I'm pretty happy in Gourock if we're taking the 'Clyde 1' definition of Glasgow used in the sub rules. 50minute train direct to Glasgow City center, 30minute ferry to Dunoon, 30minute drive down to North Ayrshire/ferry's to all the Clyde estuary islands.   • This is really important, is it ACTUALLY a court bailiff you've received these letters from, or is it from a legal agency/debt collector? The latter have been known to be extremely sleezy at disguising their letters as something they are not, judging by the amount, of £110, I'm erring toward this being a collector trying to try you on, in which case I simply wouldn't give them the time of day.   • I'm really happy I got my offer accepted in late March/early April for 10% below the home report value. All evidence seems to suggest a quick recovery.   • Yeah, that's the big IF. For the vast majority having a mortgage & owning a property, even on furlough, is a better situation than renting. It takes a lot longer for a bank to foreclose on a homeowner than it does for a landlord to evict, and as you say, if a LOT of people are in that situation I think we are likely to see some degree of 'help' being offered, either by the government, or by banks themselves trying to protect their own losses. by CAElite (Tue 21st Jul 2020 7:40pm)
  • With the ongoing problem of inequality, the new Conservative party we are experiencing, the issue of brexit looming and a quickly changing UK wide economy. I wouldn't be suprised if they attempt to 'inflate' the problem away. Whilst rapid inflation has immense downsides, it is always considered a proverbial 'reset' button on the economy & may be the short term solution to the long term problem that is the UK economy post Thatcher.   • Out of curiosity, what kind of work is involved here? £500k implies some kind of major remedial works, such as underpinning/piling, or major stonework repairs.   • I'm just trying to wrap my head around a breakdown of costs, retiling on a 6 block \~200sq m roof area tenement I'd be skeptical of quotes over £30k, maybe pushing £50k if timber rot or historic fire damage of some sort has been involved. £100k is a whole new trussed roof for a 3 story tenement with difficult access & requirement for road closure/crane, the whole shebang. But close to £500k, it just boggles the mind, that is some MAJOR remedial works, if a £500k quote passed my desk for repair works alone I'd be expecting to be looking at a condemned building that's either slipping down a hill or has had the entire interior gutted. by CAElite (Mon 24th Aug 2020 10:48pm)

  • Serious enough, but most people I know have really eased off since April/May. Most folk I know all wear masks, whilst we've been meeting up & going to pubs, the majority bar one or two have only been going when the weather is nice & sitting outside. However some stuff is being somewhat ignored, for instance I was in an area bordering a local lockdown (west dumbartonshire), we had a couple of friends over the border & another who commuted through it, not a ton of thought was given to that. I know a few, myself included who have forgone the app, general thought process being the risk of installing it & being told to isolate was too high as it would effect our livelyhoods, which is the last thing anyone wants with jobs being the way they are. by CAElite (Fri 9th Oct 2020 1:29pm)
  • I remember showing up at my grandparents when restrictions where just lifting in July. I live about 2 hours away from them but was in their town visiting a work site. My gran was advised to shield (age & some other illnesses) so I was really apprehensive about popping by, but I decided to phone my grandad & see if he wanted to sit out in the garden for a bit.   • I get a basic rate, but a lot of my work is commissioned so I don't work I lose about 40% of my wage. My other mate who's not installed it is self employed so in a similar boat. It just seems like a huge risk to install, where something as simple as a bluetooth ping could turn your life arseways for 2 weeks. Particularly if you live alone and don't have family/'support bubble' nearby.   • Yeah, it's a bit of a catch 22 for me. I can, and do, work from home 3 out of 5 days typically. But I am a civil engineer so not being able to get on site is fairly crippling to my job, it would mean relying on second hand information, typically from clients, which from personal experience through experimenting during early lockdown, is an expensive & arduous process. That being said, I may reconsider my position, turns out the obligatory test & trace isolation & fines are actually an England only thing, I can't find anything confirming it to also be the case in Scotland.   • To each there own, having grown up in the surrounds & lived on the outskirts of the city all my life, the current anti-car attitude in the city is what has been making many in my peer group actively avoid the city & it's businesses. Which is however great for areas like Braehead, Silverburn, and even Paisley which has been reversing it's long standing pedestrian schemes.   • In my experience a lot of it is commuter traffic going from the commuter towns in the west, to the distribution & industrial centres in the east. Which is partially induced by near enough every major business in Scotland having a warehouse at Eurocentral. These are labour intensive places & also houses the UKs largest office development (as of a few years ago iirc, might not be current) at Maxim park nearby. I'll need to find the documentary I watched from a few years ago on the M8 specifically, the gist of it being that there where dozens of plans throughout the 70s-80s which foresaw the increases in demand coming on the M8, however many of them fell through due to budgeting post 1980. It's really bothering me that I can't remember the name of it, 'Glasgow: Bridges to nowhere' rings a bell. As a civil engineer myself (not traffic planning I will admit, but utilities) I really can't help but be critical of induced demand, as it is a heavily disputed theory in industry, and doesn't typically apply to trunk roads. It is accepted that better flowing traffic increases road traffic demand, however this has also been linked to increased business prosperity as people become more confident in their ability to travel for services, the current trend of neglecting traffic flows has produced the opposite result, Paisley being the perfect example of this as massive decline was shown after Renfrew attempted similar measures to GCC in the 90s, they met their goal of reduced traffic, but this also had a huge effect on local business footfall, the last decade have seen the precursors of this in Glasgow city centre.   • This, tenement flats are extremely hardy buildings by todays standards, whilst with age comes some ongoing repair costs, as a civil engineer I would personally trust a pre-1920 tenament over say, a 60s system built, or even one of the early 00s timber kits from say, Persimmons.   • Similar happened to my parents, with Argyll & Bute council. Bin lorry picked up the bin & for whatever reason the whole bin fell into the hopper of the lorry. Not sure if it broke, or they just couldn't be bothered dragging it out, but the bin never came out again.   • As a civil engineer based just outside of Glasgow, personally I would sooner see the traditional sandstone & clay brick constructions last the next 50 years, than a modern timber kit with a facade. The only people pushing for anything like that are the EPC, and they're useless. There's a series of remedial works tenaments benefit from including internal insulation, provisions for lintel replacement & general roof & mastic repairs.   • Do you have particular subsidence concerns, do you know of any underflow issues, have you seen evidence of recent (key word) subsidence in your property? Generally speaking you won't 'feel' movement attributed to subsidence, however you may see 'waves' appearing in floors, or floorboards getting substantially more creaky, cracking in the corners of rooms & around windows is a sign too, however I wouldn't worry until I see them exceed 5mm or so, then I'd be looking for the pattern to discern the area of subsidence. I highlight the word recent as, all tenaments have some degree of settlement, it is typical to the nature of their construction, however once settled they don't tend to move unless something changes around about them. If you have serious concerns, drop an email to a civil engineer with pictures, particularly at the moment when everyone is trying to avoid internal surveys, many will make a preliminary assessment via email for a nominal fee. by CAElite (Thu 4th Mar 2021 3:40pm)

  • Fully agree, we're looking at pulling out services out of Glasgow, or adding an additional expenses surcharge, it's been a long time coming as it's gotten more and more difficult to operate within the city centre.   • Most of the flats are owned but unoccupied, not sure how that places you for right to roam, I imagine provided the doors are open/off you should be OK. Be careful in some of the buildings. Particularly around doors & windows (common failure points in tenaments) a few of the buildings have been condemned & are not in habitable condition.   • Arrange a structural survey, if you're anticipating a load bearing wall then it's definitely warrantable, however more and more often with wall takedowns they're considering structural action (racking/wind support/buttressing) in non-loadbearing walls too requiring warrant. Pulling some figures out of my ass, expect £350-450 for just a survey, £700-800 for structural assessment & design (this is often inclusive of the survey, we'd calculate at 0.5days work doing the survey & 1.5 days preparing warrant package). Warrant application, I can't remember off the top of my head but £150-300 sounds right for a structural alteration with an SER certified structural engineer. Total costs of work if I recall correctly was tendered at around £5k for the last one I done, albeit that was a 2.5m wide loadbearing takedown in a ground floor tennament. by CAElite (Tue 27th Jul 2021 4:37pm)
  • With tenaments it's a bit of a "how longs a piece of string" type question, a lot of whats specified depends a lot on exactly where the works are being specified, we always assume the buildings to be some degree of badly made (by modern standards) so all works need to be seen as at worse, not worsening any underlying problems the building has, and at best, offering betterment to the property (big thing with kitchen conversions nowadays, building control use them as an excuse to shoehorn in the upgrading to latest fire safety standards). With an opening such as yours, widening existing lintels is not something that is possible, generally speaking getting a 'flush' finish really isn't possible, expect a wee \~10cm framing each side & a new steel beam over, in some instances a precast concrete lintel can be used but from your brief descriptions they don't seem appropriate (I'm assuming it's up next to a party wall. It'd be pretty pricey, particularly with the cost of tradeys & materials at the mo', probably not £5k pricey, bout £600 in steel & fabrication, £1000 in building/struct work altering the wall, temporary propping site fitting beams, £500 in plastering/decorating & whatnot, as a very very rough guide by CAElite (Tue 27th Jul 2021 8:36pm)

If so you'd be far better going to a structural surveyor, an RICS surveyor likely won't give you anything more than whats on the home report. External surveys are a thing, normally conducted with a set of binoculars rather than a drone mind, I have no idea what the rules would be regarding conducting a survey prior to missives without the sellers knowledge.   • To each their own, but myself and a lot of my peers living just outside Glasgow the toxic environment policy used by GCC discouraging private car use is a big part of why folk avoid the city centre like the plague. I’m a 30-40minute drive to the town centre, if I want to rely on pub transport it’s over an hour, park & ride facilities seem to get their prices bumped up every year.   • Unfortunately “road tax” or vehicle excise & fuel duty are not ring fenced for road spending and haven’t been since I believe pre-WW2. The funds raised by vehicle based duties go into the general spending pot, only a fraction of the money raised is reinvested into road traffic infrastructure. Last I recall UK wide around £30b is raised from vehicle & fuel duty & £2.5b is spent on road maintenance & development. Can’t name an easy way of fixing that, vote out the current omnishambles of local & national governments in favour of ones who pledge funding for infrastructure spending. Contrast to the two national/multinational companies I’m interviewing with currently which both have said my first 3 months would basically just be training to get all the certifications I’m missing.   • I’d potentially contact a structural engineer just for piece of mind, a survey may cost £100-200. Generally I’d say road vibration would be normal for a truck, but a car is a bit odd, there’s some foundation issues that could cause this, none of which would be easy to fix so, make sure your building insurance is up to date BEFORE you contact anyone. Could be issues with the foundation, or lower level structure that is causing that degree of vibration to be transferred into the building. Or as other point out, it could be a level you’re just not used to due to the building, remember Glasgow as a city has some of the oldest average housing stock in the world, some of the old tenements are pretty shocking for issues.   • Had exactly that, took 4 Covid tests, all came out negative. Went to visit my mum when I was beginning to feel better (after 3-4 days of it). She called me 3 days later to say she thinks I have her my cold, she then took a Covid test that came out positive. Exact same thing happened to a colleague I was working with and who I think caught it off of, he had all the same symptoms, but never tested positive for covid, his missus then tested positive.   • Ahah, since you’re being wrongfully downvoted, here comes a wall of text. Can’t speak for all councils, but I’ve worked on equipment for Enva in Renfrew. They accept blue bins as wet mix recycling, as opposed to dry mixed which has the expectation of being clean. During their processing the waste is left in a processing shed for some time to dry, it is then compacted into RDF (Refuse Derived Fuel) briquettes. If I recall correctly when I was subcontracting for them (‘18/19) these briquettes where not currently usable in the UK, but where shipped to the nordics for use in cement production. Better quality sorted dry wastes can be reprocessed into SRF (Solid Recovered Fuel), which can be burned as biomass for energy generation, I don’t know any domestic waste recyclers that attempt to produce SRF, it is typically specific commercial waste which is selected. So yeah, cleaning domestic recycling is a waste of water. So is removing bottle caps & labels from glass waste to be honest, the vibration separator hoiks them all out fairly reliably (this is the machine I was working on primarily!). by CAElite (Wed 8th Mar 2023 6:51pm)
  • Recycling in Scotland is a really new process actually. Historically recycling waste was shipped overseas, this still happens in a lot of instances such as e-waste. Previously the majority of our "recycling" was shipped to south east Asia & parts of Africa, generally it was simply land filled there, instead of in the UK, which ticked the box in terms of 'recycling'. (edit: I can't remember where I heard this number, but about 11% of plastic waste shipped to China was recycled in new production). However in 2018 China banned the import of many types of waste, including plastics, and much of south east Asia followed their lead, which resulted in a ton of recycling simply going to landfill here, which obviously made the green folk at our councils go off their nut when it was suddenly a problem occuring on our doorstep rather than someone elses, so a lot of processes have been developed for over the last 5 years domestically for reprocessing waste. by CAElite (Wed 8th Mar 2023 7:03pm)

  • The different glass colours are mechanically identical from a processing perspective, I imagine with modern imaging & AI it may be possible but in general waste processing tech it simply isn’t possible. Current processing of glass bottles to glass cullet (small pellets for use in smelting new glass) uses a rough macerator initially to smash all the bottles into ~2cm chunks, it is then fed through a loop of vibrating conveyers a few times, this loop separates glass from labels, corks, bottle caps, laminating layers & any other contaminants (generally sent to RDF). The glass then passes through a fine macerator which chops it down further. At this stage it is considered hazardous to handle due to dust, so is passed through an enclosed loop for final vibration before being outputted into cullet piles. This final vibration is important for removing difficult to process lamination & bonding material. These piles are graded by the glassworks, I can’t recall the exact ratio but high grade clear cullet is valued at almost 10 times the amount of general glass recycling, as it’s considered as good as raw material for fresh glass production, mid grade, which is what our general output was, is about 5x. A estimate I’ve heard thrown around is 1 green/brown bottle in a pile of 5000 clear glass bottles is enough to downgrade the whole pile through contamination, our high grade clear cullet generally came from windscreen & window recycling rather than bottles, although these come with their own challenges in separating laminating materials.   • I’ve lived in both, although I grew up in the Scottish north west, personally I prefer Glasgow, although I am possibly going to be moving to the south east in the next couple of years, mainly due to my other half whos in radiology research. 1. Both are good, Lake District, Peak District and Dales near Manchester are lovely, western Scotland is Beautiful, both are way too busy in the summer, but the Scottish Wild West coast is just, bigger, way more to get lost in and I’d argue more culturally significant to Scots. 2. Near enough the same, both have expensive and cheap areas, both have fairly low wages by western standards. 3. Again, both are good, but if you’re looking for Arabic communities, Manchester has a massive Middle Eastern/North African diaspora, Glasgow has some community but it is no where near as large. Depends what you’re looking for obviously. 4. Again, both are solid, again, Manchester has more Arabic cultural hubs in my experience, both areas have a very drinking orientated nightlife, but I’d say Glasgow more so. Manchester is more centrally located in the UK, so it’s a lot easier to travel for things that interest you. 5. I’d say Manchester has this, they run a lot more night buses, a lot more of the surrounding towns have direct links to the city centre 6. I'd say their probably not a terrible side bank for use with their fairly good online tools for cashing cheques & whatnot. I wouldn't trust them as my primary current account in the slightest though.   • Wasn’t actually aware of that, I’d argue the banking industry as a whole are ethically grey. Their ‘morales’ are led by shareholder engagement. From an ethical standpoint I’d say the only large option is, again, Nationwide, which is a building society, not technically a bank. There are several smaller, generally geographically limited building societies throughout the UK.   • Ah, fair crack, I did the same with Nationwide a few years ago, took out my first mortgage with them, had a good experience & moved my current account & consolidated some loans with them, have overall had a good experience.   • Iirc there was an overhead one that was Gaelic only for some time. I think it was an advert for some Gaelic learning institute more than an actual subway map.   • Aye, don't think too hard on it, same idiot ain't likely to hit the same place twice. Wish I could offer more helpful advice, for me the police where about as useful as a chocolate teapot despite us getting faces & vehicle reggies on CCTV (they rammed 2 transits through our steel gate & took circular saws to the container doors, had half the place lifted in 15 minutes). Got a crime number & that was about it. That was about 6 years ago now, first and only major theft I've experienced touch wood.
