  • Without doubt the best pint of T I had was after doing the tour at the brewery - I think it’s unpasteurised so that’s why it’s so good. Still to try the citizen though.   • Thank you - yeah I’ve used them in the past the counsellors are great and I’ve done the relaxation and stress management courses they offer.   • Same here we were just lucky with this one - we saw one on pike man road last year that went for £30k over home report value - think it was offers over £139k with home report £160k and sold for £189k just crazy!!! We’ve looked at a few that were reasonably priced but needed a lot of work - and even they have gone for much more. Maybe she hadn’t got any experience of training (& I know how frustrating it is when they are young and ignore you) but shouting at any dog just gets them more excited or anxious (as most dog trainers/behaviourists would agree). Maybe you could have a word with her? Not mentioning the dog but say you hear her shouting sometimes and it’s really distracting when your working?   • Have you tried calling dogs trust? They have a small selection of certain dogs that are able to be rehomed just now (although that’s only if you have a garden). Dogs are amazing and I recommend there’s one for everyone out there BUT without sounding like a patronising prick please make sure you’ve thought about how much of a commitment they are (I know, I know but honestly I’ve had dogs my whole life and even on occasion I’m like ‘phew it must be like having a child - no offence to anyone meant!) WFH will mean your there but what about holidays etc. It’s all totally do able and they enhance your life so worth it! I know that throughout this dogs trust have still been taking dogs in and are seriously worried about the long term repercussions of people getting dogs and then giving them up, so they are preparing for an influx in a few months. My honest advice would be to contact Dogs Trust directly potentially even to foster a dog throughout this period? Again I’m sure the rules for this are you need a garden. Not sure what the SSPCA rules are but although they are not rehoming right now they may also be able to help you. Maybe next week when big Nicola announces the lockdown exit strategy the rehoming might be allowed to start again. Hope this helps - my advice is to get a rescue because there are so many out there and buying a dog right now is against lockdown rules (and I’d assume wouldn’t be able to see a vet for jabs etc) so any for sale are prob a bit dodgy. It’s not that any other rape or attack is less important but this one being at 1.30pm (basically lunch time break time) in a nice bit of the city centre is seriously scary.   • Please be very careful as well as due to the demand (throughout covid) the puppy and kitten farm ‘industry’ (scumbags!) are making a fortune and attempting to look like genuine sellers now more than ever. There’s been numerous news articles about this recently and it’s heartbreaking the way the animals are treated. Obviously it’s difficult still to request to meet the parents of the puppy or kitten but if you do find one at a reasonable price please be cautious and if possible request to see the baby with it’s mother. They do try and fool you by showing pictures (usually these aren’t the actual animals) so if you can’t go to the property request they do a wee video for you. For adoption - the rescue centres are usually cautious about kitten and puppy enquiries and want to make extra sure your suitable (to avoid having them returned), they often only give them to people who physically visit the centre and have already enquired about an older animal. I know that seems unfair but its done with the best intention for the welfare of the animal. Just on a wee side note the sspca and cats protection league both have indoor cats available at the moment but they are a bit older.   • I used music magpie a couple of years ago to get rid of my dvds (I had I think about 100) some will be worth 1p but you might get a few that are worth a bit more and it all adds up!   • It’s a great wee bit (I’ve lived on Garrioch road between botanics and big Tesco for 17 years). As with any big city there’s a mixture of folk but overall everyone is pretty decent - your really close to transport links (buses are frequent maryhill road) and 15mins walk to subway. Queen Margaret Drive and Byres road both have a great selection of cafes and the latter loads of pubs. The botanic gardens are lovely and it’s handy to walk in from kelvin walkway.   • Our initial offer from buyer contained what we have now been told an unusual clause and should never have been accepted (this is verbatim from YC even though it was one of their colleagues that dealt with it initially). We’ve had four ‘case managers’ - to be fair this had probably been at least partly due to covid. But all in all we’ve had no advice, have to constantly chase, get asked for information that has already been sent (worryingly title deeds). We’ve now lost two house sales due to their incompetence in getting our sale completed (the buyer has been trying to complete since June 29th) I’ve complained to most recent case manager who was already pretty rude, so now it’s like pulling teeth!   • I’m in the g20 area too and moved from Woodside doctors (because my gp retired and I didn’t gel with his replacement) to Maryhill health centre - Red Practice a couple of years ago and I really liked them. I’ve had long term mental health issues and I’ve found my gp (Dr Leslie) really helpful, he has referred me for psychotherapy (though I’m still on the waiting list). They have shawpark resource centre within them which is the kind of first stage of help, I’m sure you would get a referral from them no problem. It’s so hard isn’t it?   • I put my one bedroom flat in north Kelvinside (literally a mixture between maryhill and west end location) on the market in February - got loads of viewings and accepted an offer within two weeks then covid hit, everything was put on hold, long story short the buyer pulled out last Tuesday, we put it back on the market Wednesday and got an offer on Friday. I would say put it on the market - especially with it being a two bedroom and in a good location. The only downside is depending on where you are looking to move too - I think house prices have gone through the roof due to people in flats wanting gardens and more space. Pros:- good time to sell for students (parents buying for kids and buy to let landlords snapping places up), market is definitely healthy so you’ll get a good price, no stamp duty Cons:- depends how you feel about people being in your flat/enforcing face mask wearing, if your looking to buy a house it’s incredibly competitive just now and you may need to pay a bit more to secure a house (whereas flats in good areas tend not to lose too much market value) by Barnboo28 (Fri 7th Aug 2020 8:32pm)

  • Absolutely AVOID Your Conveyancer as another post said - I’m currently dealing with them and it is an awful experience- they are so incompetent that I have complained to their ‘complaints manager’ - that was three weeks ago and I have heard nothing. If it wasn’t that I’m desperate for the sale to go through and avoid further delays I would pull the plug and go with another Conveyancer regardless of cost! Only reason I went with YC is Purplebricks make you pay a fee of £300 if your selling through them and don’t go with (YC) However must second the recommendation for Conveyancing Direct - my friend has used them three times and highly recommends (& he’s very particular haha!) by Barnboo28 (Thu 13th Aug 2020 2:41pm)

  • I know this isn’t exactly what you asked for but if you do end up going down the estate agent route avoid using Purplebricks. I went with them because I liked the flat fee and online platform but it has been awful - for example it took three days for an official offer to be emailed from them to my solicitor (there’s many more things I could highlight). I knew from research that you either get great service or rubbish so it’s a 50/50 chance but my god being in the bad 50 has been beyond stressful so avoid avoid avoid! Also why not get a couple of valuations done (they are free of charge) Clyde property and Pacitti Jones both offer them pretty quickly from what I’ve heard. That could give you an inclination of how much your property is worth then contact a couple of the buy quick companies and see what they say.   • I just sold my one bedroom tiny flat in maryhill/north Kelvinside for £120k, home report price. I put fixed price as I didn’t want to muck people about or be mucked about. It’s bloody difficult buying - viewed a house that was valued at £160,000 and it sold for £189k - mental! Honestly the best thing you can do is 1) set yourself a limit and try your hardest to stick to it - it’s really easy to let yourself heart rule your head once you start looking! 2) research the area you fancy - for us we had no idea where to live or where we could afford all we knew was we wanted a house with a garden. I was totally overwhelmed by all the different areas in Glasgow (even though I have lived here for over 18 years lol!). Anyway because we were in the west end (albeit maryhill really) we settled on knightswood as it was within our budget and wouldn’t be a massive lifestyle change. 3) Most sellers are keen to exchange quickly and will even take a lower offer sometimes - this is what gave us the advantage in getting our house (although then the dreaded covid struck but that’s a whole other story!) Life is tooo short to get yourself caught up in all the madness of house buying and selling - it took me three years to finally pluck up the courage to do it and then the bloody covid struck. People will say wait as the market will slow and you’ll get more for your money (which is probably true) but if your heart is telling you, you want or need somewhere bigger or just different then take the chance.   • It’s not the best area but by far not the worst, maybe a ten minute walk to Queen Margaret Drive where there is a good pub and another five/ten minute walk to Byres Road and Ashton Lane which is fab and has everything- pubs, restaurants shops etc. My friend lives in Mayfield Street just near Ruchill park in the new builds and really likes it, your close to the big Tesco for your shopping too (five minute walk). Like everywhere in Glasgow there will be some ‘undesirables’ wombling about but in my experience that area is pretty fine.   • I got this exact thing done a couple of years ago using Cfast instead of Invisalign ( it’s basically the same in that it works really quickly - just under two months for me - it’s clear braces and then a metal retainer fixed permanently at the back to stop teeth moving back). Think it was about six years ago and my teeth still look good ( I was super self conscious my whole life and now people complement my teeth which is still weird to me lol) I know Devonshire dental in hyndland do it - I got mine done in Halo on Annfield place in Dennistoun but the dentist I used has moved so not sure what their like anymore. There’s also lots of finance options available through dentists - if there’s one available with 0% interest that’s a good option for something like this.   • Absolutely avoid Purplebricks! I had a terrible selling experience through them. I wish I had looked deeper into their reviews and not just trusted trustpilot. I was the same as you and happy to do my own viewings so thought what could go wrong well to name just a couple:- you have to pay an extra £300 (maybe more can’t remember exactly) to use any other solicitor than the one they recommend ‘your Conveyancer’ well they are just abysmal and almost lost my sale - too long a story to detail here but believe me they are awful - unprofessional and untrustworthy - took two weeks to get the for sale sign up - big deal considering I was on a busy street with three other properties for sale on our street - if viewers called the PB number instead of arranging through app details weren’t passed on (ended up having loads of ‘drop ins’ which was a bit of a nightmare!) Honestly I want to scream from the rooftops just how bad PB are - from what I can gather people either have a great experience or a terrible one. The problem is a terrible one could cause the sale of your property to fall through and just so so much stress! I liked the idea of knowing exactly what I was paying and the no commission thing but I regret it enormously (& I’m now in dispute of payment with them and going to ombudsman) Good luck and I’m sure you’ll find a great new home ( we finally got moved and now have a garden and I’m soooo grateful every day after moving from a tenement flat) by Barnboo28 (Fri 16th Oct 2020 1:31pm)

There used to be a big Staffie in our close that would always be off lead, he was a genuinely lovely dog and a big daftie that wanted to play BUT my wee Yorkie was trampled by a bigger dog when he was a puppy (he was on lead bigger dog wasn’t but that’s another story that still infuriates me!) so he would panic his heart out and start growling. The owner was rarely with the dog and if he was his response was always ah he’s just playing - oh and they never picked up after him either!   • I used to work up the road from there and my friend lived just off Abercrombie street so I’ve walked about, got the bus and train at all random times and it’s always been fine. (I’m female and a teuchter so I’m always a bit wary lol) It can be a bit daunting walking past a group of junkies around the health centre but I’ve just kept my wits about me (&not had headphones on cause I’m para like that)and never had any hassle. Honestly I think it’s like everywhere there is always a bit of a grey area in terms of neds and junkies - million pound properties one side of a street and bit scummy other side lol maybe a bit of an exaggeration but you know what I mean.   • Do you know anything about the sellers situation? If they are looking for a quick sale (esp if it’s been on the market for over two months) it can definitely be in your favour to clearly state that your a first time buyer (so no chain) and ready to move. I would offer what you reasonably think it’s worth and can afford - they are either going to accept less or they are not. Your solicitor should offer you advice too but basically in the nicest possible way don’t worry about offending the seller - they will have a figure in their mind they want so if you get a flat out no on your lower offer they might counter offer or just say they don’t accept less that HR.   • I lived on Garrioch road - just round the corner near the botanics from the flats your looking at - for 17 years and can honestly say I never had any hassle or felt unsafe. I was 17 when I moved in and I’m a pint size female so I would deffo feel intimidated passing groups of people everywhere but never had any direct experience of hassle (apart from teenagers asking me to buy alcohol for them from the wee corner shop). My dog was gutted when the elephants left (honestly kept looking about!) we walked around loads and always felt safe here’s my tuppence on pros and cons:- Pros - area is definitely as safe as anywhere in Glasgow and deffo improving all the time (my tiny one bedroom tenement sold for £120k last year - only reason for moving is we needed more space) - it’s a smashing location being so close to the botanics (seriously saved my sanity during lockdown last year!), less than 10min walk from Byres Road, 5min walk from QMD which has great wee cafes & the brewhaus pub which has a great wee beer garden. - another brand new set of flats (with fancy roof gardens ooh) have just been approved on the site on Hotspur street next to the kids play park across from the wee Tesco. This is good news for future value of your potential flat - as you’ve mentioned there’s a new school in development which is always a bonus for future selling Cons - I used to get the bus from McDonald’s on maryhill road and it could be pretty depressing - there’s definitely drug users and ‘dodgy’ types around there BUT I’ve always found if your friendly people are friendly back and as I say I’ve never had any hassle - make sure there’s a locked gate in the communal bin area which I’m assuming as a new build there will be - that was my biggest hassle living there ours was an old tenement and the back court gate was never locked so we did have junkies going through the bins - this stopped when I put a lock on it so it was just opportunistic - you deffo do hear the police and fire sirens a lot being so close to both so if your super noise conscious that might annoy you - parking is a pain! All in all I’d say go with your gut - don’t get too caught up in what people say about area and the ‘reputation’ because if I did I’d never have moved there and I loved it (as I say I only moved for more space and a garden). Be completely honest with yourself about the property - see how you feel about living in it. I’d say on a practical note that it would be a good investment - flats in that area have sold well for years and although it sure we will see a market downturn globally in the future I’d imagine you’d be pretty safe and as someone else pointed out buying new right now saves the madness of the ‘open market’ over hone report value.   • Had them in my flat too - particularly the kitchen floor (thanks to my incredibly messy eater cat rest her wee soul) tea tree definitely helped keep them at bay - I think they are super common in tenement flats because my neighbours had them too. Nothing to worry about - if you do get frustrated at the amount and the tea tree doesn’t keep them far enough at bay, I used Indorex spray around the flat after the rat dog got fleas - the pros of having pets and forgetting swimming affects their flea treatments (!) and it kept EVERYTHING at bay for a good year or so by Barnboo28 (Wed 9th Jun 2021 4:11pm)
  • I’ve just recently bought in Knightswood and I love it! I had conflicting advice about the area and like you thought I’d have to go further afield but I’m so glad I chose here - the transport links are great too. It is a minefield trying to figure out the right offer and our experience was that the estate agents and solicitors didn’t really give advice - what I would suggest (if at all possible) is to try and speak to the actual seller (obv that’s easier if it’s them doing the viewings). If you are in a position to move quickly (have a mortgage agreement in principle etc) then make sure you make this clear within any offer as for us that was crucial when we were accepting offers on our flat (we even went for a slightly lower offer but quicker completion). Honestly I’d recommend having a wee look about Knightswood as with everywhere there’s good bits and bad bits but v good gardens ( also a good few older peoples houses that have sadly passed away that you could get quite cheap if your able to afford/live with modernisation work).   • That’s so shit! It’s hard enough opening up about anything mental health wise with a GP but to basically be dismissed is heartbreaking. How are you doing now? I have been lumbered under the depression and anxiety category for about 15 years now and nothing seems to help me all I want is to live a ‘normal’ life and be able to hold down a job but the medication and psychotherapy I’ve had so far hasn’t pulled me out of whatever it is that’s wrong with me. Loads of people have mentioned autism to me but as a female who on a good day can be incredibly sociable it never occurred to me until I read into it but like OP don’t know where to turn next.   • Hey OP, firstly I know exactly what your going through (or close to it). I’ve been diagnosed with Depression and Anxiety for about twenty years and in that time have seen a fair few different GP’s in Glasgow and the Highlands (where I’m originally from). The first thing to say is, well done for reaching out, yep I know this sounds patronising as f*** but I really MEAN it. You mentioned in your post about having talked to some people and it’s not really helped ( again I totally get that and always come away feeling even less understood when I’ve tried to talk to loved ones and friends). But writing on here was a big step for you I’m sure so bloody well done. Honestly I could say I’ve had pretty ok help overall, I’ve been on a variety of different meds and just recently completed a year of psychotherapy (NHS after I think about six month waiting list). What I would say is if you can call the doctor and make an appointment (or if you struggle to do that - that might just be me tho eek - ask someone else to call on your behalf). I’m not going to bullsh*t you and say it won’t be difficult, you’ll prob feel even more anxious awaiting the appointment (regarding face to face or phone call - I’m assuming it’ll be phone call at the moment but you never know and if you particularly feel like it would be better face to face it may be worth while saying to the receptionist). Anxiety is so difficult and anyone that hasn’t had it would struggle to understand how it can make you feel like your dying, want to die and scared of dying all at once. It affects everything but in my personal experience I have found a v low dose of diazepam (2mg) to be helpful in taking the edge off so I can think a bit clearer. I refused to be prescribed this for years (mum is/was an addict so I’ve always been super cautious of taking anything) but three years ago I had yet another breakdown and honestly the anxiety part of it was the worst. I think I was prescribed to take twice a day and they truly helped - I don’t take them now unless I’m particularly bad (one packet lasts me a year now). In regards to antidepressants - I’ve been on fluoxetine (Prozac), citalopram, sertraline and most recently and currently still on Venlafaxine. Meds deffo don’t cure it (I have been trying to pluck up the courage to see my gp to discuss changing meds for about a month now so I’m in no way cured lol) But they do help give you a wee building block to then get other help. I’d say please try to get a doc appointment and discuss with them, hopefully they will be supportive and give you some support. The waiting lists for everything have always been long and will be even worse now so it might feel pointless to be told it could be six months for any therapy. This might sound totally cliched but you owe it to yourself to at least try and see if there’s something that could make you feel better before carrying out your plan (you maybe don’t value yourself so maybe think of friends or loved ones if that helps?). I’ve carried out ‘the plan’ three times - each time truly wanting it to work and thinking it’s the best for my fiancée and friends. The worst part of it not working was seeing the upset it caused them (last and final attempt was five years ago and I 🤞will never do that again but I still feel like it sometimes).   • OP you summed up how I feel every bloody time I read or hear one of those ‘your so loved’ or ‘time to talk’ messages - no matter where it is (or especially now every single so called celebrity decides it their ‘mission’ to share their experiences of overcoming anxiety or depression in a matter of weeks!). All the chat about reducing the stigma has made me feel even worse because it’s ‘I was so low and now I’ve turned my life around’ - like you I’ve been like this since I was a child and don’t really know what a normal life is or should be, longest job I’ve held down is 4 years before a full on breakdown. Onto the charity side - without going into too many details (for no reason other than to make it a quicker read), I actually worked for Lifelink for just under a year. The actual counselling staff were all incredible and genuinely wanted to help but omg I was disgusted by how things were run by the completely incompetent management - money wasted here there and everywhere, counsellors not listened too (particularly because they were forced to ‘resolve cases’ within 4 sessions - maximum due to funding was 8). Fundamentally run by people who just don’t care about the people they are meant to be helping and not listening to the staff who truly can help people. The NHS is so overwhelmed and under resourced that they award contracts to the likes of lifelink in I’m sure good faith but it all comes down to cost cutting and they would rather ‘treat’ ten people with ‘mild’ issues who with a little bit of CBT or group therapy will feel better and fill out an evaluation form to say so than five people with ‘moderate’ issues ( lifelink are not meant to take on anyone with ‘severe’ issues for funding reasons or at least that was the case when I was there - distress brief intervention would be more likely referred to for ‘severe cases’). Honestly it was so corrupt & the bullying I both witnessed and experienced disgusted me and in truth made me so bloody sad that they get away with it.   • I’m so with you on this, when I’m out with the rat dog I’ll happily pick up litter (particularly bottles or masks so no wee animals get hurt) it does make me feel happy I’m doing something (albeit tiny I know) towards the greater good.   • Hey man I just wanted to say Good Luck, really hope you get help that works for you. It’s possible no matter how much it feels impossible! My mum is now a recovering addict after about twenty years of alcoholism and acute pancreatitis. Hospitalised more times than I can remember and even being told ‘if you drink again you’ll die’ and yet would be discharged and first thing she’d do is pick up a drink. To this day she can’t even describe what happened that made her one day manage to stop (with help of course and had to be medically prescribed booze daily!) Anyway I just wanted to let you know it’s possible to get sober and mend things with your family (we were estranged for a while due to her drinking).   • I've had to do this before when I lived in a flat and they won't come up stairs you have to take it down to the pavement.   • Don't think there is an actual unanimous approach. Majority of my friends we'd always just split the bill but if I ever order something much more expensive eg steak I'd always offer more and vice versa so would friends. Equally because I'm not in a great financial position at the moment I just pay for my own, proper friends always understand this. I think you should decide what makes you feel the most comfortable - eg just paying for your own and stick to that. Any decent person won't care and you shouldn't have to offer any explanation.
