kind of 'chickens coming home to roost' scenario which has been brewing for decades. Contributing factors (imo): \- Negligent landlords \- Sellers failing to disclose major structural issues (this only became illegal in 2017!) \- Home reports being absolutely worthless. \- No pro-active approach from successive councils. The council need to be identifying problem closes and telling the owners "Sort this out and we'll make a substantial contribution (at least 50%). If you don't sort it out by (insert date) we will do it and bill you." In the longer term it should be compulsory for a full building report/survey to be produced say every 2 years, to be provided to owners and any prospective purchaser. The music is about to stop and those without a seat - myself included - will have to take the pain, paying for the negligence and/or fraudulence of previous owners but it's the only way to have a clean break and fix the system. by hunnersaginger (Thu 4th Mar 2021 12:18pm)

Worked out cheaper to get the whole building renovated as that qualifies for a heritage grant, so that's what we're doing.   • Our building isn't that bad either but the roof is a basket-case, as I suspect yours may be too given the cost of repairs. My information is the council/Glasgow heritage are dying to award grants to closes where all owners are committed to the repairs, meaning things go smoothly and quickly, and they can rest easy knowing it's one less property to worry about down the line.   • The grant covers 50% (or close to it) if I remember right. It's a long winded process but well worth applying.   • Bitter experience has taught me that drilling into tenement walls for any kind of solid fixing is a dice roll. The bricks are so old they can just disintegrate, and even with a fancy scanner you can still hit whatever crazy wiring/plumbing/metalwork was installed over the past 100+ years.   • Anecdotally there is an element of truth to this. I live in Pollokshields and in the last 5 years there has been marked increase in English people. Probably from London but definitely from SE England at least. At times when walking the dog I hear more English accents than anything else. Without knowing the finer details here are some bullet points. \- It's good that your factor is proactive but for major repairs someone (probably you by the sounds of it) has to drive the project forward. This means instructing the factor, keeping all the owners up to date, organising meetings etc. Without this it's far too easy for heads to be stuck in the sand, or for things to slip and take far longer than necessary. \- If it hasn't been done already, commission a full building survey so you know exactly what works are required. This will form the basis of any tender for works (which your factor can organise) but also critically makes it very difficult - if not impossible - to sell until the repairs have been done, as if the building needs major work it is now unlawful for sellers to conceal the fact. This could be a useful incentive in dealing with reluctant owners. \- You only need a majority. The council have a missing shares scheme to deal with the rest. \- Many of Glasgow's older buildings need major repairs and the council are well aware of the looming crisis. If you get organised and engaged they will bend over backwards to give you a grant, because it's so much cheaper than the alternative. Having said that, the budget is limited for each year so you need to get in the queue asap. \- On that subject don't be afraid of engaging with the council. Yes they will require certain standards but that's a good thing. More extensive grant-supported work will probably work out cheaper overall and let's face it, it's free money. \- Potentially, be prepared to piss off some of your neighbours. Stand your ground and look after your own interests. One of our neighbours tried to sell their way out of it. I couldn't get the assurances I wanted that they'd be upfront with their selling agent and didn't want a new buyer coming in having emptied their budget buying the place. I sent a letter to their estate agent myself, explaining the situation. Got some dirty looks after that but fuck 'em.   • Here's my random selection of takes as a cyclist of some years. \- The ding-ding is from people riding bikes on the pavement which they shouldn't be. \- If you're reasonably fit it's perfectly possible to ride a bike safely on the road in Glasgow IF you take it seriously as a road user. If on the other hand you're pootling about like you did when you were 10, you'll have (and cause) problems. \- Much of the infrastructure is unusable due to lack of upkeep or being ignored by others.   • People rave about Kimchi Cult but I always found while their batter is crispy and tasty, it just falls off, and the chicken itself is very bland. I stopped ordering it tbh.   • There's broad support - about 60% - for a ban on public sale of fireworks. I don't think that's surprising. Anyone living in a UK city knows the vast majority of fireworks are set off illegally (public places, late at night) during what now seems to be a fireworks 'season' lasting weeks.
