  • I used them and can recommend. Good service and installation: https://www.goldsealwindowsscotland.com/ My flat is on 3rd floor so they definitely do this. Not sure if they do triple glazing tough... I have double glazing and it is improvement from single glazing, it is still not sound proof solution. I guess you would need a special sound proof windows to have a good results but that would probably cost a small fortune... by bar_tosz (Wed 16th Jan 2019 3:41pm)
  • Welcome to the club mate. Childcare cost are fucking obnoxious... I second the bank staff jobs in care homes. My wife does that in addition to here other part time job. Pretty good, you work as much as you want and the pay is not that bad (especially for weekends). You do not need any medical training or anything to start (except for PVG). Also, to help with childcare cost, use the government Tex free childcare scheme. It basically lowers your fee by 20%. Requirement is that you and your partner have to be employed. It gets better when kid is 3, you than get some free hours with the nursery. by bar_tosz (Tue 22nd Jan 2019 6:53pm)
  • OK, I am going through this right now. It goes like this: 1. The nursery registers your child with Council. 2. Glasgow Council Early Years Services sends you a letter with Authorization Code that you need to give to the nursery (I think you get a letter at the end of each therm.) 3. The nursery put the code into NAMS system that apparently releases money for your child. 4. You pay full fees and at the end of each therm, the nursery is giving you back the founding from the council. Note: 16 free hours are for council nurseries that are closed for holidays. In case of private nurseries, you will get 12 free hrs as those ore open for holidays so dont be confuse if you will get less money than you pay for 16hrs. by bar_tosz (Sat 26th Jan 2019 2:36am)
  • Per week. £70 per month seems too low, I am not sure as I have not recived the funding yet but I expect something in region of £200 per month. by bar_tosz (Sat 26th Jan 2019 3:36pm)
  • I dont think tax increase would help. The mentality of people is the problem. UK pub culture and bad weather is not helping. Promoting healthy life style and anti-drinking campaign would help. Most people don't realize how much damage alcohol causes. But agree, level of degradation among young people in the UK on weekends is depressing. by bar_tosz (Mon 25th Feb 2019 1:01pm)

  • Thanks all, wife will spend a night with her friend untill I am back tomorrow. Thanks for serious advice as well not so serious. I had a good laught, nothing better than Glaswegian banter. And no, I am not going to get a new wife, she is still going good despit locking herself out from time to time. Cheers! by bar_tosz (Tue 9th Apr 2019 9:01pm)
  • If you would give some more info about yourself (where are you moving from, what kind of work, salary, expectations etc.) we could say something more. I see you are an engineer and you re from Poland? I am Polish as well and an engineer so I can tall you more specific things if you share more about yourself. by bar_tosz (Thu 9th May 2019 12:16pm)

  • Not worth it imho, it takes less than 30min to see everything. I took my 3 year old and she liked the interactive displays more than the T-Rex. So unless your kid is very into dinosaurs, I wouldn't pay that much for it. Dippy in Kelvingrove is more fun and its for free. by bar_tosz (Fri 5th Jul 2019 9:07am)
  • Fuck man thats sad, I am really sorry for you. I had some problems with students below that were having parties every Friday but this is nothing compering to you. This is really shitty situation. by bar_tosz (Mon 15th Jul 2019 9:02pm)
  • I get you man, I am personally very sensitive to sounds when sleeping and even people normally talking in the flat below me was a problem for me to sleep. Fortunately my wife and daughter are not like me! Did you consider going on a legal way? Get a lawyer to write some official document with a financial threat or something? Just guessing here really... by bar_tosz (Mon 15th Jul 2019 9:42pm)

  • I am about to start a total flat refub tomorrow so will be able to recommend the guys after the job is done and done well. You can use mybuilder.com (that how I found my builders). Seems to be a good website with lots of feedback on builders. And it is always good to get a 2-3 quotes so you know if you are not paying too much. by bar_tosz (Wed 30th Oct 2019 9:31am)
  • Yeah, some people could quote you too high and hope you wont question them. Did you tell them that they were 30k higher to the next offer? Maybe you could negotiate. by bar_tosz (Wed 30th Oct 2019 10:43am)
  • That's not sustainable, the only way is to improve public transport and impose parking permits. This worked well in West End and as I agree that West End has much better public transport (subway + trains + bus), I don't think it is feasible to create more paring spaces. by bar_tosz (Thu 7th Nov 2019 9:44am)
  • > Instead of forcing home owners to have permits, why not get rid of all the metered public parking spots and turn them into private bays so residents will have more available spots? Thats the idea behind permits. Due to restriction it is not possible for non-residents to park cars for longer period of time. > > What about building actual multistory car parks every 2-5 miles? The cost of building and maintaining would be huge. No way council would go for it. With shortage of flats any bigger plot would be better utlised for building residential estates than parkings. by bar_tosz (Thu 7th Nov 2019 11:59am)

  • OP sounds ridiculous but London has higher murder rate then New York so New York is actually safer then London. People are trying to prove that you will get shot down a minute after you cross US border which is simply not true, parts of US are safer than parts of Europe (compare i.e. Austin vs Malmo). Making US sound like a third world where you will get gunned down is equally silly to OP's post. by bar_tosz (Mon 9th Dec 2019 2:32pm)
  • Two years ago a guy was shot down 100m from my flat in Glasgow. I moved flats right after this. Constant stabbings and significant number of brutal rapes, burnt cars. I spent couple of months in US earlier this year and did not feel less safe than in here, it was the opposite. If you look at this statistically, chances of getting shot is very, very low, probably lower than chances of getting stabbed here. It's a matter of perspective I think. I felt much safer in Poland (I am Polish) then in the UK. Met a guy that came to Glasgow from Melbourne and he says he feels safer in Glasgow then in Australia so they are having a plague of rapes in Melbourne. My point was that saying everywhere in Europe is safer then in the US is simply not true. And while US is getting better, crime in Europe is getting worse, mostly due to uncontrolled migration. My friends who live in Germany are moving from their area because of large groups of migrants are making a lot of trouble. I honestly would feel much safer in Glasgow if I could carry a pepper spray or something to protect myself and for my wife especially. She was calling me today that a guy is following her and shouting something to her. by bar_tosz (Mon 9th Dec 2019 9:08pm)
  • You do realize that whatever government you would elect, even one that would made Scotland 100% green and sustainable in a week it wont make any difference in global scale? Scotland is already one of most sustainable countries in the world. I have a bit different political views than most of this sub and I dont understand what would you like that the goverment do about the climate change? I dont understand a why people here expect the government to resolve all problemes. I do my share, I recycle, I avoid buying plastic, I clean the streets and even change my career form oil&gas to renowables. I have an impression that people just believe that likes on fb or making some protests about climate addressed to nobody will make a difference. Have you seen streets after protests or walks? Complete mess. Anywhere in Glasgow us one big mess because people do not care about enviroment and expect others to solve this problem. Change should start from yourself and people around you. Voting greens, libs, tories etc wont make any difference. by bar_tosz (Tue 10th Dec 2019 8:35pm)
  • > give up cars with ICE And do what? Buy a Tesla? The technology is not at the point that EV can be an alternative to ICE cars. This will happen as technology is rapidly improving and prices are coming down but it will take at least another 10 to 15 years for EV to replace ICE cars (with optimistic estimate). > replace gas as a form of heating in the home With what? Natural Gas is the most "green" of fossil fuels at the moment. There is no suitable alternative at the moment. > price air travel out of the range of "ordinary people' ??? Are you serious? You know what is the aviation contribution to global CO2 emission? 2%. Thats it. By doing what you suggested, you would cause collapse of aviation industry in UK, took away people jobs and decrease tax income to the budget. This is crazy idea. Deliveries of fresh produce from Africa to the UK alone supports the livehoods of 1.5 million people, while producing less CO2 than similar produce grown in the UK, despite the energy used in transport. Seriously dude, wtf... by bar_tosz (Tue 10th Dec 2019 10:57pm)
  • I think first cost assessment for trams was 80m. It end up something in region of 800m for half of the scope :D by bar_tosz (Wed 18th Dec 2019 1:23pm)
  • Easier to let I guess. In Scotland number of furnished properties always was higher then unfurnished (I'd say ratio 65%-35%). Renting a flat is quite expensive at the beginning, you have to pay first rent plus deposit so usually something between 1500-2000 out of the pocket so peeps do not want to spent another 1000 quids on furniture not knowing how long they stay at rented place. I know in Germany for example, flats are rented without even kitchen furniture and appliances but that is completely different market. by bar_tosz (Wed 18th Dec 2019 10:51pm)
  • Not sure, I have never rented a flat more than 1 year. I think renting one place for 5+ years is not very common. I bought my own flat, was sick of renting. Rule of a thumb is that if you plan to stay 5+ years in one place it makes more sense financially to buy your own flat/house. But if you prefer to get unfurnished flat, it should not be a problem. Good luck with your search! Here is a map with good and bad areas if you have not seen it yet: https://jamestrimble.github.io/imdmaps/simd2016/ by bar_tosz (Wed 18th Dec 2019 11:35pm)

  • As a Pole, I really wish you never experiance real communism. Damage to Poland done by 50 years of communism will be visable for another 100 years. You really dont know what you are talking about. by bar_tosz (Mon 6th Jan 2020 3:02pm)
  • Mentality of people, especially in government institutions. Corruption and attituide of people in charge. Higher Universities are just terrible. Communist killed and distroyed a lot of polish professors (google Katyn genocide). A years after comunism was simingly gone (all 90s and most of 00s) government was still steered from russia and it still is in some degree. Police and military is mentally in old times, not comparable to Scottish Police that are friendly and approchable. Tortures and physical assaults are common at Police (google Igor Stachowiak). This is all remains after communist times when Milicja (communist police) where allowed to torture and kill people that were opposing the regime. There is a lot more we inharited and still are dealing with. by bar_tosz (Mon 6th Jan 2020 6:06pm)
  • The problem is that everybody knows that nazism is wrong and thats good. Nazis are scums and deserve eternal condemnation. The problem with communism is that on surface it does not look too bad and may seem convincing to some people when in reality it is not better than nazism. Thats why communism is so dangerous. by bar_tosz (Mon 6th Jan 2020 6:33pm)

  • I am good but my wife was looking for a job some time. They are always looking for a people to be carers and this is what she did for some time and still she take sometimes some shifts. Not a easy and plesure job but pay is above minimum and if working on weekends and nights you can actually make decent money. They are flexible as well with shifts so thats good. But I do understand that this is not for everybody. Also they always look for people in retail. Shitty job as well but better than nothing. Have a look at government jobs - http://myjobscotland.gov.uk . There is plenty of jobs that could suit you. Glasgow Life usually has some openings for people without any special qualifications. My wife got a job as teacher assistant without previous experiance and loves it. How about administrative jobs? Your IT experiance would be beneficial and if you can talke to people like a human being than it is not a bad career. by bar_tosz (Wed 4th Mar 2020 8:34pm)

Search for landlord details here: https://www.landlordregistrationscotland.gov.uk/search You will get their name and address. Good idea to contact them. • The same was said in Vancouver a years back before properties went up into crazy valuations. People were selling as "this can't go higher" and guess what, they did, they did a lot. Maybe you are right but maybe not, nobody knows for sure. There is a serious shortage of houses in Glasgow (in most of the UK in fact) and Glasgow prices are still relatively low comparing to South of England (or even to Edinburgh) and Glasgow is on its way up (and has been for a few years already). Add to this record low interest rates and even COVID situation will not hold prices down much for long. My opinion is that it is better to keep a property rather than sell. If properties will go down, the difference between my flat and more expensive flats will decrease so it will be cheaper for me. If properties go up, the gap increases but not as much as in case of not having a property. by bar_tosz (Tue 21st Jul 2020 2:15pm)

  • Ok I am polish so can explain it a bit. "Stop Bzdurom" pretends to be radical left organisation getting oppressed by government and right wing groups. They were caught sticking "LGBT free zones" stickers in Warsaw to make Poland look as a homophobic country (which in some degree it is but thats other issue). The main guy was also arrested for physically assaulting a guy during anti-aborting protest. After this they set up a money donation website to get the guy out what was a scam and they did collect plenty of money (£100k plus). I think they still collecting donations that are of cours a scam. So thats a big summary. I admit that I do not follow Polish "politics" but this is my understanding of the situation. Sorry for this, Poland is not a bad country, dont judge Polish people based on this shit. by bar_tosz (Mon 19th Oct 2020 9:19pm)

  • I am following the property market in Glasgow pretty close as I am getting ready for house move and I am actually noticing that the market is slowing down, it takes much longer for properties to be marked as sold than it was a in spring and summer. My mate just bought a flat at west end at the HR value and sold his only 1.5k above HR value so you do not need to give 10% more for a property. Even back in summer, a flat in West End that had HR value of 285k and went for closing date, sold for 295k so only 3.5% above HR. Other flats I also checked rarely went for more than 3k above HR. So from my observations, unless a property is unique and has something special at given price range, it is actually very common that it will go for HR value. by bar_tosz (Sun 1st Nov 2020 5:30pm)
  • Where are you exactly looking and what is your budget? From my observations, most places go around HR value. My mate just bought flat in Hyndland for 235k (HR Value) and sold his at Thornwood at 131.5k (130k HR Value). A flat I was looking at in Hyndland went for closing date for 295k (10k above HR). Have not seen flats going for 15-20% above HR. I am sure there are some but I would expect to be an exceptions rather then normal thing. by bar_tosz (Sat 7th Nov 2020 11:47am)
  • You may struggle with privat parking in west end. Is it really must have for you? Aa you said it automaticaly narrows down to probably 5% of listings if not less. I started making excel spreadsheet with list of sold properties and their HR value vs what they were sold for. I have time today so can work on it and share with you if you want. by bar_tosz (Sat 7th Nov 2020 12:49pm)
  • Thats is fine. I am getting it from register of scotland. I request HRs every so often of properties I would be interested in or similar to one I will be selling to get a feel where what to expect. After a few months register of scotland gets updated and I am checking for how much a flat went for. It is not a long list atm but always something. About the parking, since they introduced resodent permits, getting a spot is not a problem. by bar_tosz (Sat 7th Nov 2020 2:25pm)

  • 25% over HM is rather rare from my observations. I am tracking West End prices closely as I am about to start offering and for 40 properties in range 250-320k I have in my excel, only one went for 20% over HM (data from last 12 months). Most go around 10-13% and some even below HR (but thats also rare). by bar_tosz (Sun 28th Mar 2021 9:09pm)
  • You are probably right, I also noted that properties in region of 400k are being sold 5% over HR (based on a few cases I know of). It really does add up, 10% deposit of 300k is 30k plus another 10% above valuation makes 60k in cash plus 8-10k in fees... It pisses me off because if it would be sold for HR value than 20% deposit gives you much better APR... by bar_tosz (Sun 28th Mar 2021 9:26pm)
  • Is this true actually? Can't belive any sane person would pay that... by bar_tosz (Sun 28th Mar 2021 10:00pm)
  • I feel you man. I bought my first flat 4 years ago and I had to go with old smelly flat that needed total refurbishment as that was the only I could afford in the area I wanted. I paid 2k over HR and was saving aggressively so I can pay for refurbishment. I finally did it over a year ago and in the meantime changed job and got promotions so I was able to save more and build more equity in the flat. I should be now in reasonably good position to upsize (at least I hope so...). My advice is to have a look into less desirable properties, that require some work. Most people are too lazy to do it and are happy to pay extra to have nice, fresh flat/house. It does however require a bit of sacrifice. by bar_tosz (Sun 28th Mar 2021 10:23pm)
  • Not exactly sure as it probably varies between properties but from my observations it takes 3-4 months. For example this one: https://www.clydeproperty.co.uk/property/HM04456/ Was advertised in November and register updated in February (sold for 302.5k, HR for 285k). I really do not want to wait another 2-3 years, hoping I will get something this year... by bar_tosz (Mon 29th Mar 2021 9:24am)

  • I am fucking delighted they will do this. Every years cunts are getting drunk and going mental. • Yes because parks are not for getting drunk but for families and people to relax. And you can't do that when hundreds of kids (often below drinking age) are going crazy, fighting and stabbing each other. It is also not nice for people who live in flats next to the park when they have to listen drunks screaming and police trying to control this mess. You can go to a bear garden, pubs or places that allow alcohol. by bar_tosz (Thu 1st Apr 2021 8:52pm)

  • I disagree with you. My wife works in one of worse schools in Glasgow based on the rankings and it is total nightmare. I would never send my child there even if it would mean moving to one bed flat in better catchment area. Those kids hava already lost on the start. There is total chaos, no respect to anybody and no learning because all efford is spent on trying to keep any order. I feel really bad for kids there. They are learning same things in secondary as my daughter in primary. • I am trying to buy something in West End in region of 300-350k and my experience so far: Flat valued at 320k - sold for 400k. Flat valued at 290k - sold for 350k. Flat valued at 285k - dont know how much is was sold for but despite of 4 notes of interest and 1 offer (mine), the seller accepted an offer "significantly above my" so I reckon 350k plus. Sold my flat in west end for 15% over HR. by bar_tosz (Tue 27th Apr 2021 3:27pm)
  • At this point I am viewing any place that fits my budget but a lot has changed for last 18 months. Especially last couple of months there seems to be huge demend and very little supply. My flat had 50 viewings in 5 days and sold at closing date with 11 offers. Crazy market atm, hope it will normalize soon... by bar_tosz (Tue 27th Apr 2021 4:26pm)
  • You can usually guess what is HR report (+/- 5k) but from time to time there is huge difference. There is a flat in West End with offers over 320k. I thought that HR will be around 350k but it was actually 375k and the sellers were expecting 400k... It is still on the market as 400k is far above what people are willing to pay even in the current market. by bar_tosz (Tue 27th Apr 2021 8:51pm)

  • It is happening everywhere in the UK, not only in Glasgow. I don't think lockdown savings are so high, most people may be able to save a few grands maybe 10k. It is just a shift in lifestyles. There is a lot of people with huge equity in their properties looking to move to bigger flat/house. Very low interest rates help too. Young people with rich parents, crypto / stock gains, etc. There is a lot of factors. This is also happening in other countries. In Poland (my home country), land prices near big cities or in small, holiday towns went up 100% in last year. House up 30-40%. When you look at number of transactions in e.g G12, there is no significantly less transaction currently than in last 2-3 years so supply stayed similar while demand grew considerably. https://www.rightmove.co.uk/house-prices-in-my-area/marketTrendsTotalPropertiesSoldAndAveragePrice.html?searchLocation=G12&sellersPriceGuide=Start+Search by bar_tosz (Fri 4th Jun 2021 11:09am)

  • Remote for now, most companies will require employees to work at least 2-3 days from office (i.e. Apple). My company also stated that new global norm will be 3 days in office on average. I see this very unlikely for companies to be willing to pay London wages for people working remotely. At least in most cases. by bar_tosz (Fri 4th Jun 2021 11:12am)
  • They have no home reports. so they bid 20-40% above asking price. Asking price should be in region of the actual valuation but this one is done in later stage (after offer acceptance) by a bank giving mortgage. by bar_tosz (Fri 4th Jun 2021 11:15am)
  • Jesus, commute to Edinburgh seems like a hell, can't imagine commuting to London from Scotland, it must take like 2-3hr one way at least? Can't imagine doing this for long term. Anyway, it may be viable for a few but not in a scale to make house prices rise in Glasgow... I would have think so at least. by bar_tosz (Fri 4th Jun 2021 11:22am)
  • Yeah, English process is even worse than Scotland. They can accept you offer only to use it as a barging tool to get more money from other buyers (gazumping). Total fucked up but apparently happens a lot in England while very uncommon in Scotland. by bar_tosz (Fri 4th Jun 2021 11:29am)
  • From my understanding it is not strictly illegal but agents/solicitors acting for a seller who wishes to accept another offer during the transaction process, will have to withdraw from their duties to the client. See more here: https://www.garringtonscotland.co.uk/gazump-scotland/ by bar_tosz (Fri 4th Jun 2021 11:36am)
  • > ’m not knocking this as my family have migrated from various EU countries (Ireland, Italy, Sweden, France etc) but at least acknowledge the affect it has on house prices. Same here, migration have huge effect on properties. I am an economic migrant from PL and many of people I know are also immigrants on relatively high salaries (40-50K+) looking to buy or already bought a property. I am now moving houses myself. You would think that Brexit will change this but it seems the other way, people just decided to stay here forever instead of returning to EU. And those who returned are mostly in low paid jobs so would not be able to pay 20% over HR anyway. Btw, how you know that Glasgow takes highest population of refugees? by bar_tosz (Fri 4th Jun 2021 11:54am)
  • When you look at number of transactions in given area, e.g. G12 the volume of sales is similar to previous 3 years so this is mostly by huge demand. https://www.rightmove.co.uk/house-prices-in-my-area/marketTrendsTotalPropertiesSoldAndAveragePrice.html?searchLocation=G12&sellersPriceGuide=Start+Search by bar_tosz (Fri 4th Jun 2021 12:17pm)

  • Do you expected for remote working to become permanent for you? I see more and more companies expecting staff to work 2-3 days from office. by bar_tosz (Fri 4th Jun 2021 3:38pm)
  • Sounds cool. I thought it is quite difficult to work in the UK but live in EU. Does this not involve double taxation? It probably depends on a specific country but from what I understand it is quite tricky and expensive to pull and companies are generally not keen on this. by bar_tosz (Fri 4th Jun 2021 3:58pm)
  • I am an immigrant buying in Glasgow. Have lots of friends also immigrants from EU and most of them are buying or already bought properties (in range of prices from 80k to 500k). Immigration is a factor too, you just can't deny that. It may not be the main thing driving prices up but it is a factor. Also, refugees are put in council housing. The waiting list for council flat is long. People who cannot get it will have to pay premium and rent from private landlords. This is pushing rent prices up and as a result increase property prices. When refugees got life sorted, they will be buying houses here, in their now home, as they, like everybody want to improve their quality of live. They will have kids that, when grown, will be needing their own houses. Nobody is saying that a refugee from Sudan comes to glasgow and buys a house in Jordanhill for 800k. This is not "racist" or "bigoted" to acknowledge that increase in population of a city with very limited supply of new houses, will cause increase in property prices in long term. This is not "blaming refugees", this is just a fact. http://eprints.lse.ac.uk/86571/1/sercdp0223.pdf by bar_tosz (Sat 5th Jun 2021 8:12pm)
  • Are you actually an economist? The fact that immigration affects housing market is quite obvious. There is plenty of other factors as you listed but you just can't deny that immigration is also one of them (not saying that the biggest and only reason for price increase is immigration). http://eprints.lse.ac.uk/86571/1/sercdp0223.pdf by bar_tosz (Sat 5th Jun 2021 8:36pm)
  • I know, the person above, probably pretending to be an economist to be seen as the more knowledgable one, lists all possible causes but of course there is no migration on the list but there is a "subtle" pun into the previous person calling out racism for saying that the migration has an effect... I am an immigrant, I see how many other migrants buy houses here or applying for council flats. I am very grateful the I can live and work here. I am happy to pay taxes and contribute to the society but don't pretend that letting hundreds of thousand of people in the country will not affect the economy. People like that person want to be very noble but refuse to accept the fact that their nobility has a price that they will have to paid indirectly in some form at some point. People generally became especially warlike when somebody mentions refugees... Yes mate, nobody expects a refugee from Sudan to come to Glasgow and buy a 700k house in Jordanhill but maybe their kids in 20-30 years will? I would definitely wished them that rather than relying on council housing but either way this will affect the property prices in the area. You can't eat an apple and have an apple. I believe that immigration has generally a positive effect to the economy but there are aspects to it that are not beneficial and property prices is one of those. by bar_tosz (Sun 6th Jun 2021 8:13pm)

You can also look in Southside, train is taking 15min but runs less frequent than subway. So the real question is why kids nowadays or wee mental pricks with zero imagination. I think I know the answer. There is no real consequences to their actions. Kids can do anything and not be punished. by bar_tosz (Wed 20th Oct 2021 8:30pm)
  • So he wasn't a random innocent victim like all the media made him to be? Shocking, somebody may think we have a gang problem in Glasgow. by bar_tosz (Thu 21st Oct 2021 9:17am)
  • I think the problem is how this was reported by the media. People get scared thinking a random innocent kid was stabbed in day light in the city centre where a thousand of people pass by everyday. The reality is that it was gang stuff and this guy almost stabbed to death other kid a few weeks ago. The narrative is important. by bar_tosz (Thu 21st Oct 2021 9:54am)
  • Buy to let is already not very profitable comparing to other investnents. This is why there so few properties on the rental market, when you consider all the costs and effort needed for renting out a property, you will be lucky to make 3-4% from your investment. by bar_tosz (Fri 22nd Oct 2021 11:08pm)
  • You would struggle a lot to make 10% from a rental after costs. It would be 10k from 100k worth flat after all the costs. So it would be £830 a month after taxes, insurances, agency fees and maintenance assuming a property is 100% occupied. Not sure if this is possible, you would have to rent a 100k property for over 1k a month. From what I see, 1k a month gets you a flat worth above 200k. Agree with asset appriciation but from my reaserch this is very often your only profit. by bar_tosz (Sat 23rd Oct 2021 12:31pm)

  • I used IVY as the EA and Pattison & Co as the solicitors. I recommend them both but Melanie from Pattison & Co was just brilliant. This is a second time I used her services and she was great both times. I was not even looking and comparing prices for other solicitors for my recent sale and purchase because she was so good. Drop me a DM an I will give you a direct email to her. For EAs, I got quotes from 3 or 4 and they were all comparable. I used IVY as they are not as big as Rettie and the owner is a nice guy. They arranged for photos that turned out very nice and I sold my flat in a week, well above HR value. by bar_tosz (Mon 8th Nov 2021 10:36am)
  • > The young guy doing the viewings at the time didn't know half the stuff about the flat, couldn't wait to get us out the door since it was an afternoon viewing and he was probably off home afterwards. This is probably applicable to most EA. It is much better to do the viewings yourself if you can. Even if your EAs knows about the property it is still better to discuss face to face. I got a couple of verbal offers from potential buyers that wanted to discuss "offline". Agree with photos though, it is very important to get them done right. by bar_tosz (Mon 8th Nov 2021 12:43pm)

  • I am wondering if this is mortgageable at all. Banks usually require kitchen and bathroom to be functional to secure a property against mortgage and it does not look like you can actually use either kitchen or bathroom in this house. It need new kitchen, bathroom, renovations of all rooms (plaster and floors if you do not want to inhale the smell of previous tenants), plus may be some structural work with the collapsed floor above the kitchen. Plus probably new boiler, internal doors and lots of things that will come up during the renovation (electric installation, windows). I think roughly you need 12-15k for kitchen, 5-6k for bathroom, 10-12k for rooms, 2k for boiler so minimum of 35k. I would add 10k to it just to be safe and you end up with 45k need of work in current prices. Plus you need to live somewhere during the renovation and you end up with cash buyers that will be interested in this as investment. by bar_tosz (Fri 26th Nov 2021 11:33am)
  • end of terrace has the area of 40m2... That is crazy small area. Mount Florida will sell close to 200k. Cute semi detached in deprived area that is in need of full renovations. All of those properties will sell at least +20% above asking price. by bar_tosz (Fri 26th Nov 2021 11:41am)
  • Yea, my estimate is for a finish to nice, high level as I would like to have myself not a minimum possible to get away with. It probably would be doable for 25k if you cut the costs to minimum but I see damp issue coming from the roof so there likely will be some works to the roof needed plus damp. I did renovation of 2 flats so far and it is always more then you think. I dont think you will do bathroom for 2k unless you want to do the works yourself. I got estimate for my little bathroom for 5k excluding all materials and equipment. by bar_tosz (Fri 26th Nov 2021 11:57am)
  • > Kitchen is a whole other thing entirely - mine cost 11k all in although that is all high end appliances and decent units etc.. • There is a lot of people who can afford this. 200k mortgage needs only 45k income. Thats two 22.5k jobs. It is not much. Cash for deposit is the problem mainly but that can be done with help of parents / sale of property / inheritance / even investments. There is plenty of people who have this kind of money. Of course if we magically got 20000 properties added to the market over night then the prices would fall but thats not possible. by bar_tosz (Sat 11th Dec 2021 12:27am)
  • 15% over HR is pretty typical atm. I was loosing on flats that were going 20-25% over HR (e.g. 320k HR - 400k sold. 290k HR - 350k sold). That was West End but Southside can be similar. I sold my flat of similar price exactly 15% (plus 100 quid) over HR. by bar_tosz (Sat 11th Dec 2021 12:55am)

  • I see you do not have much of understanding of global economy don't you? For protest to be successful at all, clear objectives and demands need to be presented. You just see increase in bills and start chanting "fuck tories/Boris" or whatever. So I am asking, what do you expect, what are your demands? How can you say if the protest will be successful? What do you actually want that can be defined and measured? Protests like this will never have any impact on anything because it is just a bunch of people screaming "eat the rich" with no comprehension how the world works. • Even then if the entire country will "fuck the tories" and drawn Boris in a river, the energy cost, global inflation and food prices will not change overnight. I am not claiming that everything is ok, just pointing out that a solution should be proposed. The government clearly have no solution for rising cost of energy because there isn't a one. Gas prices in eastern Europe went by 100s of %, inflation is over 10% in many countries, rising cost of food is visible across the world. There is no a solution that UK government could implement to solve those problems overnight. I am not trying to be an ass, cost of living affects me in the same degree as you but I am trying to be realistic. I would happily attend a protest against corruption of the government and stuffing of pockets of their friends. But I will not protesting things that are outside of government control. by bar_tosz (Fri 4th Feb 2022 4:35pm)

  • >As the demand and supply mismatch continues, Glasgow comes up as the most competitive city to buy a home, measured by number of people enquiring about each available property, followed by Stirling and Sheffield. >John O’Malley, CEO at Pacitti Jones in Glasgow, said: “The Glasgow property market is still very much in favour of the seller – and whilst it is great for those selling, it can be a turbulent experience for buyers. As we are seeing properties being snapped up in a week, understandably sellers are hesitant to bring their own property to the market until they have agreed the purchase of their next home. >“This is making it difficult to bring liquidity to the market and means that buyers are then missing out due to the numbers competing for the same property. As we are seeing 50+ viewers and offers being made within days for every property coming on the market, those without anything to sell are still able to move more quickly and therefore remain in favour. This lack of supply then results in more demand for available properties and inevitably means property prices in Glasgow remain high.” by bar_tosz (Fri 29th Apr 2022 12:08pm)
  • > 'd be best off selling my crumbly old tenement now and buying back in when the market cools off? Don't do this, nobody knows when the market will cool down and by how much. Kelvindale 20-25%, Bishopbriggs similar. I guess more deprived areas would be a bit more reasonable like Clydebank, Yorker or Parkhead. My mate who were looking to buy a house for last 2 years, finally bought in Strathaven for 15% above HR as he could not get anything suitable closer to Glasgow in his budget. by bar_tosz (Sat 30th Apr 2022 5:48pm)

  • > The reality is that with ever increasing volume of traffic and weight of vehicles Max allowable vehicle weight is the same for last 50 years + so all the roads are (or at least should be) designed for it. And it is much more than any typical car. This is the same for traffic intensity, each road is rated for given volume of vehicles. So those are nonissues and small increase (is there any source of that claim?) in them should not be a factor unless suddenly you will get thousands of heavy lorries taking over the city roads. You know what is causing terrible state of the roads? Lack of maintenance, simple as that. One small pothole will get bigger very quickly without a fix and than you have to do a major repair instead of quick fix. Because roads have been neglected for a long time, it is not writhing council capacity anymore to easily fix it. They shit the bed and somebody will have to clean after them at some point unless we will all have to switch to 4x4 off-road cars. by bar_tosz (Tue 3rd May 2022 1:49pm)

You go to any big city in the UK and the struggle to get on the housing ladder is a major issue, one that's been exacesrbated by a pandemic but one thats been happening for years. It's same in most of Europe at the moment. I am from Poland and property market there is completely fucked up by BTL investors, local as well as from abroad. Prices were increasing 30% year by year. Now it took a dive though as Central Bank increased interest rates from 0.25% to 5.5% roughly basically fucking over normal people who managed to buy a property rather than cash investors (95% of mortgages in Poland are with variable rate). The only consolation is that she lost to Greens in her ward so hopefully she won't be voted council leader again. But I agree, she is absolutely vile and repulsive person to me. • So it's roughly £3300 per month assuming 5% pension contribution. I am on similar money (not accounting for my wife part time job) and my monthly fixed costs for family of 3 are: £1000 mortgage £250 Council Tax £150 Utilities £600 Food plus fun money (family of 3) £100 Insurance, netflix, phones £50 Factors £100 child activities (swimming lessons, gymnastics, karate) £200 Child care £100 Petrol Adds up to approx. £2550. There are also other costs like car insurance, parking permit, car repairs, new tires, service, plane tickets to visit home, clothing, travel insurance and some gadgets. It easily adds to additional £200-300 per month. Considering that energy bills will be shooting up again, interest rates will be higher in next year - two, I am expecting the costs to rise by £500 in the worst case scenario (£300 mortgage and £200 utilities). Of course if this is only for yourself that will be much less, probably by £1000 per month or more if you are self disciplined and frugal person. My work-life balance is actually very good, working 37hrs per week is fine. Will be changing to compressed week soon to have every second Friday off too. by bar_tosz (Thu 19th May 2022 12:09pm)

I am from Eastern Europe and only ever lived in Aberdeen before where those things did not exist at least in such an extent but compering to most of European cities, you could call it "rough" if not neglected (amount of litter, state of roads and walkways). Other than this, it is more or less the same as it was 3-5 years ago. I did not noticed increased presence of neds or junkies but I spent 95% of my time in the West End and a couple of visits to the city centre. It may be worse in other locations. by bar_tosz (Mon 23rd May 2022 11:14am)

  • I did the math and with cost of commute and time wasted on it, it did not make sense for me to move further and have 200-300 less mortgage every month. Especially when 2 people have to commute. Not to mention time and cost spent on driving everywhere. I bought in the west end, everything is close, my wife walks to her work, I sometimes take subway to my work. I have 8 years old car and spent 40 quid a month on petrol. I would likely need 2 cars if I had moved far away. At least with bigger mortgage you pay off more expensive house rather than waste money on commute. Of course this all depends on circumstances but I just couldn't imagine moving away and be a slave to cars and disaster of scot rail. I had friends that moved to Strathaven. They paid only slightly less for 4 bed semi than I have for 3 bed flat on West End of the same square footage. But they have to drive everywhere, Glasgow is over 40min by car almost 2hrs by public transport (no rail station there). Yes, it's nice to have a garden but I also have very nice shared garden with BBQ area and thats enough for me. by bar_tosz (Mon 23rd May 2022 9:41pm)

You are possibly in best period in latest history to have a very solid career. Just make sure you chose wisely, I would give up on rail as this will paid less (all engineering industries that are mostly in public projects will be) but still a decent life. • But I did not hear that murder rates are higher in black or asian community in UK (correct me if I am wrong). My understanding that it came from US as they were protesting against killing of black people by police among others. Is this the case in UK? If not, don't you think like we should also say Uyghur Life Matters in response to Chinese genocide? I have not seen that, it is probably not trendy as much as BLM due to Hollywood pandering to China. Or Ukrainian Life Matters in response to russian war crimes in Ukraine. What worse, I have not seen uproar against racist practices of Disney with their removal of black characters from chinese posters. Or against Amazon exploiting black and latino workers paying them below livable wage in hostile working environment I do not condone those type of action as they are clearly aimed to spark controversy and get attention (in what they are succeeding). But I don't see how screaming BLM in the UK actually helps black people but it is just a trendy thing that people do to feel like they are helping. And after they do, they come back home, put on disney plus, order chinese shit from Amazon and the only thing that changes is a division of the society even more. There is no dialog anymore and no improvement to the lives of poorest. Just more division and more money in pockets of big corporations that are manipulating people and exploiting marginalized groups for their benefit. My wife works with refugees and I can see first hand how neglected they are in Scotland but there is no effort into improvement of their life here other than empty "refugees welcome". I don't see people protesting against this either. (they live on 10 quid a day that the government is giving them) The world is fucked, the society is fucked and there won't be any improvements in racial/economic injustice thanks to people screaming BLM. Only more division. by bar_tosz (Sun 31st Jul 2022 4:50pm)

  • The main problem is not high gas priced. The main problem is fucked up marginal pricing model used to set wholesale energy price. The price is based on the most expensive production method - rapid gas in our case. So we can have 95% of renewable energy and only 5% gas but the price for kwh it will be set by gas generation. I honestly don't understand how this can be beneficial for consumers but apparently it somehow is (in normal circumstances). https://www.euronews.com/my-europe/2022/08/09/watch-heres-how-the-price-of-electricity-is-set-in-the-eu by bar_tosz (Thu 15th Dec 2022 11:39am)

  • I buy meal deal in sainsbury for £3.5. If you make right choices you can easily reach 1000kcal in it (sausage roll qualifies as snack). No need to spend a tenner for lunch. by bar_tosz (Thu 1st Jun 2023 4:52pm)

  • £80 seems high but not outrageous but £100 sounds too much. I pay £50 a month but we are self-factored and this does not include building insurance which is another £30. by bar_tosz (Mon 12th Jun 2023 5:07pm)

  • > No wonder there are so many landlords too whenever those threads pop up. Also no wonder so few give a shit about the poor of the city or even remotely understand what the majority of working people are struggling with. Majority here are doing very nicely out of the system thank you very much. Nice, anybody who worked hard, made a lot of sacrifices to improve lives of their and their families and earns above average salary is a cunt landlord, don't give a shit about poor or understand struggles of other people. Do you hear that cunts? JUST BE POOR LIKE REST OF US ALRIGHT??? HOW DARE YOU MAKE OVER £50K YOU FUCKING BEZOS AND MUSK WONNABE! #taxtherich by bar_tosz (Wed 26th Jul 2023 11:52am)
  • The system works for you. People on 80k plus pay way more into the system than get out of it. While people like you are a net drain on the economy being subsidised by "rich fucks". Have a good think about yourself and stop this self pity. This is why the salaries in this country are shit - people make you feel guilty for being successful. You know that this guy on 100k could well move to the US for 250k and stop paying taxes here? Or this is beyond your comprehension? by bar_tosz (Wed 26th Jul 2023 1:04pm)
  • Yes, in perfect world everybody is poor. Great one mate. by bar_tosz (Wed 26th Jul 2023 1:14pm)

  • Renewables - Scottish Power and SSE having big offices, many other smaller companies present in the city. Lots of well paid position and huge recruitment drive. Only see it increasing with ScotWind project kicking off. Very promising filed with great future. by bar_tosz (Mon 28th Aug 2023 4:26pm)

  • It's crazy that those answers are downvoted. This is exactly what is happening, SNP ironically made short term lets more profitable and less risky long term rent. It was also widely commented when rent controls were put in place but people fall for populism unfortunately. I am yet to see other data than rent controls cause more problems than they solve. Also, rent went up in Scotland more than anywhere else in the UK. But you can't criticise SNP because you are a tory scum. by bar_tosz (Sun 17th Sep 2023 5:38pm)
  • Did you change your name and burn your fingerprints? by bar_tosz (Mon 18th Sep 2023 10:46am)
  • It is basically a sealed envelope bidding system, you make your best offer at closing date with others and all of them are presented to the seller. If a property has a lot of interest it is common to pay 15-20% over valuation. If there is no interest, you may get a property under the valuation. by bar_tosz (Wed 11th Oct 2023 11:28pm)
  • People want a place to live so they need to engage in the system. Even if this was abolished, I don't think property prices would change. You would just see higher asking prices. As long as people are willing to pay given amount for a property, the system is actually not that important. Market sets the value. I would say that having this system actually keeps the prices lower due to mortgage limit exposed by HR valuation. There is more people with high affordability to borrow more but without extra 50-80k to bid over the HR. Other countries do not have this system but their properties are much more expensive than Scotland where, outside a few affluent areas, prices are comparatively not that high. Even when you consider ration between income and property prices. You can make your offer anytime but no seller will accept it having many other notes of interests / offers. Let them fight to get the highest price. by bar_tosz (Thu 12th Oct 2023 2:43pm)
  • >high-quality stone throughout the Square >a raised lawn platform > informal 'play’ areas > a proposed water feature >bespoke sheltered seating >feature lighting Looks like they will completely gut it out, resurface, add some more soil and plant trees. The end result will be the same as it currently is but at least it will cost a fortune and construction will last forever and some libraries will be closed because of budget cuts. by bar_tosz (Wed 25th Oct 2023 4:14pm)

  • Nobody wants to come here anymore when they can go to Germany and make more money. Even before brexit there was a problem with getting people here. Same situation as with lorry drivers. by bar_tosz (Thu 2nd Nov 2023 9:42pm)
  • Poles, Romanians so the main nationalities who want to do manual labour and construction. I am a Pole and was involved in a construction company who employed Eastern Europeans. After Germany opened their market for Poles, less and less people wanted to come here. We couldn't find many. There were Romanians more happy to come but that also progressively stopped. Why would they choose the UK over Germany where they can make more money and drive to Poland for the weekend? by bar_tosz (Fri 3rd Nov 2023 12:19am)
  • But then they would have to be transparent on what the money goes to and would have to first prove that their business plan makes sense! Also will be liable to pay it back but if they "crowdfund" they will have the money based on "trust me bro". Yeah this is ridiculous, that is a payment on 15k loan, £300 a month? by bar_tosz (Fri 3rd Nov 2023 12:26pm)
  • I was literally in charge of getting people from Poland to the UK. In late 2000 and early 2010 there was a lot of people who wanted to come here. In late 2010s it decreased significantly after 2017 was very difficult to get anybody but more Romanians were coming. After brexit it does not make any sens to pay visa fees so there is literally no new workers coming from Poland or Romania. by bar_tosz (Fri 3rd Nov 2023 5:19pm)

  • Yeah but they do not ask for the government to confirm if British forces have been deployed but "call for ceasefire" which is ridiculous. If you want to petition the government about British troops or deployment of British weapons then do that, it will make much more sense. by bar_tosz (Tue 5th Dec 2023 4:06pm)
  • I am generally cautious with those types of stories as very often it is not true and the whole interaction was not as described. This is particularly suspicious as OP goes straight to racism with justification that the driver was nice to other people (?). by bar_tosz (Sun 10th Dec 2023 4:25pm)
