  • Shopping centres and non-essential shops have been open for a few weeks now. It's leisure and entertainment venues that cannot open e.g. cinemas.   • I used to teach. I have some tattoos but none that couldn't be covered. Also had a nose piercing which was just a small stud at the time and the head of the school had no issues, until a new head came in and flipped out and asked me to remove it. I'd agree with the above comment and maybe hold off on the hand tattoo because unfortunately, sometimes you're at the discretion of other people.   • You won't get a flat for that budget in the west end unfortunately. For context, I used to rent a 1 bed flat in the west end for 525 per month, 8 years ago. You could potentially find somewhere in that region in Paisley although I've not checked rent costs there for a while. If someone originally from Glasgow or even Scotland moved to London for a job, then aye I can see why they'd move back. But someone with no connections in Glasgow, not so much.   • Get in touch with the courier's customer service team if anything as the responsibility is with the courier. They might pass it on to the local courier team, they might not, but worth a shot. Check your address is formatted correctly as someone else has mentioned. I used to live at a 2/1, 17 and sometimes the address formatting would fuck up and be misread as 1 17 and end up on the first floor. Try using a - instead of a / as sometimes the slash gets removed. Put a note through door downstairs or catch them if you see them in the close. I get that there's a language barrier but sometimes you just need to deal with neighbours in a tenement.   • High Knightswood is hit or miss, but the bit near the park and golf course is decent. Lots of ex-council houses, reasonably priced, train line, buses, close to the Clyde Tunnel and expressway...I could go on. Yes there's a few roasters kicking about sometimes but that's the case everywhere. Granted it's not a "cool" area and there's no wee Insta-famous cafes or coffee shops, but it keeps the price down.   • I can recommend Nightingale Counselling Services, went there a few years ago for panic disorder. The website is a bit duff (stock images galore) but I sent them an email and the owner got in touch within a day to arrange a quick chat about what I wanted. She matched me up to a suitable counsellor and took it from there.   • I'd take a 3 bed house any day over a flat if you've got the budget for it tbh. Aye tenements are lovely and all that but you're living on top of other folk, limited garden access, parking can be shite, shared repairs, basically it's a pain in the arse after a while and you get tired of it. I'm not sure how much more money you'll be able to get out of a tenement if you bought it now. I know someone who bought a 1 bed flat in Ibrox two years ago for 100k, upgraded it, and they've just sold it for 105k. Not great. But that's a 1 bed and there's less demand for those now. Realistically through, I don't think anywhere is going to be the "new West End" - the West End is always going to be a wee bubble due to the uni/students. Dennistoun and Shawlands are already expensive. The likes of Anniesland and Ibrox are a possibility because they've got good transport links, but there's not really a lot of commercial units to support a café and shop scene like the ones you see in Shawlands. by ateqq (Thu 12th Aug 2021 1:11pm)
  • Aye its the attitude. People constantly dump shite outside my block (takeaway boxes, coffee cups etc) and I pick it up once every week or two. The bag is always full. But folk look at you like you've got two fucking heids for doing it. Some guy was walking past and asked what I was doing - the fuck does it look like I'm doing? I was up in Lewis earlier this year to see family and the place was spotless. I get that it's different on the islands but people have pride in their surroundings and community. It just isn't like that in Glasgow. Dunno, it's easy to say there's not enough bins (and I agree, some bins round my bit mysteriously disappeared in the last year) but there's zero personal responsibility for most people.   • Depends where you're going but as an example you can get from Paisley (Renfrewshire) to Greenock (Inverclyde) via train easily. Bus is a bit slower.   • Testing isn't mandatory as it's an outdoor festival, so they're letting people decide whether or not to take a test beforehand. Make what you will of that.   • There is so much choice, tbh if you're with friends it doesn't matter how much is being spent or how "fancy" the activity is as you'll enjoy it regardless. Mini golf, bowling (new place in town called Vega), afternoon tea (One Devonshire, the Blythswood, Butterfly and Pig, etc etc...), Latin music at Boteco, axe throwing, rage room, roller disco, a nice dinner (Five March, te Seba, Sylvan), brunch (Mesa, Cafe Strange Brew, Bramble), climb Ben Lomond/Conic Hill, museum tour, theatre trip, clubbing... and so on by ateqq (Tue 5th Oct 2021 4:41pm)
  • All of those flats minus the Sauchiehall St one need modernised so that will eat into the budget. It's not a bad idea to go for a flat that looks like shite (but in a decent location) if you've got money to put into the renovation. But you might also be competing with property developers at that price. I wouldn't be offering an extra £30k above home report for a 1 bed flat, like someone else said, account for around 10-15%. It's doable if the HR value is £100k. A lot of folk say right, I can get a mortgage for £200k and I've got a 10% deposit, and will only look at places that will end up going for 20% above HR and they find that they simply don't have the cash for it and get scunnered with it all.   • Well aye I know you're not buying it for the furniture haha, I mean a couple of those flats could probably do with a new kitchen and new flooring. Stuff like that tends to put off first time buyers which is why you can end up competing with developers at that price, they already have a team ready to carry out the renovations.   • Used to live in one of the houses you mentioned. Yes it is loud at peak times, even with double glazing. Only one or potentially two of the rooms face on to Crow Road, however at the back you have a train line which also causes noise. It's OK if you're mostly spending time in the back of the house but you don't get much light - it is east facing. The front of the house that looks on to the road gets the most light. It's also a key route for ambulances going to Gartnavel so expect sirens. There's no parking there either, some spaces in the lane at the back but they get taken quickly. It's not a bad location, close to a train station and supermarket in Anniesland but ultimately yes its on a main road and is going to be a bit of a pain at times. by ateqq (Sun 17th Oct 2021 11:50am)

  • Are you looking to have the whole close repainted and plaster repaired? If so I'd ask the factor to price it up, that's part of the service you're paying them to provide and it's a pretty big job. You could find your own tradesman but you'll also be responsible for stumping up the costs. Worth giving your neighbours a heads up if you do plan to ask the factor to price it up so they're aware. It depends on the agreement with your factor so using mine as an example, if the cost is over £250 (which it most likely will be) then it goes to a vote amongst the owners.   • For the vet school you have Anniesland/Temple which is a 15/20 minute walk. Quite a lot of new-ish houses in those areas now so good for families and there's also a fair few American students in the area too. Don't know your budget but they are pretty reasonably priced for both renting and purchasing. Kelvindale, Bearsden, Westerton are all nice areas but very expensive. Milngavie and Jordanhill are even more expensive. Really depends on your budget. Areas in the Southside like Cathcart, Giffnock etc are good for families yeah but public transport from there to the vet school will take about an hour as you're changing trains and walking for a bit, so it will quickly become a pain in the arse. You can of course drive (about 30 mins) but the main road that takes you up to the vet school is constantly busy. You'll need a parking permit for the vet school and students need to have a good reason for one, such as there being no public transport alternatives.   • It's seriously limited in the West End, I can't think of anywhere free during working hours tbh. Queen Margaret Drive used to be available but residents permits are in place now. Kelvinbridge subway does park and ride so you can walk round (or travel one stop on the subway) or park and ride at Bridge Street/Shields Road but they're a bit further away. If they still don't bother, chances are they will do fuck all else so I'd consider moving to another factor. Did the factor put the notice up or was it a neighbour? Used to live in a block with a broken buzzer system, one of the neighbours refused to agree to fix it. They left a similar note to yours.   • Depends what you need advice on exactly. Estate agencies won't be much help with a mortgage but they'll be able to give you some pointers on the area itself and general market knowledge, which streets are selling well etc etc. Some are more helpful than others, I found a lot of them were just giving the "aye it's dead competitive around here" chat. Other than that you can speak to a mortgage adviser or your bank if you need advice on the financial side. I wouldn't worry too much about future letting potential as I'm guessing you're not taking out a buy-to-let mortgage. BTL mortgages are a different product entirely and usually require a much higher deposit. You can let out your property on a residental mortgage but there's obviously restrictions and you'd need agreement from your lender.   • It's absolutely a worrying situation but if it's bringing on panic attacks and having this kind of effect on you then honestly, try and take a step back. It's bizarre to see all of this being played out on 24h news and social media. You have to remember that any major city, including Glasgow, is at risk. That's not going to change. Putin will talk a big game because he has to, he's not suddenly going to back down. But the chance of him pressing the big red nuke button (I'm being facetious here) - doubt it. He'd be shot long before he has the chance. I'm obviously not an expert but I don't believe he'll hold on to power for much longer.   • Yeah I'd try this OP. I had a similar neighbour who was housebound with a whole load of health conditions, and yes, a busybody. She was scunnered with the amount of flats that were bought and sold over the last few years, a few of the flats changed hands twice in two years and it really stressed her out. For folk like me and you, you just accept it as part of tenement life, but she'd been there something like 25+ years and took it quite hard. However. Agree you should try and build up a bit of a relationship and be the bigger person to begin with anyway. Obviously get some rugs and wear slippers etc, give her a heads up when work is being done and see how it goes, if she's gonna be a cunt despite that then keep track of your interactions so you're covered. Glasgow can vary wildly from street-to-street, and even close-to-close and what one person thinks is sound won't be the case for everyone. You're now you're saying your mum has chucked you out? After one conversation? Did she have any idea what was going on at the weekend - did you call her on Friday? You need to try and sort things out with your mum instead of flitting. I don't know the dynamic at all but I feel like she'll be shocked this was going on and would have been worried for your safety. I know you're 18 and a legal adult but if I'm honest, you do sound naive and you're also vulnerable if you have a rocky living situation where your maw will throw you out over fuck all. Claimed their mum was coming back from a "hen do" on Monday is doubtful enough given it was over Easter and also, a three day hen in Edinburgh seems overkill. You'd think they'd have phoned their mum on Friday and she'd have sorted them for money or come home rapid. Said maw then came home today (not Monday) and decided to turf them out. Aye right.   • Had the same thing the other week. Parcel was out for delivery then got taken back to the depot the same day without a delivery attempt. Contacted their customer service and was told aye we'll tell the depot to send it ASAP.   • Ibrox is totally fine. Flats are still relatively cheap (both to rent and to buy), it's well connected with the subway/buses and a half hour walk to Finnieston and town.   • Pretty much. Ibrox is busy on match days no matter what and you can't really avoid it. But if you live there you learn to deal with it. Personally I'd either go out during the day or just stay home until after the match. If it was a 3pm kick off, would I fuck be driving anywhere or getting on the subway at 2.30pm, it's just way too busy. Common sense really. It was annoying at times yes, especially if I'd forget or there was a weeknight match, but that's just how it is. Police move people on quickly after the match.   • There's a co-working space in town called Collabor8te which has a few private booths for taking calls, personally I've not used it but a friend works from there and it is reasonably priced.   • No police won't handle it. If its on a public street you can report it as fly tipping on the council app. They will remove the rubbish and may or may not investigate if addresses are visible. But the seller can raise a claim with Hermes/Evri and depending on what it is, they should send you a replacement item.   • Doesn't really answer the question but it's only worth what you're willing to pay. If it needs work and has been on the market for a good few weeks, but you're happy with the HR, then offer that. If the seller is looking for 10% over the HR despite nothing in the area selling in that region then I'd avoid it. But only you know if that's worth it and you're comfortable to pay it. Try and get more information out of the estate agent, seller's circumstances etc. Problem is a lot of estate agents will just talk shite and wheel out the "at least 10% over" chat but interest rates are high and this isn't peak lockdown anymore. Go in with a verbal offer to test the waters, if they knock it back immediately they might tell you what to bring it closer to. They will try and force your hand early to push for a closing date.   • I'd rent instead. If you're only here for a year or so, you're not tied down to the property and it'll save you a lot of headaches. Properties in the west end with private gardens are few and far between and you'd need a higher budget for it tbh. Just on the mortgage point, if you took out a fixed rate deal, you'd be paying thousands on an early exit fee if you decided to sell during the fixed rate term. It depends on the mortgage and the specific terms, but very few lenders will allow you to rent out the property either as you wouldn't be taking out a BTL mortgage.   • No worries. Yes it can be quite significant. Even 5% on a mortgage balance of 100k, you'd be throwing away the money. If you were planning on staying for longer then it would make sense to look into buying. But yeah the costs including the early exit fee, solicitors fees for buying and selling, all the other various things you have to stump up for...   • I wouldn't be taking on a BTL property with interest rates as high as they are just now. Assuming you've got at least a 25% deposit and meet the BTL mortgage criteria, tbh you'd be better keeping the money and investing it elsewhere. That said you won't get much for under 110k in a "nice" area. Cessnock/Ibrox yes possibly, not traditionally considered nice, but they're totally fine. It's a co working space but there aren't really any big companies based there (the space is too small), it's more aimed towards freelancers, remote workers, and small businesses. They do a lot of events and are quite keen on getting people talking/building a bit of a community really. Although no pressure if you just want a desk to work from.   • How much equity do you have in the property and how much would you actually be borrowing? Borrowing 350k at the current rates you're looking at a repayment of over 2k per month. Depends on your own circumstances but I would be very wary of borrowing the absolute maximum you're approved for. Two people earning 50k each/combined 100k could well borrow over 400k but the sheer cost of the monthly repayments makes it a lot harder to actually afford. Some of the areas suggested are within the price range you've provided but very competitive and will almost certainly go for over the home report value, which you need to pay the difference yourself.   • There is no chance the council would bother putting a note on the house register for something like this. It's a dirty bin area. Not an essential repair. Easiest thing to do is speak to the factor and ask if they can arrange for it to be cleaned. But usually the landlord should do this for their tenant. If not, you'll need to roll your sleeves up and clean it yourself I'm afraid. Wouldn't be getting quotes from companies if I was a student and renting tbh.
