  • I used exactly what linked here to take my landlord to court as he would not take seriously. I gave him to a no win no fee agency and did not have to do anything beyond provide them with all the documents and evidence. He dragged it for more than an year and got to two court hearings which was incredibly stupid as he clearly broke the law.   • The only place I have ever been turned away because solo was in Glasgow, at the Princess Square Shopping Centre.   • I have the se experience with Hermes but once I got a very nice man when I called the contact number and he said that when it's the end of shift for the driver and he has not managed to deliver all the packages they send a message that a delivery was attempted automatically.   • This is your lucky day then. I took my landlord to court for putting the depositing scheme 30 days later than he should have. I took him to court because he was a shitty landlord but it would have been too long to go about all of his sketchiness so this was the only impossible to loose technicality I could pick him up on with certainty. I gave him to one of those no win no fee agencies because I did not want to bother with it. He paid me a fine and covered the legal costs.   • Yes, I have been a couple of times. My dream flat is actually a tenement flat. I have read so many books where the protagonists live in a tenement flat in Glasgow that I would love to live in one. Surely a person can make much more damage than a dog.   • I do know tenements are not sound proof and it's more expensive during the winter. It's really not fair to hate on people like this and since it will make you feel better I am not flush at all. I have never owned a property so clearly I can not imagine what kind of problems you must have faced and it is impossible for me to empathise but I really wonder: do you have a pet? Have you ever had a pet? The general suggestion that if I have a dog I live like a dog is borderline insulting (I don t mean you. You have been kind) And coming back to people and smells. Do you think people can live in a situation you describe and it smell themselves? You would not be able to tell when you meet them?   • I think this is a sound way of thinking. But even without a pet having a good landlord that is really doing his part of doing the job of a landlord makes people stay.   • Thanks. I will keep this in mind. I have indeed romanticised them a lot. I may have been able to pull it off by myself but a dog walking back and forth may be annoying for others and I should avoid.   • Yeah, in England they even changed the basic renting template for contracts to not exclude pets upfront but not a yota changed. And such a good point about children. Another commenter was going on about a dog potentially peeing on the carpet, clearly he has no idea what a child can do to a flat.   • I understand it is hard to find balance. But I wonder if the quest to minimise risk which is entirely based on stereotyping (obvs correct me if you base it on any other data) is not leaving you to have to search for tenants more often. You say "lead tenant" which makes me think you go for people sharing. Those obvs will move around more. Also shared living, especially with people that don't know each other is mostly just filthy because it's no ones house and no one cares. Families are stable because of schools and whatnot but children are far worse than pets. And all of this is stereotypes.   • Open rent has family as an option the same way as pets and many have a red cross next to it. I really don't know the law but if it was illegal I would not think the websites would allow to expose it as an option. Where I live now the landlord is fantastic. Anything that we might have needed (me but also everyone else in the building says the same) has been resolved within a day. And he also repaints the walls between tenants. It's not a museum, it's a house and things happen to everyone. Even if you don't have children or pets.   • Thanks for your reply. I just want to clarify upfront that I see this as an opportunity to talk to someone that is on the other side and attempt to see their point of view. I am not trying to convince you of anything and is very clear to me that the risk and choice are yours. I probably will never own a property to live in, let alone one to rent so I will never have anything closet your mindset. I don't know what you mean when you say "risks" and I have been renting since I left home at 19 and have lived in 13 different places. Both sharing and living alone. I have had only one reasonable landlord which is where I live now. Other landlords either let the property turn into a shit hole and just have a revolving door of tenants or pretend that you live in their property as if it is a museum and wear and tear means absolutely nothing to them. Add to that the ones that attempt to charge you disproportionate amounts for damages. It is not a coincidence that the majority of the deposit disputes are won by tenants. So "risks" is very subjective. Is a risk something dreadful like another thread here where they poured cement over poop?   • Thanks. Not a rant at all. This was an interesting and informative read. I completely agree that the perception that renting is a gold mine is ridiculous. As most things in today's society it stems from absolute ignorance about what it takes to live legally and pay your taxes rather than be a parasite in society. Add on top of this an absolute ignorance of what it takes to maintain a property. In London for example there are studies that despite the astronomical rent it is actually pretty much the same thing as owning the property given the expensive mortgage and all the other expenses that are now yours. Not to mention the absolute fuckery that leasehold is. You are basically renting for 100 years or whatever. We should not exclude the slum landlords that bring down the level and have many properties and basically do this for a living and make profit by not maintaining the properties, bulling the tenants, cheating on taxes, etc. They do bring down all the other landlords and I like to think that when people hate on landlords they mean them. I understand your point about the legislation as well and agree that as many other problems (drug use, knife crimes, etc) it is not aimed at all at solving any root cause, it is only pretending to deal with the symptoms and in doing that is compounding the real problem. As a tenant I can say that legislation is not helpful either. Especially when you do not know your rights but most of all have no savings to stretch and find anything because the law is sloooooow and rather than do something about it, most people agree on bad conditions or agree to have part of their deposit taken away because they really need the rest of the money. I ended up with a slum landlord a couple of years ago because no one will rent a flat to me with the dog. Terrible conditions, a few months in I got a letter that he only just got his licence. Called the council and they just shrugged. Then he did not put my money in a deposit scheme and I chased him for weeks and he eventually treated me condescendingly as if it was not my right to do so. There were many other issues and I decided to use my six months break clause. I found a flat to move to and he did not give me references so I lost that flat and then tried to tell me I cannot use the breaking clause. Enough was enough. I left the flat in much better condition that when I got it, moved out and gave him to one of those no win no fee agencies because he had not secured my deposit in time. 18 months later (!) and two court cases he lost about 5k, I got 1k and the rest went to the agency.   • Having an electric car if you can afford it, is currently good too. Especially now that companies are trying to give incentives to encourage you to switch, there are many companies that have special tariffs which offer a window of cheap electricity to charge your car. It obvs depends where you live and if you can have a charging station home, or there is a way to pull a cable from your house or these is a distributor nearby that offers charging.   • This is correct. During the peak times of consumption the grid can not cope. The peak is roughly 2 hours in the evening between 6 and 8, an hour around lunch and sometimes in the morning. As you are not constantly filling your car with fuel you are not constantly charging an electric vehicle. You can do more than 200miles with a fully charged vehicle. Many can do more. Not charging during peak times is not a massive sacrifice if it even counts as sacrifice. The energy companies offer plans where tour energy is cheaper to charge during the night to avoid charging during peak times. Octopus Energy even has a tariff where if you are not using your vehicle and you know you won't need it, since you are moving around with a massive battery you can push back to the grid to help flatten the curve of the peak. by commmandersamvimes (Sun 26th Sep 2021 3:40pm)

If everyone had an electric vehicle the charging will be controlled because the grid can not cope.   • Sorry, I kind of split our thread in two. The grid is not the only way. Homes and factories can be off grid by generating their own power. This just has never been a priority for anyone because it requires investments.   • It's not certain that the price will increase if the government and companies do their job right and push aggressively for renewables. Homes can be off the grid for extended periods with solar panels and other similar technologies depending on where they are.   • A man that used to manage me a few years ago, who now is probably in his mid fifties told me he had his degree in computer science after the age of thirty and had already his three children. We bonded over sharing how hard and stressful it is to work and study. I was the first to open up and complain but when he told me he had a family and three children already I never complained again. He is a great manager too, I loved working under his guidance. I understand that it is scary and it will be difficult but the way to think about this is looking forward and not backwards. Changing the distribution of the population ultimately leads to more distribution of investments rather than concentration down south. More people paying taxes AND local taxes allows the council to have more money to do things with. Business need to get bigger to accomodate for more people meaning it will open more jobs. Companies will have to realise people live up north too and if they want employees they have to start opening offices up north. I get it you are grumpy about your situation and I am certain you a have point.   • I used to live right next to the Royal London hospital in London. It's very loud and I don't think it's possible to get used to it, but it happens few times a day, it is far from constant as a train. I personally have never been annoyed by it and would always think "I hope they make it".   • Absolutely! Also not all breed of dogs enjoy spending a lot of time outside and not all dogs from breeds that do enjoy being outside are fond of it. They have their own personalities and preferences too. Also this whole generic "it's not fair to the dog" nonsense really drives me up the wall. Dogs are pets, they did not end up in your flat after running wild in a forest. Dogs are the first ever domesticated animal by humans. Some 15k years ago. Just research a breed of dog that is more of a couch potato AND make sure you can train your dog or if you can't you can pay someone else to do so. Some breeds are more difficult to train than others and this is what you need to look at when choosing a dog.   • There is a massive difference between making a profit and being exploitative, and you make it sound like it's the same thing. Having one property is a way to invest your money to counter inflation it brings very little as profit after all the headaches of managing it, paying tax, finding tenants etc. As for the buying it before it goes to market, I for one am glad that the price won't get inflated.   • I think this is the wrong sub to ask this question. Having one property to rent will bring you a lot of headaches and very little profit. Being sure you can choose the "right" people is quite an illusion simply because you don't spend enough time while viewing and their behaviour once in can be completely different. You will have to take care of repairs, gas and electricity certificates and many other things that a decent landlord must take care of leaving you with a tiny profit at the end that I don't think it's worth the hassle. The only positive is that you get to stick your extra money somewhere where they are not eaten by inflation. I would argue that opening a stocks and shares ISA and paying the money you would pay in mortgage will give you better profit with zero hassle and tax free.   • Wow this is a very hostile thread with people living with a lot of paranoid hypotheticals. Dogs are social, the more you socialize your dog, the happier it will be and the easier will be to take it out. Aggressive dogs are dogs that have not been socialized properly for whatever reason. I have a Springer and she is not interested in other dogs as most spaniels she just wants to obsessively fetch. She is also super well behaved and obedient so I rarely have her on a leash. From my personal experience people in the west end have been really friendly. But most people would stop their dog from trying to play with mine or would freak out immediately at the slightest sound or body push while they play. They are dogs, stop anthropomorphising them and let them be happy and express themselves. Sure there are times when a dog can not play or some that are generally not interested (mine is not, though I really wish she was) so you can kindly ask for the other owner to call their dog away but don't make it a rule because you can't be bothered and "it's safer". Also, I let my dog off the lead because I know I can control her and I expect everyone else to do this. It's the absolute basic thing to comprehend and if I see a dog of the lead I TRUST that owner knows what they are doing. I won't live in paranoia and fear of other people.   • The best umbrella I have had was 20 pounds but even this one after an year of use needed some maintenance. It's very windy here so it puts a lot of strain on it. This is also why I have completely given up in umbrellas. Best case scenario with the kind of weather here it will keep my head dry and everything else still drenched. Long rain coats, rain ponchos and similar are my go to now. My hands are free once I have it on and a much larger proportion of my body stays dry. Looks ridiculous?   • The way I understood it is that OP is saying that putting on the heating is inevitable as they work from home. The comment you replied to is also saying to put the heating on, just one room at a time depending on where they are. For humidity to turn into mold it would take longer than a few days with no heating. I don't really know anything about vents, you are probably right. However the advice above is not mentioning any vents in particular but to just use draught excluders. I live in an old merchant house and have draught excluders on all the windows and on the front door.   • I walk that path daily sometimes multiple times with my dog off the lead. I have never encountered bad cyclists. They usually thank me as they pass me by because I call my dog back and ask her to sit and wait until they pass us. I do pay attention and often look back to see if they are any incoming cyclists though.   • Hi! I bought it from a website that went bankrupt during the pandemic. Mine is quite big, something like 70x40 cm and the ones i have seen these days are smaller and prettier. Just make sure it's at least 10 000 lumen and don't be fooled by the Phillips one. They are colourful and do not get to that level of lumens.   • This is interesting. I have always wanted to have a chat with someone that likes this book. I know a lot of people do as Frankie Boyle himself reposts praise about it. I hated the book so much that I could not finish it. For some background I don't even come at it with a neutral view as I love Frankie Boyle, have consumed pretty much everything he has done on TV, have listened to him on podcasts and see him regularly a few times a year live. And despite all this, I just could not finish it. It does not read as a novel, it reads as a written down stand up. Especially because it's jokes that have already been on TV and tons of joke from his last Edinburgh show, which is basically all the jokes from the book. The character descriptions are so shallow and have tons of those random savage jokes that in this context resemble more a mad man that goes off topic in the middle of a paragraph. The plot itself is a poorly constructed conspiracy theory that is such not because it can never necessarily be true but because of how poorly is presented and just ranted about.   • I guess I read the same thread and also bought Meaco 12l and I am super happy with it. I put it in a small storage room (maybe 1 sqmt) and dry the laundry in there. It takes about 24hours and I empty it once or twice. I live in a basement flat and drying clothes during the summer without the heating on took a long time. On top my towels were always damp.   • I started buying hand made soap from Etsy, you can find it in other places too. I am happy with the lady I buy it from so I am sticking with her. I also put the soap inside one of those netty cotton bag for soaps which gives a bit of exfoliation and distributes well the soap foam. Within a couple of weeks of using it, I stopped putting body oil, balms or whatever because my skin is so soft. I stopped using liquid body washes because they are full of chemicals and the chemicals get worse and worse so they can make more and more profits from the margins. There is absolutely no need for this amount of sulfate to wash. The other reason I stopped is because there is no need to introduce all this plastic to create bottles full of diluted liquid. I get the concentrated soap and dilute it as much as I like. Next stop for me is bar shampoo and conditioner. Bought from Dunelm the longest possible ones with eye sockets, cut off the eye socket part which brought them to the length I wanted and sewed on the band that the hooks get attached to. It's a straight line as far as sewing. I bought a £150 Singer sewing machine that has come up handy multiple times since then despite the fact that I still do not how to use it to its full capacity. I calculated that even with the cost of the sewing machine it still cost me less than if I had to custom order them.
