  • On the southside, there's Cartha (National 1) and GHA (national 1). If you're winning to nip through the tunnel, there's Hyndland (West 3), Hillhead Jordanhill (National 3), GHK (National 2), Glasgow Accies (National 2) and Hawks (Premiership). The FP teams (GHA, GHK and Accies) are probably the most cliquey. Also, it depends what kind of level you're looking to play at. Hyndland will be mostly recreational rugby. Hillhead Jordanhill is a a good mix and they put out 3 teams every week. GHK and Accies have both brought in pro players as coaches so are clearly looking to build for the future. At Cartha and GHA, you're starting to get players who take the game seriously. And Hawks is the semi-pro side, although they missed out on Super Six. PM me if you wanna know specifics. by TheMeanderer (Sat 25th May 2019 9:47am)

  • Really nice idea! It's always easier to motivate folk to give when there's something in it for them. But really, on any news story about food banka, we should be getting fucking angry that they're still a thing and that people have to use them. by TheMeanderer (Sat 8th Jun 2019 9:25am)

  • Depends what you're after. It's a small space upstairs - a dozen or so desks in one room. There's additional space downstairs. My main problem with it is it feels more like a cafe. • I'm really confused as to what they're saying. Are they trying to claim the Manchester place opened after Sugo Glasgow? Also love that someone factchecked their Instagram post. Apparently they registered the trademark in 2019, two years after they claimed. by TheMeanderer (Wed 11th Dec 2019 9:15pm)

  • I cycle from Mount Florida into town during spring and autumn and use the South City Way. The first part runs along Victoria Road with the new segregated cycle paths. As you point out, it's still a bit janky but they are steadily improving it. I've watched the works over the course of \~12 months and the improvement is impressive. After Vicky road, the route goes up Pollokshaws Road, which also has some segregated cycle paths. Some is on the road (past the Cits and up to the Clyde) which is bad but not nearly as bad as Eglington Toll. When youre in town, you can traverse the Clyde along the wee walkway (it probably has a name but I don't know it) then shoot up one of the north/south routes. Sadly, if you're looking for a fully off-road route, you're outta luck. by TheMeanderer (Wed 18th Dec 2019 11:49am)

  • If you end up going to Glencoe, consider driving down Glen Etive (google Etive Mor Waterfall and it's the road heading south beside it). The deer are super used to tourists so they'll happily munch grass right beside your car. Some of the big stags are amazing. by TheMeanderer (Wed 8th Jan 2020 8:55pm)

  • Surely this is the answer to OP's post? It's not a case of them ticketing your car then waiting to see if you move it. The ticket and lifting are done together. It's funny you mention the reality of running a small business, I just finished an eBook on that. Talked to loads of people who loved doing psychology or woodwork or brewing and turned it into a business. They quickly realized that 80% of their time was gonna be spent on the non-glamorous stuff like balancing the books and talking with suppliers. • Two different things, I think. On one hand, recognize the unhuman shift a load of healthcare professionals are putting in and let them know you appreciate it. I know a bunch of medics who literally just said that cheer meant an absolute ton for them. • There's a piece in The Guardian called *We can't go back to normal.* It's an interesting look at crises and how they could (caveat: but usually aren't) an opportunity to engender positive change. The Second World War ushered in many social security systems but 9/11 led to more surveillance and a loss of privacy. It got me thinking about what world you'd like to see after all this is over. • Found a Facebook local group full of these whackos, although it was technically a 5G protest group. The funny thing is these conspiracy groups draw *all* conspiracy nutjobs. So you get folk claiming 5G is a weapon of mass destruction right next to people claiming we're still living under maritime law right next to flat earthers right next to anti-vaxxers. • I'm all on the bean-to-cup bandwagon. I bought my Delongi Magnifica seven years ago, I think. It's been brilliant. You whack beans in the top, it grind either a couple or a single (with dials for volume and strength) and shoots out a coffee. I left it up a cupboard for a year and it worked perfectly when I dug it out. The only thing that went wrong is the water pump (common problem apparently) but I fixed it with a part bought online. by TheMeanderer (Thu 11th Jun 2020 10:55pm)
  • Does look like it. They've still got [my model](https://www.delonghi.com/en-gb/products/coffee/coffee-makers/automatic-coffee-makers/magnifica-esam-4200s-0132212136) on sale. Yeah it's definitely a lot of money to drop on a coffee machine but I'm still glad I did. Compared to an espresso machine, it's just easier. There's no grind and you don't need to clean out the coffee puck after each pull. It just dumps it into an internal hopper and you clean it out once a week. (I'm still looking for a use for hundreds of little coffee grind pucks!) by TheMeanderer (Thu 11th Jun 2020 11:04pm)
  • Persimmon build 14,500 homes per year, albeit not all in Glasgow. Not sure what we can make of a sample of 119. Moreso, presumably they didn't cancel the homes, they just pulled out of the sale. Whether they can find new buyers is likely the more important thing. A 20% drop would be huge. Prices only dropped 16% in 2008, right? And that was a crisis with hooks driven right into the property market. The COVID crisis, while exceedingly severe, will affect people very differently. In terms of drivers, what would drive a fall in prices? Banks aren't running out of cash like they were in 2008 so will still lend. Interest rates are still virtually nothing. Unemployment will rise, but given the low interest rates, may just force people to remain in their homes rather than move. Add in to that, we still don't have enough new homes being built so supply is still very low. by TheMeanderer (Mon 15th Jun 2020 10:38am)
  • It looks pretty significant but there's not really enough info to tell for sure. Where did you get the figures from anyhow? I can't find anything on it. by TheMeanderer (Mon 15th Jun 2020 4:20pm)
  • How will that affect house prices, though? I see two ways that could drive prices down: * More repossessions could add new properties to the market, increasing supply. * Decreased spending power. But for house prices to fall, sellers also have to *want* to sell. In such a shitshow, people may just hunker down. What we might get is a frozen market rather than any substantive fall. by TheMeanderer (Tue 16th Jun 2020 8:38am)
  • Is there a record of what was posted? Unite says t was a private tweet, right? If it's a direct message, who cares? If it's an @ message, well, surely what it says is important? by TheMeanderer (Fri 19th Jun 2020 5:42pm)

You only see the wanks out flaunting the rules and not the hundreds of thousands at home. But then again, NHS Glasgow recorded one of the highest upticks in cases so maybe there are more wanks than I think. by TheMeanderer (Sat 18th Jul 2020 7:07pm)

  • I moved to Battlefield from the West End and highly rate it. Mainly because our flat is \~2X the size of our pokey old place. Your budget will cut out all the Victorian/Edwardian tenements but you might find one of the 1930s tenements. I lived in one in Anniesland and they're pretty great. Here's a couple examples: * [Cartside Street](https://www.rightmove.co.uk/property-for-sale/property-96370430.html) * [Brisbane Street](https://www.rightmove.co.uk/property-for-sale/property-96616205.html) by TheMeanderer (Sat 29th Aug 2020 10:34am)

  • Yeah the Purplebricks guy we had round was pretty salesy. That said, we're happy and keen to do the viewings ourselves. I hated talking to estate agents when we were looking. They knew nothing about the flat, the area, the neighbours and so on. What was it about the service you didn't like? And are you sure about the extra non-their solicitor charge? I couldn't find anything on that. Good to hear Rettie are competitive. We're still waiting on them coming out for a valuation. by TheMeanderer (Fri 16th Oct 2020 9:37am)

  • Route: Easy going mostly. Very little is on anything not resembling a well-maintained trail. Three real ascents (Conic Hill, Devil's Staircase, and Kinlochleven) but none are particularly strenuous. Everything is signposted. The route is hoaching with walkers. Prep: I did it in seven days with no real walking experience and carrying equipment. A bunch of hillwalking friends have done it in five and six days. A couple of ultrarunners I know did it in three. I thought seven was good. There's only one short day (9 miles from Kingshouse to Kinlochleven), which for us came after the longest day (19 miles fron Tyndrum to Kingshouse). If I did it again, I'd use a baggage company. I'd rather enjoy the walk than have it turn into a slog with 12KG on my back. Places to stay: We stayed at Drymen Campsite (fine), Rowardennan Hostel (rundown but I loved it. Three course dinner for £13, equal parts hilarious and filling), Beinglas Campsite (good but the shop reams you), By the Way Campsite (good), Kingshouse (bunkhouse is shite and overpriced), Blackwater (the place isn't manned overnight so wee raving neds are common), and Guisachnan Guesthouse (place is a bit Faulty Towers but is cracking). by TheMeanderer (Tue 6th Jul 2021 9:24pm)

  • My partner and I recently sold a two-bed tenement in reasonable condition in Battlefield. Our home report was £210k and we sold for 17% over that. Your flat, while a new build, is in a better location so I thought it would be roughly comparable. But I did some digging and it doesn't look great. Other ground floor flats in your building aren't going for anywhere near £200,000. Recent sales are: £128k (2019), £132k (2018), and £132k (2017). When you do a [search for nearby flats](https://www.rightmove.co.uk/property-for-sale/find.html?locationIdentifier=REGION%5E65680&maxBedrooms=2&minBedrooms=2&maxPrice=190000&minPrice=160000&radius=1.0&sortType=6&propertyTypes=&includeSSTC=false&mustHave=&dontShow=&furnishTypes=&keywords=), there's a lot of non-ground floor tenements at roughly the same price. by TheMeanderer (Sun 1st Aug 2021 7:27pm)

  • Seconded. I did the [Grey Mare's Tail route](https://www.alltrails.com/explore/trail/scotland/west-dunbartonshire/grey-mares-tail-trail) recently and it was a lovely wee walk. At 5km it's not the longest, but you can tack on all the trails to the west, too. by TheMeanderer (Sat 6th Nov 2021 5:42pm)

  • Yeah I drove. There's a small car park next to an old folks home at the top of faifley. By the looks of things it's a bit of a bastard to get to via public transport. Where abouts are you coming from? by TheMeanderer (Sat 6th Nov 2021 6:42pm)

  • Yup. We sold for \~£250k. The decoration was fine but it needed a lot of underlying work: wiring, plumbing, replastering. I can't even imagine being a buyer in this market. by TheMeanderer (Fri 10th Dec 2021 9:37pm)
  • **tl;dr: Are council house drawings saved/stored anywhere and how can I access them?** A friend has recently bought what he thinks is a former council house in Dumbarton (not the house in the picture but the same design). I'm helping out with some DIY and it would be useful to have drawings for the property. Who should we contact to ask for the drawings? by TheMeanderer (Tue 4th Jan 2022 11:02am)
  • Hm that could be an option. There's hundreds of them in Dumbarton so hopefully there's a bunch of builders who've worked on them. by TheMeanderer (Tue 4th Jan 2022 11:28am)
  • Ah so these were built privately? That does make things trickier. I'm looking for builders called John Lawrence but I'm coming up blank. Do you happen to know if they've got a website? by TheMeanderer (Tue 4th Jan 2022 11:28am)
  • Hm looks like it went bust? by TheMeanderer (Tue 4th Jan 2022 11:35am)

  • So they advertised £44k to £55k and offered you £30k? Fuck that. Obviously it's conjecture... but that figure feels like it's because you're Indian. At the very least, ask for clarity around why your offer is 30% lower than the advert. by TheMeanderer (Thu 31st Mar 2022 9:58am)

  • I used to live in Battlefield and, even though we weren't on the main commuting rotue, our close got peed in regularly. A good technique I discovered was handwriting a sign with your wrong hand saying, "Thank you for not peeing in my close. From, Abbie, aged 8." Also, two pandemic years were blissly pee-free. • Yup. We took a recommendation and just went with them. No research, no nothing. Turns out they were very old school, fairly expensive, and not particularly accurate. • With the information you've given, no one can give you a definite answer. Hell, even with all the information, you're only getting guesses. We bought our flat for \~5% over HR and sold for \~17% over HR. If you want a benchmark *now,* check recent sold prices on Registers for Scotland (or Rightmove sold prices) and compare them to archived listings. You probably won't be able to get the home reports for sold properties but you can guess based on the offers over figure. If you have time to kill, start recording all the home report figures for properties you view. Check RoS after three months to get the sold price. That'll give you an accurate idea of how much over HR people were going... albeit with a three month lag. by TheMeanderer (Tue 14th Jun 2022 9:18pm)

  • Is it the timber framed barn/ranch-style house? That's one of the original six plots on the pilot site. It was on the most recent season of Grand Designs: The Street. by TheMeanderer (Sun 26th Jun 2022 2:52pm)
  • I haven't been past in a while. Do you know if the other plots have started yet? It looked so lonely for a while. by TheMeanderer (Sun 26th Jun 2022 3:01pm)
  • Thanks for the tip. I followed the Bantaskin Street Barn build quite closely but didn't notice any info on the other plots. I'll have a scroll. Yup, the GCC page is where I got the quote above. However, that's literally all the public-facing info. It's kinda crazy considering they're promising to deliver hundreds of self-build plots. by TheMeanderer (Sun 26th Jun 2022 3:48pm)
  • Interesting. I thought this was one of the more cost-effective programs. If I recall, the plots were between £40k and £50k with services and a design code rather than traditional planning permission. Having tried to find land for years, this is among the lowest I've ever seen. It's super interesting comparing self-build options to new builds, too! I was looking into Dan-Wood prefabs, specifically Point 140.13E. Price-wise, it's probably on-par with a similar size new build. But the build quality and spec is significantly better. by TheMeanderer (Sun 26th Jun 2022 4:00pm)
  • Plus the learning hub building on University Avenue isn't all glass/steel. It's got that cool exterior treatment of striations/panels. Compared to the old maths building, it's night and day. by TheMeanderer (Sun 26th Jun 2022 4:08pm)
  • Hunners a halfpenny? by TheMeanderer (Sun 26th Jun 2022 4:05pm)
  • Hm that's interesting. One of the most frustrating things is how opaque the whole thing is. I was actively looking to buy land and build in Glasgow between 2017 and 2021... and never heard about the programme. by TheMeanderer (Sun 26th Jun 2022 4:49pm)
  • But snide superiority is all I have! I'm going to ask again, though, what do you consider a crash? And did your "Crash coming, yes, definitely" comment refer to the housing bubble OP referenced or something else? If the former, what do you consider a crash? Would stagnating house prices during high inflation constitute a crash or do you expect a significant fall in sold house prices? It's all well and good telling me to educate myself but after several comments I still don't know what you're saying! by TheMeanderer (Sun 26th Jun 2022 4:46pm)
  • PC gone wild. Back in the day, you could get a bus into town, two Sikhs, and a Hindu for a tenner and still have enough left over for chips. by TheMeanderer (Sun 26th Jun 2022 6:19pm)
  • There's a tremendous amount of wasted space within the city. A lot is sold to developers who build shite. I don't think it's too strange an idea to parcel up the land and sell it to individuals. by TheMeanderer (Sun 26th Jun 2022 8:22pm)
  • This is woefully incorrect. Many "west EU" countries like Austria, Belgium, Italy, and Norway have prolific self-build cultures where up to 80% of new homes are self-built. Also, there's a tremendous amount of free space *within* the city. The problem is, it all goes to developers. The Bantaskin Street site is proof that the council can parcel up land and sell it to individuals, not housebuilders. by TheMeanderer (Sun 26th Jun 2022 8:25pm)

  • The rental market, especially in attractive places like the west end, is brutal. Properties go same day. Folks offer 6 months upfront. Etc etc. The purchase market in those same areas is just as bad. Houses in Bearsdwn are going 20 to 30% over HR. by TheMeanderer (Sun 3rd Jul 2022 10:16pm)
  • Yeah, the Scottish "Offers Over then Home Report" system is maddening. When we sold, Clyde gave their spiel on why they do it. "We market it lower to drive interest up." Well, surely that only works on people once? As soon as you know about Offers Over, you amend your search criteria to find properties you can actually afford. by TheMeanderer (Tue 5th Jul 2022 9:42pm)
  • Out of interest, what area did you end up buying in? by TheMeanderer (Thu 7th Jul 2022 3:54pm)
  • Come to think of it, does the standard estate agent MO not breach GDPR? Requesting the home report doesn't include granting marketing permissions. Maybe they'd argue it's part of the service. by TheMeanderer (Thu 7th Jul 2022 3:54pm)
  • It's been a hot minute since I've had to think about GDPR but it needs to be an obvious and positive opt-in. Hiding it in the T&Cs shouldn't count. It needs to be a button that says, "Request an irritating call back." Might start reporting EAs to the ICO and see what happens. by TheMeanderer (Thu 7th Jul 2022 7:29pm)

  • >Self inflicted segregation This feels like an uncharitable way to describe... well... literally everything. I went to a video game conference a while back. No table top games. No card games. No sports. Does it create division by celebrating one thing? Nah. It's because it's about that one thing. Okay, maybe private conferences are different from public events? So why might events like Pride be valuable. Well, the qualities it celebrates are the same qualities that have caused decades of discrimination, hate, and prejudice. These folks have been denied rights. They've been bullied. They've been harassed, mocked, and victimized for *existing*. This stuff a historical hangover. It's ongoing. A friend of a friend and his husband got abused in Edinburgh for just walking down the street. It's shit like that make people hide who they are. Pride is just a short celebration that these folk exist and are proud of that part of their identity. I simply don't see how that causes more division. by TheMeanderer (Sat 16th Jul 2022 5:54pm)
  • >Then explain to me why my local council and many other companies will happily give out a job to a gay/trans person over a straight person or a black over a white, because of "equal opportunities"? Can you provide any evidence that positive discrimination is happening? by TheMeanderer (Sat 16th Jul 2022 6:05pm)
  • Can you show me one? by TheMeanderer (Sat 16th Jul 2022 6:14pm)
  • Doesn't need to be yours. You can share another one if they're so common. I'll be transparent about why I'm asking. Every equality and inclusion policy I've seen is about *not* biasing your decisions based on the qualities you mentioned. So my experience is the polar opposite to yours. If positive discrimination is so rife, I'm amazed I haven't seen it. by TheMeanderer (Sat 16th Jul 2022 6:23pm)
  • >You do realize not everything you read is true? Many companies including our own councils lie and make everything seem good on paper but what you don't realize is that behind closed doors there's plenty dodgy business going on. Of course. I'll clarify, though. Every equality and inclusion policy *I've been involved with* has about not biasing your decisions based on the qualities you mentioned. I don't buy your idea of an epidemic of for-profit companies promoting unqualified candidates because of things like race, gender, and sexuality. Companies optimise for profits. Councils? Yeah, maybe different. I don't have any insight there. Is there any evidence other than that you've seen something from your perspective? EVs and recycling are very interesting, but maybe a conversation for another day. by TheMeanderer (Sat 16th Jul 2022 6:33pm)

  • The culture in Glasgow is really starting to get to me. Just look at the responses to this post. Cringe. Maybe you should do your own homework. Yada yada yada. There's this undercurrent of settling and being fine being mediocre. by TheMeanderer (Mon 1st Aug 2022 11:00am)
  • I'd honestly love to know. My partner and I went £5k over for our first flat. The folks we sold it to went £36k over the home report. It's wild. I simply have no idea how first time buyers are saving for a deposit plus these crazy bids. by TheMeanderer (Wed 3rd Aug 2022 1:28pm)
  • If you're willing to a bit further (35 minutes), I highly recommend the Campsie Glen Car Park (AKA Car Park in the Sky). • I compared a bunch last time I moved. Most do an initial 50% off for 8 weeks then revert to full price. Here are the all-in four month costs for a 50 sq ft unit: * Hassle Free: £240 * Safestore: £569 * Absolute: £200 * Len's Self Storage: £360 * GTW: £369 Disclaimer: These prices are from \~Summer/Autumn 2021 and may well have changed. by TheMeanderer (Tue 23rd Aug 2022 11:09am)
  • Yup. I ended up going with Hassle Free storage, who I probably wouldn't recommend. I didn't view the site beforehand so was kinda surprised that the units were shipping containers. I stored over late summer and early autumn so the temperature was fairly mild, but I don't know how they cope during the winter. by TheMeanderer (Tue 23rd Aug 2022 11:53am)

  • Popular areas are still fiercely competitive. Shawlands, Scotstounhill (not even Scotstoun!), Dennistoun, etc all selling quickly and well. Middle areas that have seen aggressive price growth are hit or miss. Theres one house in Kelvindale that's been up for a few months because the guy is convinced a Jogn Lawrwnce semi is worth 400k. Low comp areas are weakening. I've seen a lot of reductions lately in places like Ballieston. Without the buying frenzy, they're slumping back to business as normal. by TheMeanderer (Sun 28th Aug 2022 9:49am)

  • I really wish we could stop living in interesting times. Gimme some stability! But yeah, I wonder how it'll play out. One interesting factor with Glasgow is the scarcity of affluent neighbourhoods. There really isn't a ton of choice, which could keep supply low and demand high. by TheMeanderer (Sun 28th Aug 2022 9:57am)
  • But also, a lot of new developments are horrendous. I drove through new Bishopton a while back. There's nothing there apart from houses. No shops, no cafes, no parks. They're just not nice neighbourhoods. by TheMeanderer (Sun 28th Aug 2022 5:04pm)

  • This is the best advice on here. In many sectors, the lion's share of job opportunities are informal or hidden. A personal recommendation, a recruiter sliding into your DMs, a proactive application, etc. by TheMeanderer (Mon 29th Aug 2022 11:09am)
  • Just my 2p. English lit degrees are helpful, but they certainly aren't a prerequisite. In fact, if someone wanted to become a writer, I wouldn't recommend they spend four years on an English literature course. Fundamentally, they (most? all? I graduated a while back so things might have changed) don't teach students to write. I know many woeful writers who studied English literature and many outstanding writers who didn't. There are many other degrees (professional writing, creative writing, rhetoric, writing, journalism, etc.) that teach writing as a craft rather than the analysis of the end product. by TheMeanderer (Mon 29th Aug 2022 11:08am)

It pains me to praise Lothian Buses, but it's great. * A rapid public transport service to the airport. * Public riverside areas. Bin cars from Glasgow Green to the M8 and pack that area with bars and restaurants. * A purpose built stadium for its rugby team. One of the first thing my therapist recommended for low mood was behavioural activation. In other words, do something/anything. Plan three things you *could* do and reflect on your mood before and after. Stuff that worked for me: Parkruns, gym, reading, playing thoughtful video games, cooking technical dishes, scenic drives. Stuff that didn't work for me: Gardening, cleaning, comfort television. by TheMeanderer (Sat 15th Oct 2022 9:31am)

  • But surely they get holding out puts them in a worse position? Interest rates are about to jump by *another* 0.75%, cutting affordability by almost 10%. Every MPC meeting that goes by, they're losing potential buyers. by TheMeanderer (Wed 2nd Nov 2022 4:17pm)
  • It definitely feels like that. Estate agents are scrambling to organize closing dates with like one or two notes of interest. I think they're hoping folk are still in the crazed pre-Truss mindset of "throw money at it and hope for the best." by TheMeanderer (Wed 2nd Nov 2022 4:24pm)
  • The home report valuation gives the surveyor's opinion on what it's worth. Since we have restricted supply, cheap debt, and high demand, what buyers think a property is worth is typically significantly higher. by TheMeanderer (Wed 2nd Nov 2022 4:21pm)

  • It is highly anecdotal and non-scientific, but I've noticed the same. It started in less desirable areas, but I'm seeing a lot of reductions in East Dun and around Newton Mearns now. by TheMeanderer (Wed 2nd Nov 2022 5:19pm)
  • Woah, cool your boots. I agree with the first bit of what you wrote. She's obviously happy where she is and isn't working to a hard deadline. But she's waiting for an offer that might never come. (Probably will never come?) Why would *anyone* throw tens of thousands over home report when there's no competition? That's a hot market mentality in a cooling environment. by TheMeanderer (Wed 2nd Nov 2022 5:16pm)
  • Are you selling a flat right now? Feels like you're responding pretty badly to this. I'm not expecting a discount. I'm literally expecting to pay the valuation. by TheMeanderer (Wed 2nd Nov 2022 5:15pm)
  • Have you been asleep the past few months? H2 2022 =/= H1 2022. Demand has slowed significantly. Reductions are more common. Properties definitely are going for home report. Anecdotally, we've passed on two flats where the sellers and estate agents indicated they'd accept home report. Ultimately, neither of us can settle the argument over her negotiating tactics right now. Either it gets reduced, pulled, or she sells at a higher price. I guess we can check back in six months? by TheMeanderer (Wed 2nd Nov 2022 5:25pm)
  • Interesting, but that's certainly not what I've been seeing or experiencing. When estate agents are telling you to go in at HR (or even under HR!), that's a sign things are changing. by TheMeanderer (Wed 2nd Nov 2022 5:34pm)
  • That's certianly one possibility. At another flat we looked at, the sellers were super transparent. They had an onward purchase and needed X thousand from their sale. I really appreciated their honesty... even if I thought they were looking for too much. by TheMeanderer (Wed 2nd Nov 2022 8:53pm)
  • Offers over and home report haven't changed. She's only had one offer as far as I know and she knocked it back. by TheMeanderer (Wed 2nd Nov 2022 8:57pm)
  • That's totally fair and if the stars align, she might well get her £30k. But demand and affordability are falling. More properties aren't going to closing date. Those that are aren't always selling. When comparable flats start selling for less, the chances of someone coming in and spaffing money up the wall vanish. by TheMeanderer (Wed 2nd Nov 2022 8:55pm)
  • I think next year will be interesting, but I'm not expecting demand to get back to 2020-2022's levels. There's just too many material differences. by TheMeanderer (Thu 3rd Nov 2022 8:33am)
  • Here's some of the batshit goals sellers have given me: * £350k HR valuation and they want £400k * £375k HR valuation and they want £430k * £350k HR valuation and they want £400k... then £380k... then £370k by TheMeanderer (Thu 3rd Nov 2022 9:21am)

  • I'm currently in the process of buying so can share some highly anecdotal feedback mostly relevant to the southside. * Demand is significantly down. When I sold in 2017, it was frenetic. Flats commonly went to closing date within the week and sold 15 to 20% over HR. Now, flats are hanging around and often being sold via verbal offers. * Corum Shawlands advised that nice flats are still going for 5 to 10% over HR. * A mortgage broker advised that a lot of flats are being sold at home report. * For less desirable flats and locations, I've started seeing a lot of reductions. by TheMeanderer (Mon 14th Nov 2022 12:55pm)

  • I've been digging Thrift Plus recently. It's like an online charity shop. Folks send in clothes and pick a charity. The website sells them and splits the sale between the charity and them. I think the product photography might be automated since it's a bit janky, but there's decent stuff on there. by TheMeanderer (Wed 30th Nov 2022 8:42am)
  • I took a look on Rightmove looking for 1/2-bedroom properties under £130,000. There's options in Shawlands, Battlefield, Giffnock (it says 30 min cycle? Seems ambitious.), Netherlee, Cathcart, Thornwood, Anniesland, Temple, and Kelvindale. All are safe areas. by TheMeanderer (Wed 30th Nov 2022 3:39pm)

  • Think more local. The market in Dennistoun is different from Shawlands is different from the West End is different from Battlefield. What do you count as near the centre? A 5 minute walk? 10 minute train? by TheMeanderer (Fri 9th Dec 2022 5:53pm)
  • These figures don't feel realistic. In the Southside, right now, 15-20% over is the exception. Around 5-10% is the norm. by TheMeanderer (Fri 9th Dec 2022 5:56pm)
  • Battlefield, Shawlands, Pollokshields, Queens Park, Cathcart. According to a couple mortgage brokers, there's a ton going for home report right now. Hell, we were offered a home report deal on a flat that was going 50k over during the pandemic. Admittedly, there's variation between places. I'm not saying every place goes for 5% over. by TheMeanderer (Fri 9th Dec 2022 9:56pm)
  • I aim for about 50 quid a week for two people, but it's probably crept up recently. But there's a couple caveats. I don't eat breakfast and my partner eats pretty stapley things like porridge. I also don't include booze in that. And cat food is extra. Also, I try to limit our meal plan to one animal protein a week. So I might pick up a whole chicken, butcher it, and use it across a soup, stir fry, and fajitas. by TheMeanderer (Sun 11th Dec 2022 8:16pm)

  • Yah, I've been reading into the requirements regarding age. Problem is, what's the difference between an extension built 20+ years ago and one built without any documentation 15 years ago? The solicitor hasn't really provided any evidence other than, "It looks pretty old." I just double checked the home report and the surveyor doesn't comment on the age. He just says to check all local certificates/planning were acquired. The property is 1960s, I think. Likely to be on the Sasine register or is that for seriously old properties? by TheMeanderer (Fri 16th Dec 2022 5:47pm)
  • IIRC it was bought new in the 60s and sold in 2015. I checked the planning portal for both planning permission and building warrants but no dice. It's looking like we'll have to follow your advice and just trust our solicitor! by TheMeanderer (Fri 16th Dec 2022 6:00pm)
  • There is indeed! Problem is the map data is from 2015. I even found a few neighbouring properties bought in 1999/2000/2001/2002. They have maps... but the map data is from 2007 or 2008 at the earliest. by TheMeanderer (Fri 16th Dec 2022 6:19pm)
  • It's problem after problem. I bought a bunch (spent nearly 15 quid on title plans!) but the map data is all from 2007 onwards. So one title plan is dated 1997... but the map says "This copy has been produced from te ROS Digital Mapping System on 27/05/2009". So frustrating! by TheMeanderer (Fri 16th Dec 2022 6:38pm)

  • Hah! I do indeed gaze at the bleak drizzle. My earlier post was also super bad. I guess, I'm curious about other cyclists habits and behaviour. I only ever cycled when it was ~~dry~~ not raining so it didn't matter to me whether it was raining 10mm or 100mm. That's probably why I'm hung up on days vs intensity. I haven't lived abroad in a cycle-friendly city, but will folk bang waterproofs on and crack on through their much-lighter rain? by TheMeanderer (Sat 18th Feb 2023 11:44am)
  • To be fair, I was trying to parody the mad conspiracy theory of the poster I replied to. • You don't have to substantiate up your accusations, but they feel fairly knee-jerk and ill-thought-out. Here is a quick definition of casual racism from Black Minds Matter: >Casual racism stems from a negative stereotype about a race or a religion. It can be an off-handed comment or, in some cases, jokes between social groups. > >Due to the casual nature of these comments, it can be downplayed as a ‘joke’, or reduced to the realm of ‘not really racist’ – but the impact can be just as harmful as someone being overtly racist. The original post, playing up to Chinese plans of world domination, arguably ticks this box. Cariacturing that conspiracy theory by suggesting the Chinese military were going to send soldiers on *lowrider bicycles* to attack a *meme-famous kebab shop*? I remain unconvinced. My parody conspiracy was intended to undercut the sterotype not reinforce it. by TheMeanderer (Sat 18th Feb 2023 1:28pm)
  • For sure. The point in parody is to treat ideas to deliberate and extreme exaggeration to mock and question them. Do you think parody of racism is inherently racist also? by TheMeanderer (Sat 18th Feb 2023 1:38pm)

  • I did quite a bit of research into self-arranged mortgages before buying my first flat. (Direct via providers and using self-service platforms like Habito.) In the end, First Mortgage (who I don't actually recommend using but that's another story) secured a better deal than I could independently. They also dealt with the admin sides of things. They knew how best to prepare, what docs we needed, what formats would be accepted, etc. Offloading all of that work was pretty advantageous. Our broker was no-fee as they earned a comission from the lender so going with them didn't cost us anything. by TheMeanderer (Wed 8th Mar 2023 1:38pm)
  • Haha yeah we looked at a flat in the Pollokshields East bit (all beautiful green windows) where someone had whacked in triple glazed units with batshit transoms. Still, I think they're unenforced rather than unenforce*able*. I'd be shitting myself some council body would come and tell you to rip our the PVC and replace em. by TheMeanderer (Wed 8th Mar 2023 5:37pm)
  • My first experience was great. My second was woeful. Our adviser, admin person, and second admin person all went away on holiday at the same time. (The second admin person didn't even tell us she was going.) Our application also had some issues (caused by the lender but that needed fixed by First Mortgage) and the office phone rang out constantly. I was on holiday but was spending hours trying to call them. In the end, I started calling random other first mortgage branches for help. We ran right up against our exchange date. If we'd left it to them, there's a good chance we'd have lost the sale or at least have required an extension. by TheMeanderer (Thu 9th Mar 2023 7:50am)

  • Is TSPC a hyperlocal property market? Can't think of similar in Glasgow. Honestly, I'd focus on Rightmove and Zoopla. The vast majority of estate agents advertise on both marketplaces. If you want to be super thorough, you could also search Onthemarket, PrimeLocation and the other bit part players. by TheMeanderer (Sun 9th Apr 2023 3:31pm)
  • >My understanding is that the vast majority of properties are sold through solicitors (thorntons etc) rather than estate agents This is kind of half right and half wrong. Usually, a seller appoints an estate agent who manages the marketing (photos, description, advertising, etc.) and offers. Solicitors conduct the legal side of the sale and purchase (conveyancing, settlement, etc). You'll, of course, find some solicitors who also operate as estate agents and estate agents with in-house or linked solicitors. Learn more about the process [here](https://www.mygov.scot/buying-a-home). >not all solicitor adds show on Zoopla but they all show on tspc As above, we're talking about estate agents advertising, not solicitors. As to whether they advertise on Rightmove or Zoopla, that's a case by case basis. The *vast* majority will advertise on both because the vast majority of people use RIghtmove and Zoopla as their default research tools. I've sold recently and would never have selected an estate agent if they didn't use those websites. As to whether TSPC includes *all* properties... I did a bit of research and it's not true. For example, this property on [Hill Street](https://www.rightmove.co.uk/properties/131955998#/?channel=RES_BUY) is advertised on Rightmove but *not* on [TSPC](https://www.tspc.co.uk/Search/Property-in-Hill-Street). by TheMeanderer (Sun 9th Apr 2023 5:42pm)
  • Okay, I see what you're saying: There's a small group of Dundee based solicitors, members of TSPC, who choose not to advertise on Rightmove. And you're concerned about missing those properties of you don't search TSPC. Makes sense. As far as I know, Glasgow (thankfully) doesn't have an equivalent. by TheMeanderer (Mon 10th Apr 2023 8:39am)

Such a steep ascent for a small hill. Fun scrambley bits. You can also tag on Little Earl and Slackdu to turn it into a proper circular. Only issue is there's no path from Little Earl to Slackdhu so you've got to DIY it. If I can add one more, I'd go for [Crichton's Cairn/Cort Ma Law/Lecket Hill](https://www.alltrails.com/explore/trail/scotland/west-dunbartonshire/crichtons-cairn-and-lecket-hill-circular-walk) from the Car Park in the Sky. • I know you deleted your post but I had already written this response... so you're getting it anyway. I suspect I know the flat you're talking about. Corner flat in Pollokshields? We were in a very similar position last year. There was a flat in Shields that had been on for *months,* but the seller wouldn't budge on their expectations. Ultimately, we weren't prepared to pay more and they weren't prepared to accept less so on the market it remained. (And if fact was taken down unsold.) In your case, it doesn't sound like a negotiating tactic. I'd guess they have a figure they need/want and you haven't hit it. by TheMeanderer (Mon 1st May 2023 5:56pm)

Although it's timed, it's not a race. They have walkers, joggers, and runners. It's a lovely community and each event has its own vibe. E. G. • Not to be accused of sitting on the fence... but both can be true. I really like the city and there's a reason I've stayed, but it *does* have problems. While I agree that eternal whinging fixes nothing, we should be engaging with the city's challenges. Housing, litter, public transport, addiction, deprivation, etc etc. These *are* significant challenges and require an engaged populace to fix. by TheMeanderer (Fri 28th Jul 2023 8:07pm)
  • I don't get the downvotes. Our usage of George Square is very poor. A lot of that is a hangover from surrounding it with roads, but it could be such a nicer space to sit and socialise. Most agents will charge a marketing fee on top of commission so drive down their variable fee. by TheMeanderer (Fri 4th Aug 2023 6:18pm)
  • **how to find a trustworthy and well-priced solicitor to help us;** Conveyancing services are fairly commoditised. So long as a solicitor is competent, they should be fine. Ask around and get recommendations. Ask for quotes, too. **what additional surveys is important to carry out after making an offer (we had an experience where we got to know from a previous offerer that a house we visited has a structural issue that was never mentioned in the home report);** Totally up to you. As you've alluded to, home reports are very surface level. Ideally, they'd flag anything that requires further survey, e.g. damp or structural concerns, but that's not always the case. **why some properties sell 10-15% above HR with 5-10 notices at closing date while other properties stay on the market for 6-12 months; or in other words what are the main selling points of houses in Glasgow people are willing to overpay for? and how can we find a good property that fits our requirements but isn't "hot/hyped"?** The property market is local. The Glaswegian property market is hyperlocal. Desirable areas still have low enough stock and high enough interest that selling prices are high. Venture into lesser wanted areas and you'll find lower prices. A "good property" is crazy subjective. I bought a John Lawrence semi a few years ago. Literally thousands of people in Glasgow live in one quite happily. On the other hand, I hated it and have moved back to an Edwardian tenement. Can you share what you're after? The buzz of the west end/shawlands? The value for money of Bridgeton? The easy access to the airport of Paisley? (Idk, I presume Paisley has other pluses, but that's all I could think of.) by TheMeanderer (Fri 18th Aug 2023 2:39pm)
