  • Thanks so much for this comment. I’ve heard mixed opinions about tenements - some people claim that in some buildings the soundproofing is actually superior to new builds but it depends. I’m in a new building now and the wall isn’t great either, so I’m really confused as to what I should be looking for when I finally am able to buy my own place so I don’t end up stressed out again. I do realise there will always be some level of noise when you live in the block of flats - I’ve lived in many different ones, but the level of ‘living noise’ I’ve experienced here so far is just excessive.   • Research shows that’s not 100% true. I had carpets in my whole flat and I could hear the guy’s voice like he was living in another room.   • Interesting - what does a false ceiling look like? But once again - helpful with upstairs noise, not downstairs. People who were my downstairs neighbours in my last flat probably worked too, obviously things changed during lockdown but even before they always liked staying up late.   • From what I have read in multiple sources, it’s a common myth - carpets apparently only block higher frequencies and lower frequencies will still come through as you’d need some proper soundproofing for that to be stopped. by schizofactory (Thu 22nd Oct 2020 10:19pm)
  • Similar thing happened to me -the wall I shared with the flat in my close was fine, never heard a thing. It was the guy who lived in the close next to me that I started hearing during lockdown - I couldn’t hear anything for over a year, and then boom, lockdown hits and he starts throwing karaoke parties and inviting people over non stop.   • Thanks for all this insight, it’s very helpful! Personally I don’t think I’d move to an old tenement again...it’s too much of a gamble in terms of soundproofing.   • Thanks for that! The flat I was looking at is band E which is quite a lot for one bedroom but I wouldn’t mind investing a bit more if the flat is good. Factor fees also don’t scare me as I’m not buying, it’s for renting :) Worried about the thin walls mentioned earlier tho, perhaps you were quite lucky and didn’t have any shared walls in your flat?   • I disagree - if you were to walk away from every landlord/agency doing this you wouldn’t rent anything in the city. The only thing to remember is that if you decide not to go ahead or if your references or credit check are not satisfactory resulting in you not getting the property, you are supposed to get that holding deposit back in full, it’s illegal to deduct from it. by schizofactory (Sat 23rd Jan 2021 8:54pm)
  • I’ve rented and viewed loads of properties in Glasgow - I can confirm that holding deposits are a standard practice both among agencies and private landlords. This way you’re showing the property owner that you’re seriously interested and are willing to go ahead if your references are all good etc. It would usually be around 300/400 pounds, depending on the rent. by schizofactory (Sat 23rd Jan 2021 8:51pm)

  • It’s not illegal to take it if it then goes towards your full rent or deposit after you sign the contract. I’m currently with a very good letting agency who did ask me for a holding deposit too. Never had a problem with them, they’re fully legit and probably the best agent I’ve ever had. I would challenge you to finding a flat where the landlord or agent doesn’t ask for a holding deposit - I am very experienced in flat hunting and I always had to put one down. by schizofactory (Sat 23rd Jan 2021 10:46pm)
  • It might be illegal in theory, but it doesn’t mean the letting agency is automatically dodgy when asking for it. As I said, I’ve never come across an agency that wouldn’t ask for it. They ask you to pay it before they complete all credit checks which takes time. Plus, it doesn’t really hurt anyone if that money later goes towards your full deposit or rent which you would then need to pay in full anyway. by schizofactory (Sat 23rd Jan 2021 10:50pm)
  • Lol no I’m not a letting agent, I’m just someone who has looked for flats in Glasgow several times and I just know the process inside out. To me DODGY means when agency doesn’t follow through with repairs and is generally unresponsive and cunty to their tenants - something I’ve experienced myself with one of my previous agencies. Not sure what the solution is here - illegal or not, all I’m saying is that holding deposits seem to be the standard practice in Glasgow. And yeah, you’re right - not sure why it has to be charged before the checks are completed because if you don’t pass them and don’t get the property then you need to get it back anyway.   • In terms of the “why” - I think there’s a tendency to ask for that money prior to signing the lease to show commitment to the property, to show that you’re genuinely interested. Also, not sure if it can be classed as “extra fee” if it’s half of your deposit? My current agency asked me to pay 50% of my full deposit to reserve the property, so that’s why it may be considered passable in eyes of the law- because it’s not on top of the deposit money but part of it. by schizofactory (Sat 23rd Jan 2021 11:19pm)
  • Yeah, not saying anyone would apply for stuff maliciously just to waste someone’s time, but sometimes people could change their mind or things could change unexpectedly. But even then, the holding deposit would need to be returned in full. I don’t think agencies are ignorant of the law - letting agents need to be on the letting agent register which is only possible after undergoing a certain amount of training, so I’d assume agencies know what they’re allowed to do, and yet still impose their own rules. I recently backed out of a lease because the agent turned out to be dodgy and tried to handover a dirty flat - they took 150 quid off my holding deposit for wasted time and resources which now I need to fight in First Tier Tribunal.   • It really depends. Some agencies are very landlord-centric and they don’t really pay attention to the tenants at all resulting in repairs never being attended to. My Ayrshire letting agent was in some serious breach of both repairing standards and HMO regulations - they rented out a non HMO flat to 3 foreign students and when the council found out a few years later (I called environmental health to help me with a ONE YEAR OLD CEILING LEAK that the agency was seemingly unable to fix...) they said to them that we lied about the amount of people in the property and tried to blame it all on us. I do agree, there are some dodgy landlords who refuse to pay for any repairs which has nothing to do with the agents, but there are also some seriously fucked up agencies who think they can get away with everything. by schizofactory (Wed 3rd Feb 2021 12:23pm)

  • I’d say having a decent security door makes a difference. I used to stay by myself in Cathcart and we had a stabbing in the close once - to be fair it had to do with the Airbnb in the block but it involved some people who kicked the front door in and attacked the Airbnb guests (I think it was gang related). It gave me so much anxiety and I pestered the factor about fixing the door properly but it was always quite loose.   • Have you looked into mid-market rent properties? I managed to secure a flat with Lowther Homes in February this year - central location and very cheap and higher quality than most rentals.   • IMO the only hope right now are mid-market rent developments/social housing. Properties in mid-market schemes are: \- SIGNIFICANTLY better quality \- SIGNIFICANTLY cheaper \-secure af coz you have no landlord meaning they can't kick you out if they wanna suddenly make money on it by selling or renting out as AirBnb \-they allow pets. I ended up looking for a new flat in 2020 due to noise issues in tenement and I accidentally found out about this scheme which amazed me that even exists in this hostile environment. So now I pay 600 a month in central Glasgow for 2 bedrooms - the flat is beautiful, the tenancy is secure, it truly is renter's dream. Any repairs are handled quickly as well. The only issue is that there aren't many mid-market properties in supply, however at least it's on first come first serve basis and no upfront rents are accepted in the application process - they just pick who ever is the quickest. My advice is to sign up to Rightmove alerts for Lowther Homes which are one of the main agencies, but there are also Sanctuary Homes and a few others. by schizofactory (Thu 19th May 2022 10:43pm)

  • Flew to Amsterdam from Glasgow with EasyJet on 22nd May and the queue for security was way longer than I’ve ever seen before. It took about 40 mins (if not longer) to get to the front. On our way back we were stuck right outside the aircraft for over an hour because they had to “fix something” on the actual plane which obviously does not inspire confidence.   • My friend was looking for a flat with a dog in 2019 and even though the market was not as tough as it is now she still found it impossible to get accepted anywhere.   • That sounds good, I was worried there may not be enough machines in comparison to Pure Gym coz it looks a bit small on the pictures. I think I’ll go for a free induction tour soon to have a look. From what I could see on their website basic membership is 40 quid which is twice what I pay at Pure Gym.   • In terms of all the instances that you described happening in public - I feel it’s the lack of accountability that drives this behaviour. Nobody ever challenges these people and therefore what’s stopping them from continuing to do so? I feel like it’s a Scottish/British thing to want to avoid confrontation at all costs (I’m Polish and trust me - those youths would have been 100% told off by someone older in my motherland) but then it results in people acting like animals and sometimes not even realising how they’re affecting others. In terms of cinema - it’s like one mind over here. I went to see Elvis on Monday and two people behind me were occasionally talking to each other - not whispering - but full volume talking which pissed me off numerous times. I finally built up enough courage and asked them to stop but it’s never easy to a challenge stranger.   • I lived in a tenement once - I could hear two sets of neighbours talking, watching tv etc. never had encountered anything like this before and it really traumatised me as I couldn't focus or relax. Most of them are also poorly maintained, mouldy and energy inefficient from what I've seen amongst my friends. I feel they are overly glorified in Glasgow and no longer fit for modern living.   • I think new builds get bad rep based on outdated stereotypes of “thin walls” when really it’s the modern tenement conversions that have a piece of paper instead of a wall between the rooms. Don’t get me wrong, I know some new builds are shit and I have lived in one, but from my personal experience most of them are a much better option, (especially if they were built after soundproofing regulations were put in place). I am now on 42k, when I was on 30 I was ok but still not quite as comfortable as I wanted to be, not always being able to spend extra here and there.   • I had a few face to face appointments recently - the first time when I had something resembling long Covid for a month between September and October and I asked to be seen in person after a phone appointment and they did a chest X-ray on me after I reported almost constant pressure on my chest. From my experience the phonecall is preferable however they will see you in some circumstances without too many issues. My tips for applying: - make sure you’ve pre-filled the application form and once the property you like comes up just change/add the name and price in the application and send it to info@lowtherhomes.com directly with all the docs attached and with the address of the property in the title - compose an email, attach all docs and let it sit in your drafts so it’s only a click away - be fast - these flats are usually high quality and cheap so as you can imagine there’s loads of people applying. I replied within less than a minute to them with a full application and docs and I think that’s how I managed to get my current flat. It’s extremely difficult though and I had gone through many failed attempts before. You will get a response only when you’ve been offered a viewing. You won’t be able to get in touch with them unless you’re already renting - they do it on purpose due to demand. Imagine if everyone who’s struggling to get a flat called them? I once stumbled upon a website that listed all of their manipulative recruitment techniques and it’s almost like copy paste. This included (and what I actually saw/experienced myself): - Having a group of employees shout excitedly in a room so you can hear it when waiting for an interview and assume something interesting is happening and “oh what a great place to work for” - Tell you all the milestones you’re meant to hit to get promoted and roughly how much time it’s gonna take. They’re also gonna tell you that “only one person managed to get their faster” - that’s to motivate you to become that person lol - after a super generic interview they call you and say “they were impressed with you”. All of the above is repeated over and over when the company rebrands and changes their name (which they inevitably do after a couple of years as their business model isn’t sustainable without raising some eyebrows) and I literally experienced all of the above. Would highly recommend if you still need to improve your symptoms as you might be suffering from a specific type of misophonia (something that I discovered I had).   • I am the same and I had to move twice in a short space of time because of it. Now I know much more about types of building materials and their soundproofing capabilities than I'd ever expect lol. The only therapy that helped me when I was at my worst (I have a very good flat now with cemented floors but new neighbours moved in and they were stompers and I wanted to die) - it was called sequent repatterining therapy which involved hypnosis. Improvements didn't happen overnight but it was the most effective of all therapies I had so if you ever need more help with these symptoms I'd recommend looking into it.
