  • I guess what I'm finding most infuriating is the lottery that is having your family be able to provide upfront capital or not. I earn pretty ok money, could afford a decent mortgage, but because of the ridiculous cash required to even start I'm not able to buy.   • Yes, I'm aware of that, and the possibility to convert to a different mortgage at a later date will be a factor in who I'm choosing as my mortgage provider. I'd be buying the property with the intention of living there, but I want to at least have the option of possibly being flexible about that later.   • It is possible in some cases, but most of the housing projects built now are council-initiated developments and those include a policy of the govt keeping a "golden share" of ~10% so that they have that control over the property.   • Mind you, most of flats in the southside seem to be going for ~10% over their valuation price, which itself usually sits ~10% over the 'offers over' price. So all those places you see on Rightmove advertised for 90k will likely sell for 105-115k. And the 'over valuation' part needs to be covered in cash, no mortgage. The main source of cheaper properties are auctions but they come with the usual risks of buying at an auction.   • It seems what you're saying is essentially "If you pay more your tenement will be better maintained" which is kinda obvious? West End / Finnieston / Partick are by no means representative of most tenements in Glasgow both in terms of their state and price.   • I mean the home report is based only on superficially looking at the building. Would it know if joists in the flat above are completely rotten through? Nope. Does it have any information at the state of the roof? Not at all.   • Oh man, that's pretty much exactly what goes through my mind most of the walks around places in Glasgow I've not been before. Dreaming of community projects... Social clubs... Maker spaces... Co-housing cooperatives which aren't just people crammed into a small flatshare out of necessity... I do occasionally do some digging behind what's the deal with those buildings and 80% of the time they've been snatched away by a huge developer or land in the last couple years and the developer is sitting on them waiting for it to get profitable enough to do anything to them. by Sanuuu (Mon 15th Feb 2021 11:45am)
  • Oh yeah, it can totes be done. I don't think there'd be much problems with the financial sustainability of a non-for-profit place running to just be a good and cool place. The problem is the upfront capital and the fact that if it comes from investors then the last thing they want is the place being a non-for-profit which in turn means that financial sustainability becomes trickier. If you've got one buyer offering £110k in cash vs a buyer tied up in a chain, still needing to get approved for a mortgage and offering £113k conditioned on a bunch of surveys.   • Called the agency. They said that before offers they won't be able to provide any more info than what's on the home report because the imminent closing date and loads of offers they've received. It feels like in this market it really is impossible to make an *informed* decision.   • Yeah. It pisses me off to, because on the cheaper properties where the avg over valuation seems to be ~20% this effectively raises the required upfront cash minimum to 30%. For me it's not a case of a better APR. It's a case of not being able to buy my first property at all. It's frustrating to see my much lower-salaried peers be buying their own places because they have access to being able to borrow cash from their families, while I can't afford to buy even properties way below my theoretical mortgage affordability. It just proves that the idea that social mobility is not a thing, even if you manage to get a reasonably well-paying job.   • If we keep reporting it nothing might happen for a while, but please remember that eventually numbers of reports filed and resolved is a part of how council services performance is actually measured.   • Someone suggested Arran, which great but is tricky to do nowadays b/c of the ferries being booked up. That said, thinking along similar lines I feel like taking a ferry *anywhere* is a good idea. I've had a blast on Bute, and going across Cowal peninsula (ferry Greenock->Dunoon). If you make it a more-than one day trip you can take if further down to Mull of Kintyre.   • The most cost effective option hands down (but one that requires a bit of patience) is ordering small plants or even plugs from ebay and growing them out. Alternatively giving your networks a shout for cuttings. It needs patience because the plants start out small and it might take them several months to start getting respectable, but it costs a tiny fraction of what buying full plants would (especially with the kind of demand on houseplants we have at the moment). Point in case: I got a small, two-leaf monstera (i.e. the compulsory millenial plant) cutting from my sister a couple years ago and now the thing is an absolute huge beast which would've cost me upwards of 100 quid. by Sanuuu (Wed 21st Jul 2021 1:29pm)

If I ever manage to go down to part-time with my job I'm definitely starting a Pierogi takeout place.   • Definitely not an oxymoron! Contemporary classical is just classical music written by present day composers (many people also would include any 'living memory' composers that might have passed away already). These days lines get sometimes blurred between classical and non-classical music, especially when talking about instrumental only pieces (so I'd say Nils Frahm lives somewhere in that blurry area). There's lots of little things which are different in classical and non-classical music with tonnes of exceptions too, but I'd say that most generally it's about what tradition it comes from - which for classical is farily formal written "high art" music tradition, while a lot of non-classical comes from various folk traditions.   • Don't take me wrong, I'm well aware that there is nothing at *the same speed and price*, but the difference between flying and the train is not actually as huge as most people believe. I'm kinda tired of a lot of folk just taking flying as the default not even considering the alternatives. Like, looking at the actual numbers - if you include getting from and to the airport then you get 15min to GLA + 1h being there before flight + 1h15min flight + 50min STN to central London -> that's 3h20min versus the train taking only one hour(ish) longer at 4h30min. Cost wise, £8 to get to GLA + ~£30 for the flight + £20 for train from STN = £58. That's versus £60 train tickets (for next week, not necessarily for months in advance). I've had times when I managed to go by train for even as low as ~£25 with the railcard and ticket splitting. I'm not anti-flying as I fly quite regularly across Europe to see family, but I do believe that each journey should be looked as on a case by case basis, and in case of domestic travel I think it almost never makes sense, given the environmental cost.   • Thanks to the relatively recent (starting in 2016) bunch of Land Reform bills there already exist a legal vehicle for something like this called Community Right to Buy - and particularly the [Community right to buy abandoned, neglected or detrimental land](https://www.gov.scot/policies/land-reform/community-right-to-buy-abandoned-neglected-or-detrimental-land/). The caveat is that despite a few high-profile cases of community buyouts, it's still incredibly difficult for one of those to go through and it requires a highly mobilised volunteer force of people who are willing to commit a lot of personal time to form a 'community group' and lead the whole process. And let's not forget that they also have to find the money to do this. Technically the council could facilitate those kinds of groups to be formed around the city, and help out with funding but the problem is that simply is not on their list of priorities. So in short, the legislation is there, but the will to use it in short supply.   • As a Polish person who has also wondered about that, I’d wager a guess that’s it’s all because in our culture home cooking is what happens and going out to eat are rare exceptions to that. As a kid growing up there in the 90s and 00s we would eat out at a restaurant / take out maybe once or twice a year at most. And then I’d you do go out, I’d be for something that isn’t your classic Polish cuisine cause that’s what you get at home.   • Context: this is a lane near where I live. One of the most heavily fly-tipped ones I've seen. The council refuses to clean it up as it's "private", but also refused the planning permission for residents to install gates to stop fly-typping. The refusal was on the grounds that gates would not fit in the spirit of local architecture (even though same street, next block over has gates), and that despite being private the lane has to provide public access (despite there being two public streets leading the same way parallel to the lane, only 40m and 60m away). Mostly there is are like 10mx10m bin areas sectioned out of bit of public greens throughout the town, covering an area or more households.   • I think in general residential areas in Central Europe consist of blocks of flats with relatively large amount of green space between, so there’s room to place those bin areas. Here in Glasgow the people density is higher with tenements being clustered closer together and instead of having green space between them, having larger parks throughout the city.   • Dangerously high illegal speeds. Unnecessarily heavy frames and tires. Drivers who don't necessarily know the rules of the road. And most recently, after having become a new driver, I have discovered they also don't use lights at night and in rain. They're simply invisible in in the evenings in the rear view mirrors, even if I intently look into the mirror, rather than just throwing a quick glance before a turn.   • I’ve done exactly what you are thinking of doing and it works fine if your bike folds small enough to go into the luggage racks. Bromptons do and I’d strongly recommend getting one of those cause they are also extremely solidly made and keep their value insanely well. The one thing with your plan is that the electric Brompton is super expensive and in my opinion not worth it, so I’d recommend doing what I’ve done and convert it yourself with an electric conversion kit like Swytch (it’s really easy!) by Sanuuu (Wed 22nd Nov 2023 9:10pm)
  • Yes they are pricey, but like I said you can be sure that if you do eventually decide to get rid of it you’ll be able to get a lot of the original value out of it, because they keep their value so well. Also, because they are more common than other foldable ebikes it’s easy to find replacement parts for anything that might break, which might not be the case for ones with weird frames. Also, I had a look at mirider and that thing is *heavy*. It might not make much difference when riding but please don’t underestimate how much difficult carrying a 17kg bike will be compared to a 12kg one. by Sanuuu (Thu 23rd Nov 2023 11:44am)
